Sarah was amazing to work with! She was with us every step of the way! Easy system to use and so awesome to be able to tour homes without the pressure of some give you. It was a very easy process and I highly recommend if you’re in the market for a new place to call home, give them a call

Why would yall put "pet friendly" but don't accept certain pets. You need to specify what yall don't allow because I just spent money on this app for nothing. Yall are thiefs for stealing my money on this.

Sarah McIntosh was truly amazing. Any hiccups in my application she called and had me correct it before submitting. Always had a great attitude and understood when I was frustrated but told me keep hope and as I did we got the job done.

When you leave, they make up repair charges. They will not only keep your deposit, they will hit you with a thousand or more in extra fees. Do not rent from them.

Leon was very rude and unprofessional thank god they showed their colors from the start. After reading these reviews and with that experience I’m blessed to have not rented from them. They did steal our $150 just fine though but couldn’t even respond to us

Very responsive and fast with repairs. However, we requested for hardwood to be put down, they approved it and had someone come out to get the measurements and give an estimate. A week later when I asked for timeline of when they would start, they came back and said we would not be getting the hardwood. Very disappointed.

Not a bad company to rent from. There are issues as with any place but most are tolerable. Repairs are where my review falls short. Simple issues have taken 6+ months to get resolved. Over all it’s not bad

So I've left several reviews advising you, Do Not Rent From AH4R. 3256 Net Ct in Jacksonville Fl. Has a fireplace that doesn't work. However, they'll still charge you for the amenity & for gas on your utilities which they control. You cannot use JEA directly. You hv to hv utilities connected thru them. Then they charge an extra 9.99 to process your bill every month. We were charged for gas almost a yr. They knew the gas didn't work nor the fireplace that used the gas. Teco sd they've known for the 3 yrs they've owned the property that it didn't work and that ws in 2019. We went thru a lot to get the charges refunded. Due to us keeping all photos, videos, emails and witnesses. They weren't able to lie and keep our deposit like they're going to try to do to you if you rent from them. We did everything right. We were good tenants and good neighbors. Left the home in better condition than we received it and they really tried us. But they tried the wrong couple! Keep every pic & video of every floor, all blinds, yards, appliances even walls, everything, toilets too. So you can prove your case when they attempt to keep your deposit. They tried to charge us for wood blinds that ws actually paper when we moved in. Had pics to prove it. We went thru abt 4 or 5 property managers in 1 yr. Glad they're behind us. Most stressful rental ever in my 50 yrs of living. I hate this company! Funny they only reply to good reviews.

My husband and i were excited to move into our new home with AH4R in October. However we have been incredibly disappointed in their management support. We were told our fence was going to be put in however it has been 4 months and when we ask about an update it is ignored. In addition, we have had issues with their lawn care team destroying our grass with their machines and leaving trash in our yard after their services. When it is brought up to the management team they had nothing to say other than we can’t opt out as their are under contract. Overall just disappointed in the customer service with the management team as our questions and concerns seem to continue to be dismissed.

Our property manager Samantha Benton is outstanding. She’s very responsive and has responded to me after hours and on weekends. We haven’t had many issues but the couple we’ve had have been addressed promptly by Samantha. She follows up with an email which is great service!

Do not rent a home and stay away from this company, this company is a rental scam, they will make up any excuses to not only keep your deposit but make up and exaggerate repairs to make the tenants responsible for normal tear and wear of the rental unit. Which I’m pretty sure the get depreciation tax benefits for it. I happen to be a landlord and trust me you don’t want to rent from this company. If I had read the reviews on line before renting from them, I wouldn’t have never use this company to rent a home, STAY AWAY FROM THIS RENTAL SCAM!

For being such a large company with the transition from applying and move in date is horrible. We pick a newer home to avoid maintenance issues and when we move in it has 10+ year old appliances which wouldn't necessarily be a deal breaker but the stupid refrigerator was broken day one and took 1 week to get a tech out and is still not fixed. Water and ice despenser don't work. Their fix to that is just cap it off and not use it because they consider that a luxury item and not a feature of the refrigerator. So now I still to this day 2 months into this lease have a broken refrigerator that over freezes my frozen side and freezes my refrigerated side even with both settings at the lowest option. Honestly I'll be buying a home when this lease is up but I wouldn't suggest dealing with this company and their lack of compassion.

