We moved in here May 2023. And my boyfriend's property got stolen 3 times among the 4 months we lived in here. The total lost is 8500$.

The first time it was a bike in the gated garage worth 1000$.
The second time it was tools left in our parking spot worth 500$.
And the third time, which is yesterday midnight, someone broke into his car and stole the tools in my boyfriend's truck which worth 7000$.
The lady who parked right next to us, which is a red Mercedes. Her car got stolen as well. Yes, her entire car.

The biggest problem this place has is security. It is really bad.
Even though they claim they have cameras around, they don't work. If you are lucky and it works sometimes, the camera itself is not night vision, so you can't have a clear view of a license plate or someone's face.

We are seriously considering moving out of here.
And if you are thinking about moving in, then maybe think twice.

Pedro was there fast and fixed promptly.

Rent is extremely high at this place. Residents are constantly being threatened about vehicles being towed. There is a gym with broken equipment that STILL has not been fixed or replaced. My advice, find somewhere else to live.

Alex the manager at the Villas is Rude, sarcastic, unprofessional, and lacks communication skills. I truly don't know how he became the manager. He's unaware of tenant issues and concerns nor does he cares. I was late on my rent after being in the hospital and no one thought to give me a courtesy call. Instead posted an unsealed pay or surrender letter on my door for the whole complex to see. When I mentioned privacy laws he sarcastically stated by law once you are late we have the right to post it how we choose. You can imagine how embarrassed I was to see on my ring camera the number of neighbors that stopped and read my very visible letter that should have been for my eyes only.

The amount of straight up neglect when it comes to maintaining a proper living environment is astounding. Pool shut down 3 times since I moved in and regularly come across used band-aid in the pool. When I let management know they regularly say they'll "make sure this never happens again" but it always does. This along with the grills never being cleaned and the flat out trash left out it feels like a dumb. I know I'm exaggerating when I comes to the trash but honestly any mess left for 2+ days is an issue.

Believe these bad reviews, they’re very real here! Had to review because of how things have changed over the year so far and why we initially moved in, in the first place; on the surface and because of the location, this complex is really great. Airy courtyards, supposed security, a park across the street for pets and play, a pool. It’s a great opportunity. And when we first moved in, we were pleased with the service we received from the previous hired (but now replaced) office staff. She was friendly and on a first name basis with residents who came in whenever we were chatting with her. Cynthia! Someone even brought her a slice of quiche while we were sitting there. She was a great representative. Over the past year however, we’ve seen new ownership, a complete turnaround in service, all while dealing with surface level glamor maintenance while real issues are going on in the plumbing and water here. MAJOR issues that are wide spread throughout the complex. Everyone I’ve talked to has the same water issue. So often, people come and try and sell water subscriptions to the residents! So many people have to pay for filtered water to be brought in and I am about to become one of them. Extra expense! Should be reimbursing us. These kitchens might be newly remodeled, but they still run yellow, or even bright orange for a full minute in our apartment before going kind of clear. The other day, literally just a few days ago, every faucet and toilet in our place sprayed out bright, orange, completely murky water. I reported it twice to maintenance when we first moved in and we were told it’s just bad pipes and we should run the water for a while then it’ll clear. Can’t blame maintenance, they’re really great and the only thing that’s still good. But the water has definitely gotten worse and we haven’t even been here a year. Never fully clear.it tastes bad. The shower in one of our two bathrooms is unusable, the water comes out so hard and full of buildup, your hair becomes matted even with a filter shower head and special shampoo. It’s completely unusable. We have to use just one of our showers. No more night security from what I’ve seen, for months. We used to see them walking around at night all the time. And we’ve had bikes stolen, cars broken into and packages taken all within the past few months. Don’t be fooled by all the fancy fake wood and construction, they’re covering up major issues that are hard to catch until you're signed into a lease for the next year. Oh and I forgot so I’m tacking this on the end, we’ve had two issues that haven’t been resolved at all even after multiple reporting: first, large amount of dogs pee in the INSIDE stairwells that are carpeted. The smell builds up, especially in the warm summer months. Makes a very unsanitary and also smelly environment that residents have to walk through every day. They won’t even do anything like put up a sign. It’s really gross. And second, broken washers and dryers. We’ve had two (so half of the washers and dryers available) broken washer and dryers that we’ve reported a few times (like the signs say we should.) and they have literally done nothing to fix them all year. And when we report them, they put up a sign for a day, then take it down and don’t do anything to fix them. So people just keep using them even tho they don’t work and just eat your money. AND they raised the price of laundry to over 2 bucks a load, 2.75 even. Really adds up when you think about how much laundry people do in a week. For machines that don’t even blow hot air. What a fun world we live in. Please fix all this IF you can.

I live in warner villa apartment since 2016 and this place is beautiful and very clean my 2 bedroom and living apartment is very spacious love my balcony and the staff are very polite.

It took over a month and a second call to get this done. Poorly managed, however, the maintenance technician did a quick great repair.

Management has changed and they are super helpful although the pest control could do a bit better im on first floor and get a lot of bugs and pests. But overall they care and they want to improve all the imperfections from the previous management whom were awful. So I appreciate all their efforts.

Dont rent if you have kids!

Owners/Management got rid of the previous on-site security and hired Knowles Security (2-stars). The new security is off-site, so when you call, they have to dispatch someone, which takes over an hour if at all. You rarely see them during the day and never at night when inconsiderate people are fighting, arguing loudly, and partying by the pool until 4 am. I've called multiple times with no resolve. Security is completely ineffective in ensuring safety to the families that live here.

Kudos for the new management investing in upgrading property to enhance it's appearance. Also kudos for getting rid of the ROACHES.

BIG DISLIKE TO THE ELEVATORS CONTINUALLY MALFUNCTINING AND NOT WORKING. MULTIPLE TENANTS HAVE BEEN TRAPPED INSIDE WITH NO CORE RESOLUTION OR CORRECTION TO THE ISSUE.

->They need to reprioritize and address safety vs appearance.

Yes, it does look nice but is appearance more valuable than safe tenants who work hard to pay the pricy rent?

Ive been here 3 yrs. Location and Quietness is the only reason. This place is trash. LA rams facilities moving across the street so they want to raise rent and push people out. Doing construction 9am-730pm at night nonstop banging and drills on the walls hoping ill just leave. A roach will be seen every 3 days, Terrible air system for this hot LA weather. My car was stolen out of here, they didnt even send a message to the tenants warning them and making them aware of thieves in the area. They swept it under the rug. Made me pay for another clicker to get bck into the gate. Jeff, the old Property manager who stayed 3weeks (couldnt take this place). Told me my service animals are examples of someone trying to beat the system. I have epilepsy, focal seizures. He didnt know that before speaking. Now, the new property manager, Tried to get my dogs out in 3days with a notice on the door because THEY lost my info on my dogs being service animals. There was suppose to be renters help during the pandemic that jeff and the office ladies alex and deb, was suppose to be submitting however never did. I wrote them a 10k check to keep from getting evicted. My rent was 6days passed due after that for the next month rent and they put a 30day notice on my door. Completely being harassed. I went to school for this so itll be taken care of, ill leave on my own terms not pushed out. Avoid, Terrible plumbing system and water is brown.im on the top floor and my toilet has rings around it from the water.dish sink run water for 45secs til its good to give to your dog! Saw tweekers in the pool somehow smh. If i didnt run a business 5mins away i would have been left! Ill write them a 5k check, let me be out of town and not pay rent for 6days im sure ill see another 30day notice. Avoid my nightmare, avoid legal teams.
