This property management company lets owners properties sit empty while the collect fees for rental applications.

Not good for owners or prospective tenants. The owner, Esther, refuses to return calls and is never in the office.

My property was managed by a different company for 4 years then this company came in and it went downhill. The employees are insensitive, lack tact, and extremely unprofessional. As soon as they took over they tapped the outside water, sent notices about using the bike rack, constantly wanted entry into the apartment, and set up outdoor cameras.they consistently raise rents over market prices, tack on extra utilities that were previously included for decades and try to abuse the no fault eviction guidelines by making up unnecessary construction to get bigger rents. This company doesn't care about people.they also are ignorant to laws, i wouldn't trust them managing any of my properties.

No answers ever from valor I sent an email a letter still no response been 2 weeks very unprofessional company lack of communication and costumer service rent from another place if you can.

They increase rent very often but never do simple repairs and when asked to they take so long to do them. Frequent water shut offs and laundry room is always having broken dries or washers. Don’t let this be your landlord unless you want rent increases with little to no maintenance.

I finally found this place its very hard to see off the street it's ticked away I did however like the office inside o considered this a professional place and I will continue to go here. It's a new office to me I have the idea that they are a sprouting company so I'll be noting the interests of my peers while consulting the realtors I just moved in 3 years ago this building symbolizes a new management block so it's a foundation is on the aspiration side.

They don’t care about noise! Parties on the rooftop at Tyler House Apartments after 11pm allowed and loud barking dogs at a couple of their apartments around University Heights. If you like a peaceful living DON’T rent from them!

Please tell me how again you are raising rent at Oak Valley Apartments in El Cajon when proper repairs are never made, the water is constantly being turned off multiple time every week, the same old a$$ washers and dryers are always broken and you guys refuse to get a new laundry company, the pools and property are always dirty, mailboxes are ages old and easy to break into, gates and stairs broken, and trash always piled up and overflowing from the dumpsters? You’ve made no significant upgrades to justify another rent increase, let alone the last one. You slumlords should be ashamed of yourselves, and it’s time to get the proper people involved to stop this. Oh, and the color of this place is disgusting. Try a new color.

EDITED IN RESPONSE TO MANAGEMENTS REPLY: I am well aware that an apartment in normal heights could have “urban challenges” as you stated. HOWEVER, I grew up in north park and I currently live in city heights. I know all about the issues that come from renting in more urbanized areas. Your inability to keep your tenants homes safe and somewhat updated is NOT for any reason other than your laziness and disdain for your tenants. Also, telling me that I could just formally address the money you stole from me BY MAIL nearly a year and a half after my review is ridiculous. I did try to reach you by mail and I did reach out via email and phone. You are trash at your job and the only people who deserve the money you make off of your borderline illegal rent increases would be the maintenance crew because they genuinely try their best and they’ve always been kind to me.

Old review:
Could’ve been better. I rented an apartment at Adam’s North and while I know a lot of older apartment complexes have issues, this was pretty bad. The bedroom fan was so cheap that a part of it fell off and slammed into the wall right behind me while on medium. Someone could’ve gotten seriously hurt. The window was leaking the first time it rained. The bedroom door was so crooked it had issues opening and closing. The kitchen window was broken. The blinds continuously fell off and they were never cleaned. On top of that, the bedroom carpet smelled so strong of pee. I didn’t notice it until my first night there and I thought it was the mattress I had just bought (it was so strong it smelled more chemically than anything). After deciding to just clean the carpet, I realize the smell mostly went away. Now I know why the carpet area by the door was so tough and ratty feeling. It’s ironic because I was charged for carpet cleaning when I moved out, even though I know they didn’t clean my carpets prior to move in. I was also charged extra money when they gave me my security deposit back and my property manager has yet to explain what the additional expense, not listed on any receipt, was used for. It’s actually SUPER illegal for them to withhold ANY amount from my security deposit without a receipt for its use. After asking twice, I was given no response. The only issue I left was a stain in the fridge that may have actually partially been there before I moved in.

