Pearl milk tea from Taiwan
Best flavor milk tea+boba (sugar free &less ice)
Perfectly replicates the flavor of Taiwan. The best bubble tea shop in California.

I went UTC that location by 1/10 around afternoon. I ordered 2 of four season tea (one with boba one with no boba) then the system crashed. They asked me to swipe again. When I go home I check my bank and I saw they charged me twice! After I went their website try to tell them I been charged twice but until now I didn’t get any feedback. I’m so upset and I won’t never go back to this tea shop again

Fresh delicious boba tea. I tried the plum green tea with boba which was refreshing. They have minimal flavors but different ways of serving it (milk tea, ice cream, coffee, and more). They give you a lot of boba.

Love that they have an app now that works amazingly and keeps tabs on points. I love the boba and the flavor.

I’ve been here a lot and had no problems with them before. But this time? Definitely one of the weirdest rules that you can’t add ice cream to tea macchiato: (

I ordered there twice, one time for brown sugar milk tea and another time for earl grey milk tea. Unfortunately they both tasted very bad. The bubble tastes like plastic and no texture or sweetness from it whatsoever. The worst brown sugar bubble tea I had for years. Also, they only have one ordering booth, and take forever to make one hot drink even when it’s not busy. They really need to up their game. Such a disappointment.

We ordered half sugar tasked like over 100% sugar and the pearl was over half of the cup.

It was fine and less sweet last time for 50% sweet order. We tried several times every time when we're in the mall and it tasted totally different every time.

There is the other very similar brand OO tea and that one provide stable and better quality,

A bit of a line leading to a bit of a wait, but makes sense considering the prime location in UTC Mall. The boba itself tasted great, and the drink was fine (probably syrup mixed in with water; you know how it can be). Would visit again.

So I used the self-service kiosk since it was the only option. I was told I'd be texted when the order was ready. I was texted an order number, but not actual alert when the drink was ready. We waited twenty minutes only to find out it was ready at some point, and hidden behind the counter so we couldn't see it.

Boba tea is tasty but the service is terrible.
No explanation of how to order, no greeting, no smile, unfriendly.

There was a line when I came so the wait was a bit long. The floor inside is a bit sticky. I remember it was sticky last time I came a year and a half ago.

The boba itself is very good. I would reduce the sweetness next time I come, though; the default sweetness is very sweet, perhaps too much so even for my Americanized taste buds. They give a ton of boba pearls too; I like them so I think they delivered.

Even though the place is quiet small and cramped during peak hours, it is very much worth it. The boba is always perfect and they give you so much! Tea also taste great. I used to always go to the one near 99 ranch but this place is very convenient since i wont have to go to Kearny Mesa for boba. My number one boba spot when I am shopping or when I'm on a walk!

The line wasn’t that long. It moves pretty quick. I got the roasted oolong milk tea no boba. I didn’t adjust the sugar or ice level since it was my first time and I wanted to try its original blend. It wasn’t bad but I wouldn’t call it my new favorite boba spot like many others. My friend got green milk tea with boba and she said their boba was not soft and squishy.

I do appreciate the low price point of $5.49 and they only have one size. They are known for their ice cream drinks but it was too cold to try that.

There’s another location inside 99 Ranch as Oo Tea.

What happened to this location? I get leasing space in UTC is pricey but for two drinks with add-ons you are talking $18. The way they run the drink-making process makes no sense. One staff is usually in the back making like 10 drinks while a mass forms on the inside and then they don’t bring the drinks out immediately and/or call later orders prior or don’t even call you when your order is ready and just let it sit in the online order section. Also, ordered a black tea macchiato last time I was here that usually comes with some kind of cream, I’ve been getting this same drink for years. I guess they ran out of all creame and instead of telling me just dumped a bunch of icecream in my drink? I will stick to the wushiland location off Clairemont Mesa until they improve.

Waited in line for 15 minutes and only when I got up to the register did I see a tiny sign that says credit card only. Why not put a sign by the door?
