The manager at this place was professional, friendly, knowledgeable about the apartments. The ground were quiet, nice, and clean

Jocelyn is so fantastic, I am genuinely impressed by her care that she puts into her tenets. I will 100% refer and all home seekers to the Village, thank you.

I've lived here for three and a half years and though the property itself is nice, it's clear that the owners and/or property manager really dislike the loyal tenants here (who paid rent every month throughout the pandemic) and they're only catering to potential new tenants or investors or something. The lease has ridiculous rules like not being allowed to have plants on the balcony and they'll threaten to evict you if you don't take them down. They'll also tow your car with less than 2 days notice if the registration sticker is even a month out of date. Meanwhile they do nothing about the complaints I've made for my car being broken into, the landscaping crew blowing leaves all over my motorcycle, and the car alarms and music blasting in the middle of the night. The previous manager, Delilah used to really seem to care and actually worked to resolve these issues with everyone being happy rather than just enforcing every little rule causing conflicts with the tenants like the current manager who I saw arguing with a lady about expired tags on her car despite the lady telling her she depends on her car to make a living. Considering how expensive this place is, and that they increase the rent about $100 every year, I would look elsewhere.

I have lived here for a little over a year and I really like it here. I really like it alot here for the most part it is quiet once in a while the is someone drive though here with there music loud but that is brief. The manger here is a good manger when a maintance issue come up she take care right away. I read someone's review about this complex and the things they were saying are false statements such as everyone's rent went up 100 a month that is not true at all. About her yelling at a tenant about tag is also a false statement. There was another statement that they also said about there being 7 adults and 4 children living in her apt is a false statement there is 2 adults and 2 children. The people here that I have met are very friendly and nice. I have had no issues here. I would have to say this is the best complex I have lived in in Sacramento and I have lived in alot of different complexs. I rate this complex 5

If only it had views like the picture. Alas it looks like most Sacramento apartment complexes balconies and patios full of wood rot. General lack of maintenance and care.

I highly recommend going anywhere else. I have lived here 3 years, same apartment and always paid my rent. My wife was pregnant and we had an upstairs neighbor that worked graveyard and locked their dog in a kennel while they were gone. The dog would claw at that kennel for hours, yelping nonstop. You could here it from the parking lot all night long. Despite several noise complaints to the manager, police, and even animal control, they did nothing at all. Of course the neighbors were rude and didn't care either after I approached them myself. My wife and I slept in our living room for 4 months until said neighbor, by some miracle, moved out. My apartment flooded because the new upstairs neighbor had a leak from leaving a faucet running and I was forced to run equipment for a week to dry the carpets with said new born baby. Several fans and a dehumidifier. The manager then refused to give us any credit for the extra power usage. We wanted to replace our carpet in the living room because after 3 years it was pretty worn but they made us pay for the replacement and also said they would charge us to remove it when we left. I have seen more than a few managers here, all rude and lazy. The current property manager, Jocelyn, has about 7 people packed her 2 bedroom apartment which also happens to also be our neighbor downstairs, 4 adults and 3 kids. It comes from the top here and they like it this way. Needless to say I found a great place in Folsom for about the same price. There are many places to rent affordably in Sacramento, don't waste your time or money here.

Just wanted to add the fact that when we submitted our 30 day notice Nov 2020, management all but told us our deposit of $1200 for a $1500/month apartment after 3 years would be allocated in repair fees despite the fact we are 100% invested. My advice, take pics and hire a good lawyer.

Do not rent here unless you want to be ripped off or plan to die in your apartment.

We have lived here almost a year now and are very happy with our choice of new home. Delilah is wonderful and always available in the office.we even had a tiny maintenance issue and it was handled quickly. Make sure to put The Villages on your list when looking for a new place to call home

I used to live here for six years and it has been the nicest place to live! I may even come back one day! The river is right around the corner, the complex is quiet, the chicken park is so relaxing, and the manager Delilah is super helpful and friendly. I've had my fair share of apartments and this place has surpassed them all for sure! Last addition, the schools in that district that my kids went to are some of the best schools in Sacramento! Thank you Fair oaks community for making us feel like family!
