8 By far the worst living experience of my entire life. All Hallways and common areas were left completely filthy the entire time I was living there, no attempt to clean by staff. Trees were kept unmaintained in the parking lot, my car has been unrepairabaly covered in sap. They spam you with unnecessary reminder emails constantly (like the 3 emails I have in the past week reminding me not to put their furniture on the patio, it isn’t), but they never respond to emails or calls with actual important issues. I had a water leak in my walls and asked multiple times to have the walls inspected for dangerous mold but I was ignored. Maintenance will often say they completed your maintenance requests without ever entering your apartment, and you have to go flag them down in person to actually get anything done. Hot tub was broken for much of the year without any contact from the leasing office. Furniture is extremely cheap and crumbles apart from basic use. The people that live here are also extremely rude and gross, leaving their trash piled in the hallways and parking lots. Broken pipe in the parking lot was spouting water all over my car all year and never fixed, despite maintenance seeing it and me pointing it out to them multiple times. And on top of all this, it is extremely far from campus and expensive compared to other Davis living options. If you are considering this place, please move anywhere else. All of my housemates and friends who moved here immediately knew we would be looking for new housing within a couple weeks of moving in. All around terrible experience.
Edit: The number they provided for me to contact them in their response is the same number I contacted time and time again for a mold inspection which they ignored. Yet another feat of shady business from these crooks.
Edit 2: Management never reached out to me…big surprise
You get charged more rent if you're assigned to a bigger room (they assigned it for you, you don't get to choose what room you go to) and when you sign the contract, they tell you the rate of a smaller room, felt like I got scammed
Tiffany was so accommodating today when we showed up unexpectedly and asked for a tour. She was incredibly helpful, able to answer all questions and a great ambassador for The U. My daughter attends Univ of Davis and had already secured an apartment at The U for next year with 3 other roommates but I had not seen the environment and now feel so comfortable that she will live here next year. Thank you Tiffany for your hospitality!
I don’t recommend. Place is not maintained and staff is threatening. Made a complaint to the regional HQ and they did not care

The U is one of the most deceiving apartments in the entire Davis. They look tidy and prompt on the face of it. But when you stay here, you see countless issues. Let me point out some:
(1) They pair you randomly and feign helplessness for excessive demand for even so much to consider shuffling roommates.
(2) The only trash in the apartments is faaaar away. And dustbins in between are scarce, if at all. No wonder several floors and buildings have trash thrown in corridors. I don't blame residents for keeping it dirty. Perhaps this saves the staff from having to clean trash.
(3) The maintenance portal is extremely quick to send you a completion email as soon as you file a request. And guess what? Many times they have not even pretended to fix the problem.
(4) At the top of all this, the rent is almost the highest in Davis. And it keeps increasing.
Never gonna recommend The U to anyone. Don't be fooled by their nice appearance.

The pool remains closed almost all the time. The nice black-white cat is missing too. I also wish changing roommates were easier. The bike air pump does not have the right nozzle. Two street lamps at the entrance flicker like I am perpetually living in a horror movie.
They were extremely late in returning our security deposit, which is a violation of California Code. When we tried to have an attorney serve them, the staff wouldn't give the mailing address of the owner. I recall that they entered our apartment without permission to take photographs. Avoid this place.
Took a tour of the property for my little sister, who will be a sophomore in the fall. Great location, very nice pool, and the staff was very helpful!
I had some trouble signing in and then with a section of the application for my son at the The U Apartments. I called and talked to Tiffany. She was absolutely fantastic. She not only helped me but followed up for multiple steps and even called when it was all over just to make sure everything was fine. All I know about The U Apartments is they hired a great employee in Tiffany!
