I used Utopia Management to manage my investment property. During my time with them, they provided me with excellent customer service and found me great tenants who took care of the home. RUN AWAY FROM THIS TERRIBLE MANAGEMENT COMPANY!

I picked up the keys on 7/25, and the unit was absolutely filthy - cobwebs, spiders, and dirt all over the place. The ceiling in the closet had a hole, and the window frames were bent. The backyard was a mess with trash everywhere. When I asked about the ring QR code for setup, the management's response was unhelpful. The lack of smoke detectors and carbon monoxide detectors was a major safety concern, despite their claim of checking them on 6/30.

The pool had a missing tile with bees, and they failed to mention that it's a recurring issue that requires pool draining and fixing before exterminating. Furthermore, the power was off when we viewed the unit, and I specifically asked if it was common, to which they falsely assured me it wasn't. However, we've already experienced two power shut-offs for extended periods, leaving us without essential appliances in 90+ degree weather.

The management company's refusal to provide any backup for our fridge, medication, fans, or AC units during these power outages is simply unacceptable. The lack of a working bathroom for over 48 hours is a nightmare, and the maintenance man's accusations of lying only added insult to injury. We had to send a video as evidence to prove the bathroom issue.

The unit is full of problems, from door frame cracks to noisy mini splits that disrupt our sleep. The washing machine leaks, there's glass in the garage, and the garage door doesn't work properly. In short, this place is a complete disaster, and I wouldn't wish it on my worst enemy. Stay away from this management company at all costs!

RESPONSES:
Thank you Nicole for the copy and paste response you already sent to me. Hair in my refrigerator, dirt on all the windows, dead bugs and spiders in the windows are not normal wear and tear and should have been cleaned before I took possession of the unit. Especially given in the lease that I am responsible for a professional cleaning. Dirt on the windows and bug and hair everywhere is not professional cleaning and was not given to be that way.

I have videos of the not working smoke detectors on 7/25 would love to see you proof of working smoke detectors. Regardless there was no carbon monoxide detector.

Regarding the bees you send a bee vendor out who said the pool would need to be drained and tile fixed. I have yet to hear anything about anyone draining the pool to fix the tile. The pool filter is still not working thus making the pool unusable unless I want to catch something.

Regarding my power outage, it is legally the landlord responsibility to provide me with electricity when it is going out for an extended time.my renters insurance when called refused to cover a hotel for a SCE power outage as it is the landlord responsibility to provide habitable conditions. One of the two outages where scheduled and we did notify you and was told that a you problem. The second outage was not planned and the plumber couldn’t even come because there was no electricity and it wasn’t scheduled.

I did response to the same message you left hear stating we would be contacting and lawyer which we have and are currently working on finding another place to live since the owner was so kind to say we could move from our inhabitable unit with no penalty as long as we pay for the day we are here in the inhabitant unit. Thank you for your continuing denial of the law and fact.

Very impressed with the level of professionalism and attention to detail shown by Utopia Management!

Our Realtor, Melina Daniels was an absolute rock star! She got our property sold within a month and was able to assist my sister and I with any and all questions. Even taking some time while she was at home to help us with some questions on some paperwork! Our schedules are also very difficult to line up so whenever we needed to make a conference call with her, she would easily make the time to help us out. If you are trying to sell a house, I would very highly recommend them!

My experience with Utopia Management has been good so far! Sometimes they have a hard time answering the phone though.

Today, David came to our place and fixed our garbage disposal. He was super friendly and helpful. Even showed me what to do if it ever were to happen again. His service was 5 out of 5!

David Came right on time and took care of the problems, one the kitchen tap and number two the bathroom sink. David also fixed the faucets for the bathtub. He was quick, but thorough and truly knowledgeable. He was really helpful and I am confident of his work.

So I had an annual home inspection today. David came through and rapidly did his thing. Very quick very professional. Even saw me struggling bringing some boxes upstairs and offered to help me out without hesitation. My dog Quincy let me know he was a good dude, giving me his sign of approval. Thanks a lot David and I’ll see you next year.

My experience with everyone at Utopia Property Management has been great! I remember one time one of my air conditioners went out when the temperature outside was over 110 degrees, on a holiday weekend and Steve Froling in the maintenance department at Utopia provided a portable air conditioner to the unit until a service person could get out there to fix it so the tenant could remain in his home. My property manager Nicole Knight and Melina Daniels assistant manager all do a fantastic job which makes my life free to travel and enjoy life after being hands with the everyday responsibility for so many years!

I am continually impressed with the professionalism with which Utopia responds to maintenance requests. The managers in the office are quick to process the requests and assign work orders, and answer my questions and concerns. I would like to give special kudos to service tech David Taylor, who has been at my place twice to take care of repairs. He is polite, professional, and goes the extra mile to make sure the job is completed in a timely manner with minimal disruption. I like how he explains things carefully and presents options. On one particular job, it was presenting challenges we didn't foresee, taking much longer and requiring much more effort than we expected. Nevertheless, David saw it through to the end, going the extra mile to make sure it was done right. A+ Thanks, David! Thanks, Utopia!