Also, this additional issue is mostly unrelated to the management company itself but I’ll say it anyway; do not rent at Adam’s north on 35th. The dogs are the loudest on the entire block and most of the residents left their trash everywhere. I would have to park two blocks away and I would STILL hear my neighbors dogs while getting into my car. When I was moving out, neighbors were telling me this place has a high turnover rate. Big lesson learned: talk to your neighbors before you rent

What I did like: I enjoyed the location, extra storage, and how friendly/fast maintenance was

**I FORGOT TO ADD** there was a major electrical problem in the kitchen. It stumped maintenance and it was very concerning. None of the light switches did what they were supposed to do, at one point this meant I couldn’t even use my garbage disposal. This property management company scams you out of the security deposit and doesn’t even keep housing updated and safe

I’ve had terrible experiences with property management companies in San Diego and never thought I’d give one a glowing review. But Valery and the maintenance team with Valor have been really great. I found what I thought was mold from a prior roof leak in my daughter’s room and they sent someone out immediately to remedy it.

Last night I discovered my garbage disposal was leaking, and first thing this morning maintenance was out installing a new one.

The weekly cleaning crew is super friendly and do a great job maintaining the common areas, even when some of my neighbors can be careless and messy.

I lived at the apartment complex on University Place in Hillcrest managed by Valor. All the six units were forced to move out so they can renovate (although my apartment was already completely renovated) the whole complex. I was in a hospital for my mental health at the time they were forcing tenants out. They offered to move all my belongings into a storage unit for me until I was discharged from the clinic. I was ensured by Valor that all my belongings would be packed carefully and professionally. When I came back to San Diego I went to the storage unit where all my things were packed to the brim. Upon switching to a larger unit so I could sort through everything, I came upon many broken items, and even more concerning was a lot of my furnishings and personal items did not make it into storage (including personal files with credit card info, family death certificates, photos, etc). The only response I got from Valor was that the moving company they hired were professional and that it is not their problem. I tried to contact someone at Valor as well as the moving company but no one was ever available to speak to, nor did they return any of my messages. It was so disheartening that I lost so many personal items and over $1500 of furnishings. Not sure why Valor could not at least return my calls, emails, and text messages. Sooo shady.

It's hard to imagine a worse experience. The landlord of my property hired Valor to manage the rental one month before I started the move-out process. We did have to break out lease early due to a house purchase, and the landlord was understanding; however, Valor made it more difficult every step of the way.

Valery only listed the property after I repeatedly asked her for the listing, and I pulled the pictures off of the old ad and sent it to her. She only listed it on Craigslist. She had one applicant from Craigslist and sent them to the house for me (the current tenant) to show the property! After three weeks of waiting, I I created a listing on Zillow, Trulia, and HotPads and found the new tenant myself. That's right-I, the current tenant, listed the property, held an open house, and then Valery had the gall to contact me to ask for the copies of the applications to save her some time and effort! I was SHOCKED that Valery, and by extension, Valor Prop. Mngmt.seemed content for the current tenant to do their job!
Once I found them a tenant (which only took 3 days, by the way), Valery wanted me to pay through the end of the month but turn the property over a week earlier.

I paid to have the home professionally cleaned, and Valery commented on the walkthrough how great it looked. However, the glass in the oven still needed a little more cleaning. When I asked what the fee would be to clean the oven, Valery said that I would need to pay to have the entire house cleaned to cover the oven cleaning. She also refused to give me a dollar amount on "patching" the 11 nail holes in the walls. That seemed to be normal wear and tear to me, but apparently not to Valor. On the last day of the lease (which I have paid for), Valery has informed me that I can't repair the 11 nail holes or clean the oven because the locks have already been changed.
Be prepared to be frustrated if you have to deal with Valor Property Management.

I’ve wanted to give this management company the benefit of the doubt several times. But I can no longer hold back my contempt towards Valor. Since we signed a year lease, our bathroom has had non-stop issues. We’ve attempted several times to get the plumbing fixed, and rusty, grey water will still drip from above.

