I have lived in the Town Park Villas Community for six years. This is where I wanted to live for a long, long time. Unfortunately, the part of Town Park Villas where I live is being demolished by The Santa Barbara Group. I have to vacate by/before January 31,2023. It is a bittersweet goodbye. I wish the best to all residents who can afford and are fortunate enough to continue to live in this wonderful place I called home.

My parking space has been changed five times. The hall carpet needs cleaning or replacement. There are no trash cans in the garage or by the elevators. Other than that it's a very pleasant place to live.

, Have lived here 10 years, in general it has filled my needs and management is always painting, or like now replaced a MICRO wave with new one, good location, close to shopping for food, drugs, post office, library banking, pharmacy, freeways 52,805, schools, close to SCRIPPS, UCSD MEDICAL, GENESCY SHOPPING MALL.

Within one month of living in my apartment that was suppose to be ready for move in. I have had a nightmare of experiences. Several work orders have been placed.
3 days in -the shower/tub pipe broke and water flooded the bathroom.toilet doesn't flush and the heater needed to be repaired. The maintenance guy came the next day on Sunday.
That afternoon the Management told me to leave that evening and find a place to stay for 5 days.and they would accommodate a daily rate taken off the next months rent. Jan. 1st, that has'nt happen and I am being ignored. This has been costly! Besides, they need to repair the tub they didn't put plastic or paper done and wrecked the tub, the screw holes are uncovered and scratched up the vanity.the workmanship is awful! I sent pictures to the office to have them come back and fix it.
I have emails, gone to the office and made phone calls. I am still without a heater and toilet after one month. Luxury living? Really? I've lost my patience, now its time to file a complaint with the city. Neighbors all have stories of their own. This place has lack of maintenance care and urgency. Rentals are difficult to find right now. So if you move here know you have been warned.

Many apartments are luxurious and finished well. It is confusing when different people receive totally different renewal offers. Offers that are different for the same exact copy of apartment. Some people receive 12month offers, some 10 month offers, and some three different choices. This causes uncertainty for the future.
Amenities are rather nice.such as swimming pools, social centers, gyms etcs No excuse for not getting any exercise.

With the exception of the maintenance issues - I think all is fine living here. Maintenance staff are nice and do a good job but wait time to get matters resolved is absurd.

Great place to live with professional staff who is prompt with most issues. Unfortunately, they are slated to tear many of the units down in the near future to rebuild multi-story units, but it was great while it lasted and we will miss living here.

I love this community. It's quiet and safe, and the residents are friendly. I am sad that the grass is a hodgepodge of types and mostly dead. I would prefer if maintenance wouldn't drive and park on it. I also wish that the middle pool was clean and usable again for water aerobics.

Since my last update in the Summer we have transitioned to the Fall and San Diego's fire season. In preparation for this, the County recommends establishing defensible space around residences. In the case of 5824 Kantor we have several serious fire related issues that have been ignored by Orchid Partners management. Here are five that could be easily corrected:
1. The roof gutters are full of leaves and other organic detritus which if sparked would probably burn. In addition, when the rains do come, these gutters will not work as designed but cause unnecessary back flooding to apartments below them. Gutters need to be cleaned, inspected and repaired if needed. Downspout end that have been crushed by vehicles need to be re-opened or replaced to allow for water to flow freely.
2. Queen palm trees around 5824 Kantor have many dead fronds that need to be removed. In recent countywide fires, dry palm fronds have been a source of fire spread when burning embers settle on them. All of the trees are small enough that this could be accomplished from the ground with a pole saw and maybe a step ladder.no climbing gear needed. In addition, dead fronds hanging straight down provide shelter for rodents, specifically Norwegian roof rats who live under the dead fronds throughout southern CA.
3. Other deciduous trees on the property need to be trimmed to allow vehicle and pedestrian traffic to pass on Kantor Street without hitting tree branches. This is an ongoing issue of neglect for the safety of people and well being of the trees. There are also some shrubs that are overgrown and impinging on parking spots and sidewalks.
4. The overall condition of ground cover is poor. There is a huge volume of dead leaves, sticks and organic detritus all over the property. This has created a home for rats, mice and other critters who would normally not be found there if it wasn't for the shelter created by unmaintained landscaping.
5. Hand held 5 lb portable fire extinguishers are distributed throughout the 5824 apartment building but none of them have been inspected since February 15th 2019. That is over a year and a half without inspection and sign-off by fire safety professionals.

Bait & Switch! Old triplexes built in 1960 which have NOT been renovated! New apartments run $2,000-$4,000+.
I don't know what SENIORS can afford these!
The "New" apartments here are very spacious and beautiful inside!
