I can’t say this enough. The new managers rock. They have made so many positive changes at the property which helped our community get better. It’s clean. Nice neighbors. They fixed the parking issue. Their crew is hard at work every day and the trouble makers are gone. Vivleo is a nice place to live now.

I am giving this place a 5 star review because the new management staff is awesome. Always prompt and professional.
Units are basic, but remodeled nicely.
There have been some issues in the past on our street, but for the most part I enjoy living here and the location is very convenient. Our neighbors are nice too. We will most likely renew our lease.

The recent positive reviews are fake. Click on their profiles and you'll see they apparently live in at least four different apartment complexes at the same time.

I recently got out of this place at the end of May after 5 years! Back in 2015 the rent was in line with what you got, but they've been raising it by 5-10% every year since then, and now you might as well take out a mortgage on a house instead.

The crime situation has gotten much worse over the last two years. There was a murder on the street outside my apartments a few days before I moved out. Gunshots are frequent. Drug use is rampant on site and across the street, and security is rarely seen. There is NO acknowledgement of the crime problems from management. None.

One redeeming factor was the interior of the apartments. They were fairly nice when we switched to a remodeled apartment back in 2016. (Keep in mind we had to put up with renovations for over a year around the apartments without a word of consideration from the staff). However, it quickly became apparent that they used the cheapest contractors they could get. The Bathtub needed to be resurfaced and resealed within months. The new dishwasher stopped working during the second year. The new floors started to separate almost immediately. The good news is is that the new maintenance staff is more responsive than the old.

The big new issue over the last year is the growing cockroach infestation inside and out of the apartments. During the evening you can see dozens of large cockroaches patrolling the side walks. Despite our best efforts some manage to get into our apartment. This problem is unacknowledged by management.

Speaking of management. We had at least 3 changes in management since 2015. They are always very nice and the newest group is responsive as well. However, their greed knows no bounds. Policy change is constant, and it's always against the residents. I will give a couple of examples: We had to start paying for water and garbage. This is a flat $100 paid to some sketchy company across the country. Yes, this service used to be included in the *smaller* rent in 2015-2017. We used to have free wireless internet. Yes it sucked, but you could use it in a pinch. It's gone now. They started charging for a second parking space in 2018. (This would be fine except.raising the rent at the same time). There also used to be more parking spaces before they repaved it. They took away a swimming pool and the remaining one became overcrowded (oh, mostly with people who don't live in the apartments). Although this is hard to believe now, there used to be occasional events run by management (Christmas, thanksgiving, etc) These are long gone. Management also loves to send out arrogant sounding notices telling us what we *can't* do anymore.

Their response to COVID showed no empathy. When the outbreak started, They sent out a notice telling us we need to pay our rent on time, no exceptions. No acknowledgment of the protections the government has given to renters during this time. No sympathy. They said if you pay on time they'll enter you into a drawing for a $300 gift card. Sound good? No, there would only be two "winners" and this is huge complex. The next month they lowered it to $200.

The icing on the cake came when we left. We had a security deposit of only $449 when we moved in in 2015. Apparently this is completely unacceptable to the new owners/management, who no doubt charge a much higher security deposit these days. They had the nerve to send us a bill for $480 ON TOP OF TAKING AWAY THE SECURITY DEPOSIT. Why? In addition to cleaning ($140), they want $450 for repainting and $400 for resurfacing the bathtub again! We lived in this apartment for four years (5 years in the complex). This is standard wear & tear and can't legally be charged for.

In conclusion, don't move here. It's expensive. It's dangerous. It's dirty. It has cockroaches. And management is greedy.

I’m so glad to take time and give an excellent review to VivLeo Apartments.
I’d like to start by giving thanks to the new company, North Coast United and the on site management staff: Lauren and Yelena.
They are bringing positive changes to the complex and, we, the residents are quite grateful.
The office staff is efficient and professional, ready to help, always with a genuine smile.
Maintenance issues are resolved timely and with great skill.
I’m finally happy to call this my home and will be here until I’ll be able to afford a house.
Again, great place to make it my home, great staff to have a pleasant relationship with.

Hands down great place to call home. Management is always friendly and helpful when needed. We just had the inside painted and it looks so nice. I live on top floor facing a gorgeous view and have so much fun just people watching. You never hear your neighbors. The walls are very thick and it stays cool in the summer and warm in the winter. This place is very pet friendly and walking your dogs around Sacramento is always an adventure with meeting tourist and dog lovers. Utilities are very low, after 17 months living there I have barely used my AC/Heater. There are many stores nearby. It is so nice to live so close and in walking distance to so many parks, river, events, restaurants and new shopping centers! Can't say enough good things about Management here and VivLeo Apartments! I highly recommend anyone to live here. It is an amazing complex, and I just renewed my lease for another year to come!

In the year and almost six months that my wife and I have lived at VivLeo, it has been an enjoyable experience, complete with a sound management and maintenance team. The property manager was instrumental in assisting us with our move from NY to CA. They helped us get settled quickly in our new environment and VivLeo was an excellent starting place for us. Any time something was broken or needed replacement, Management addressed it immediately. We're so satisfied with our experience and stay; it was essential to post about what has been a great experience for us!

Going on 3 months living here & I’m really happy with this place. I almost always communicate with Geo & he’s just awesome. Always friendly, tries his best to make things work, and efficient. Happy we moved here. There’s no huge issues just those that come with living in an apartment. Like, the occasional loud neighbors or parking lot. I haven’t seen any homeless people in the trash since I’ve moved here either (seen a review) on that. Overall a good place to live.

They keep saying their improving, I see the grounds are looking better, I really don't like that management doesn't correct peoples actions, your told to call security, why must I do their job, their not paying me. I am paying for and upgraded one bedroom, but the cabinets are a mess, the edges are crumbling and who ever painted got paint on everything, I've been cleaning it off of months! I can tell that they are trying but the smokers (pot) and drunks out side are concerning! The court yard is used only by drunks and pot smokers! I don't have kids but I wouldn't let them play out side here. One guy who lives here spent the night on the stairs cause his wife would let him in because he was drunk, so he sat outside and drank more. All night! They need to clean up the people they rent to, more then anything else! I see it could be nice but not yet!

5-6-17. I've lived here now for almost 3 1/2 years. I enjoy it here. It's close to just about anything that a family needs.

Rent on a two bedroom now, is for $911.00.12 month lease. Every year, it seems, we get new owners/investors, along with a 10% rent increase. New renovations, lighting, landscaping, and other changes are always going on.

What a great job the staff in the office has been! The relatively new maintenance guy is Patrick. The best in keeping everyone happy, he is knowledgeable, always very nice but always very busy. The management is also always very busy.

The neighborhood is a work in progress. There are about a dozen or more low income families that rent across the street. That's all I will say about that.

Overall, the community has grown better over these past few years. The homeless are still apart of our community. I have not heard of any issues.
HAVE TO MENTION the Schools, Parks, local shopping and THE Sacramento RIVER are very close.

Lastly, the closest grocery store is about 2 miles away. Wish it were closer.