Just today, the plumbing backed up throughout the entire first floor, and several tenants attempted to contact property managers and the emergency maintenance line. The emergency line had a full mailbox (you may want to check on those, Esther), no response through the online portal although we marked the request as urgent, and our texts went unanswered.

I really wish it didn’t have to come down to this. The lack of response to this health risk proves extremely unprofessional.

Edit, as I feel the need to respond to Valor’s reply:

The reason for my strongly-worded review was not due to the weathering state of the building. I knew what I was signing up for. So when pipes break, walls threaten to collapse, or when the ceiling of my bathroom was exposed due to a leak and rust water dripped above our heads as we showered (and black mold exposed) for MONTHS because no one could be bothered to come by and finish the job… I wasn’t really fazed. (Mind you, we moved out and the issue still hadn’t been resolved.)

No, the reason for my aversion, which lead to this scathing review, was due to me having to wait OVER 24 hours for a response from Valor and a plumber to even assess the issue while my tub backed up with sewage. And we didn’t just call. Multiple people from multiple units called several lines, text multiple people, and put in multiple urgent requests through the portal. And not one response for OVER 24 hours.

Also, I like how you had your friends and family sprinkle 5-star reviews amidst the real, negative reviews detailing the chaos your real tenants had to endure in the wake of your unprofessionalism. Nice touch.

Maybe if you spent more time actually listening to your tenants and maintaining your buildings in a timely manner, it would free up all that time you spend trying to increase your Google rating. Ciao. Xoxo

0 stars. Valor property management took over the apts where i live. They are obiosly trying to get all old residents out to lease units at a higher price. They added utilities at a very high price for water not showing any kind of receipt for water and charging a 9 unit apt complex around 200 each whenever the water bills comes. Most of the tenats haved been trying to get an explanation on the additional charges and we hear nothing from the management (Esther). Just ignores tenants.
They are falsley giving violation notices and dont even reach out to confirm on any situation. They gave me a 60 day notice for stored items outside my unit, when i have nothing outside my unit at all. They happened to come around twice when i was doing a deep clean of my belongings and found a slide and few months later they happened to see a tire my neighboor had placed by my door (since her apt does not have any kind of porch) she dispose it later that same night and they are acusing me of having this items stored outside wich i know i cant. The slide i had it happened to be there for a few hrs until i was done taking trash out of the unit and going out to trow it away. I had to walk into the office since Esther never was available, after meeting with her she promissed she would give me a call a few days later after she suppostly would talk to the owner on my situation and try to get the 60 day notice disregarded. She never called me and after numerous. Emails and texts to her assistant her assistant texted me and said Esther was very busy and would not be able to talk to me. Very unprofessional, she apparently does not have any interest in talking to any tenant making me seem very insignificative for her to put any time on calling me back.

In top of that the stairs railing had been left unrepaired for a few months they had been around in the apts and igonored the fact that the railing was loose. I was outside talking to my neighoors about 6 of the neigboors were all together and we all saw how my 4 yr old daughter felt after leaning to the rails and faling hitting her face. We all runned towards her and one of my smart neighor she took a picture right away. They are negligent and careless management. Im in the process of talking to a legal advisor thru my job. (I WORK WITH INSURANCE BROKERS) cosidering taking this matter to a hearing, and thank god i have great neighbors who are happy to witness since we have gather already signatures for a complaint we will eventually place.

Silvia is the absolute best, she made the whole process easy and she always answers right away in case I need maintenance or have any doubts about the place I’m renting. Couldn’t be happier with the service.

I had to move to San Diego because of a new job, so I was diligently looking for a new place to stay. I came across a unit owned by Valor Property Management and the entire application process was smooth. Scheduling a tour of the unit was very easy with the property manager Silvia. She allowed me to do a self guided tour, which was great for my schedule. She was super responsive and and was readily available for my questions and concerns. Upon moving in, I put in a few maintenance requests and Silvia made sure they were taken care of in a timely matter. She's still very responsive to me as a tenant of hers. It has been a month since I've moved in and overall I am very pleased with my new apartment and my new city. Valor Property Management has been great!
