I’ve been living here for 3 months now and I love it here no complaints at all. Kathy helped me through the whole moving in process she is really a nice person also all the other staffs in the office.can’t forget about the maintenance crew they are always on point. It’s a nice quiet environment. I highly recommend anybody to move here.

Recently moved in July. Kathy helped make the process smooth and effortless. Pleased to see that maintenance and security are always on property. My unit is Very clean and newly remodeled ALL NEW APPLIANCES! All QUALITY appliances. The grounds of the property are maintained very well. I love the presence of all the dog lovers. And occasionally we get surprised with food trucks and different food options during the week. The manager Kathy is amazing very understanding and has amazing communication skills which I really appreciate when I'm paying my rent every month so thank you Kathy and all the amazing ladies in the office who deal with my weekly questions always meeting me with respect and pleasure.amenities are amazing love the gym and there are 2 pools AND A DOG PARK you literally never have to leave other then for work. Thank you Kathy for being an amazing property manager - Flower and Fyre:)

I love living here at Trails At Grand Terrace. I’ve been living here with my family for 5 years now. I haven’t had any issues with living here. It’s a great place to live. Staff is great, very friendly and very welcoming. Affordable living prices. Quiet community and very safe. Best place to stay in Colton.

I’ve lived here for 3 years and it’s an awesome location. I think the staff is great and I use the gym and pool regularly.

They are not located in Grand Terrace. Apartments in this area are using GT city name to charge higher rent when they are really located in Colton, CA. I used to live at the Tides before it was the Tides. Used to charge $1350/mnth, when our lease was ready for renewel, they charged an extra $300 a month for a lousy name change and stealing another towns name to sound more fancy.

Honestly I’m currently living here and while it’s not amazing but it is a place I can call home. While they never answer the phone for whatever reason I have been able to get my work orders in and get things fixed when I go in and talk to the office. I have no serious complaints, just that the gym doesn’t have much and the machines they do have work 50/50. Some suggestions I’d share are to focus on the amenities they have and to have those working solid and promote those! Besides that I will be renewing with The Trails at Grand Terrace!

The office never answers the phone and your issues do not get solved in a timely manner, if at all.

I have moved out over a month ago and still have to deal with them. I can’t get my deposit back because they make things up and it took them about a year to fix any of my maintenance problems. Truly the worst place I have ever lived

If I could give a 0 I would. DO NOT MOVE HERE. We have lived here for a little over two years. Management is a joke. We have had countless problems with maintenance. Last summer, our air went out and it took them over a month to fix it, in the dead of summer. Our apartment was reaching 95 degrees inside at times. Things only get fixed if you actually go into the office and continually ask. They are always backordered. Then the care for fixing things is subpar. Our bathroom sink was separating from the wall, maintenance came in and their solution was to put more caulking on it with their fingers to "close" up the separation. My bathroom was left messier than it was. I was finding caulking in random places all of the sink and floor for the next few days. We have had our tire stolen off our jeep at night as well as a homeless man sleeping on our front porch. You have to pay for valet trash that never gets picked up. The rent is too expensive for the hassle. The management team also never seems to record anything, if you want something fixed you probably have to talk to at least 5 different people before they can finally get on the same page. We cannot wait to leave.

I have just recently moved out. This was first apartment and my experience wasn't the best. First off the apartment had termites. The front gate was constantly broke. In the past year that I been there it only close 2 times for maybe a week but other than that it was always open. To renew after one year my rent went from $1,940 to $2,160 just so that you are aware. I also put in maintenance request to get things fixed. Then, they confirmed they were sending part of my security deposit back. So I waited over a month. I called back to get an update, she told me I am not getting nothing out of my over $2,000 security deposit back. I told her that was not right she was suppose to look into it and give me a call back but nothing. As of today I have called for the past 5 weeks over 80 times and nobody answers the phone. They are HORRIBLE at answering phones. I have even acted like someone else and put in an inquiry about renting an apartment just to get a call from them, and they didn't even call back for that. I'm still waiting on someone to pick up the phone.

Don't move here they charge for everything and can't explain the charges my rent is supposed to be 2360 a month every month I end up paying 2600 plus I can't wait to move
