There's no guest parking and no street parking. How can that be legal.

I think the way this business is run is just unethical, they deliberately break California's laws and will try to withhold money from your security deposit for general maintenance. For example they tried to withhold $550 from mine for a routine cyclical painting and carpet cleaning that they do (I had left no damage or discolouration to the walls or carpets and was able to prove this with photos). I was able to get in contact with a representative and have these charges removed when I pointed out what they doing was illegal. I also had a staffer tell me that they rarely give the whole security deposit back.

The pictures I have shared are of my unit when I moved out, you can see that it's clean. If you are thinking of moving in or are soon to be moving out, please take photos, because it will help you in the process of removing any unjustified charges against your security deposit. Also if you are moving in, make incredibly detailed notes of damage, general discolouration, any scratches on appliances on your move-in sheet (especially your stove top and other kitchen appliances).

Routine cleanings, paintings, wear and tear are not the responsibilities of tenants in California. Watch out for illegal/predatory rental practices.

TLDR: Stars are given just for the amenities. Management would get negative stars, which is why 1. Everything is nice until you move in and get settled.

We lived here for 2 years and have had a mixed experience. Issues:

1. Management took more rent than agreed upon on the signed lease and gaslighted saying that it is our fault and refused to return the money ($500 total). Only over multiple e-mails and threatening legal help that they finally changed their mind and returned the money.

2. Plumbing issues were endless. Year 1, neighbor overflowed our kitchen sink. Tub was slow draining and the maintenance guy said the pipes are just small so we just have to deal with it. Year 2 the sink was endlessly clogged. Emergency maintenance won't come unless it was actively still rising. Your plumbing depends on your 3 other neighbors that you share your pipes with.

3. Patio under a horrible tree that endlessly drops foliage and dust into back patio. Roaches enter through gap in bottom of floor (which we had to request to seal). Neighboring apartment upgrades led to chemical smells permeating into apartment causing headaches and hours of hammering WITHOUT prior notice.

4. New neighbor upstairs moved in. Loud footsteps (to the point any guest coming over made comments about it) but I didn't mind. They had an extremely loud bass that would vibrate our apartment and walls and gave me a migraine. Some days I could not stay home in the evenings. I complained to management (vibrating machines are banned in the rules/lease) and Rigo's comment was: "I have a bass too, you got to live. You can't do anything unless it's noise after hours. " I literally had to call after hours once a week for a LOOOONG time before they eventually toned it down.

5. Moveout issues: Management scheduled to come for move-out check. They missed the appointment twice. Second time, they lied that they came and said nobody was home but someone was home all day. They wrote down that they would potentially charge $500 for minor scratches on glass stovetop, which is outrageous. We cleaned the place and left it in a pretty good condition (even scrubbed the extremely hard water stains). Charged $210 for them cleaning it and even charged for all the paint for them to repaint because they wanted to. Even though it is written that "normal wear and tear" is not counted, they will charge you for EVERYTHING.

Otherwise, amenities were nice. Close to groceries and shopping.

It's a nice complex that's well gardened usually with nice amenities but has WAY too many issues. 1. Roaches are everywhere and they enter homes 2. Rodents are here too and they are in the walls 3. Terrible soundproofing you can hear upstairs taking every step
