One-Year Update.

No change in the stars. I believe that some of the residents here don't care. Unruly kids, inconsiderate neighbors are trashing common areas. I can't expect the management to do better than they are. Management can't keep picking up as if TC was a hotel; it's not. The duo (Manager and Maint) maintaining the location are doing a miraculous job. I have had the Manager personally come to rectify issues in my unit. I will be renewing lease in one year.

Still living here, and it’s getting better. Some residents could care less about their cleanliness. Management is very receptive to tenant comments and suggestions.

I still would not call this luxury… maybe my idea of luxury is lavish.

Traffic on El Camino reflects right into our place, but I can’t help that.

Would I suggest someone to live here? Yes.

Rent prices need to come down, but it is a California Issue, not a TC issue.

I would call this more “average” housing.

Run-of-the-mill commercial appliances, most everything is standard. The paint on the walls is flat, so fingerprints on everything….

Maintenance is good… have been very responsive to work orders.

The manager on site (old and new) is knowledgeable and willing to help.

-update: Current manager (Nov 2022) is straightforward to speak to, understanding, and compassionate about assisting us residents. He has gone over this place with some significant improvements…. Trash is now picked up multiple times a week; recycling is overflowing, the pool is lit at night (still beeping), and hot tub bubbles work….

The only thing about this place that isn’t good…. Is the parking…. It is downright criminal the lack of parking. EVERYWHERE is a fire Zone. No close street parking. I hope that nobody is inviting family over for Thanksgiving.

Staff is phenomenal. Community is getting better.

Problem is there’s never any “budget” for maintenance requests.

Parking is a nightmare. People don’t even use their garage for parking. Yet they are allowed to park outside with a pass. Multiple families to a home. Makes community look bad

Be incredibly aware when inquiring or touring this place. If you agree to even POTENTIALLY fill out an application fee, whether you even fill out or NOT, they will bill you $109. My potential roommate in SEATTLE who wasn’t even PRESENT, was billed $109 as well. Everything seemed PRELIMINARY. But that doesn’t matter apparently.

We also paid $250 just to hold the place.
The guy vaguely said if we would return by the weekend, which may have been a 2-day deadline, we would receive it back. We did not come back by the weekend nor was the deposit even applied to the “application fee. ” He also claimed he called and left messages to remind us of the deposit but he either entered the wrong number or outright LIED.

I can’t say anything about personal experience of living here, but the process of just inquiring about this place is an outright SCAM. I’ve never had an experience like this from any leasing company. $468 in total charges for absolutely nothing. Incredible

It is an excellent place to live and the manager and the community team are very human, highly recommended.

I moved from the Bay Area back in August, and I couldn’t have asked for a better place to move into. Matthew and Jose have been extremely helpful, made my transition to OC a better experience, and have allowed me to truly call this place home. THANK YOU!

Ever since new management and Landlord Matthew have come here the property has had major improvement. Thank you Matthew for making great changes here.