Its sad when a company has to beg for good reviews at the beginning of the rental when things appear good. They pressure you to submit a review to offset all the bad reviews they get once they hv you in their clutches. Trust me, the energy changes after they get their review. Like you can't go back in and change it. That's what we did. DO NOT RENT FROM AMERICAN HOMES FOR RENT. YOU WILL REGRET IT. They don't care how good of a tenant you are. They don't care if you pay rent on time each month. They don't care if you leave not owing them anything. They don't care if you cleaned the home, did the yards, took care of their home. They don't care if you were a good neighbor. They're goal will be to extract as much money from you as possible, even if it means attempting to charge you for damages from previous tenants. They're goal is to get the tenants to pay for damages so they don't hv to come out of pocket. That way they can continue to buy up all the rental properties and stick you with the damages and make bogus claims to extract your money. Its a dirty business they're in. I pray God curses this company & everyone involved in its dirty politics! Evil at its finest. After we left the home in a better condition than we received it, they sent us a bill for the amount of our deposit plus over $4xx. 00. They want to keep our deposit and saying we owe them over $400. The devil is a liar and there's no truth in him. DO NOT RENT FROM AH4RENT. GO ANYWHERE BUT HERE.

American Homes 4 Rent is the most organized and professional individuals I have ever had to deal with. In the military I moved to a lot of places, including overseas; AH4R made everything quick and seamless. They communicated from the beginning to still actively following up with us. I highly recommend this company to anyone who wants and demands true professional service. The are the BEST!

12/22/2020 Update: We just signed another lease renewal with American Homes and I cannot say enough about the service we have gotten in our almost 6 years with them. We had questions about a specific lease term and Jacquelyn Heflin and the staff at the Jacksonville office are always so quick to respond. They worked with us to secure the best lease option and we couldn't be happier with them.

3/12/19 Update: We just signed our lease renewal for another 2 years and would like to thank our renewal agent Lynnette Smith at AH4R for really making the process easy and quick. We wanted another 2 year lease which was not one of our options when the renewal came in. She worked to help get us a very good renewal rate and I felt appreciated us for being good long term renters.

We are very happy with AH4R and the property. We are on our 3rd year with the company and I can say that we have never had an issue that they have not responded to. The local office in Jacksonville is great to work with, they are very responsive and always get back to you about any issues you have. I give them a solid 5 stars, if I could rate the corporate AH4R independently of them they would only get a 4. Sometimes after you call in an issue to the main service line the process can get cluttered up because they will issue the call to a service person/vendor and only okay a certain amount of work. If the work needed will be more costly/more involved than that, they will need to submit report and requests to come back and fix the issue or decide on a different avenue of work. Overall great response from our Jacksonville office, Stephanie, Giustina, & James are all great to work with.

Prior to final move in costs were paid, I asked about a huge fire ant hill that I found against the house and if they would take care. I informed them that my grandson has an anaphylaxis allergy to fire ants and I was assured that it would be taken care of. I signed all agreements and upon receiving my keys, I found the ant hill still intact and larger than before. It is currently up to the siding of the home which could allow them into the walls. When I questioned it, I was told it is my responsibility now. Once my lease is up, I will never do business with AH4R again.

American Homes 4 Rent is a very professional and good quality in the Homes they rent. The Management Team has been very attentive and professional in their services to our family while renting their property.
The maintenance Team also has been very professional and has given quality and quick responses to our needs since 2019. During the Pandemic American Homes 4 Rent has sent out valuable information for us to continue our stay. I would recommend American Homes 4 Rent as a #1 choice because of their good qualities and value respect to our Homes 4 Rent has promised to assist all their Renter's with up to date options to assist all families during this time of the pandemic. Thanks to Samantha, Tea and Jeremy for there kindness and constant services during this time of needs. I've seen some bad reviews for American Homes, take these with a grain of salt. You are only getting one side and everyone has their opinion. I am an actual renter with ah4r for almost 5 years. Do I have complaint's? Sure. Rent keeps going up, payment portal has major issues.but these things happen.
My local office has been really good working with me on solving problems. During our virus crisis they have really helped!
So do your research, read reviews. If you decide to rent and have maintenance issues do follow ups. Any issues, ask them how they can help you. They will work with you.
BTW. I live in Florida

Overall the community is nice- however, the property management is subpar, at best. My wife and I moved in almost 3 months ago and we still don’t have a plate for our microwave.

As simple as that sounds, we’ve made countless calls followed by emails to the local office & headquarters in AZ, with no resolution. The home was new with a completed inspection form, from the same property manager we can get ahold of.

As an actual result, we’ll be purchasing a replacement plate, combined with speaking on AH4R’s behalf.

Wonderful customer service experiences I have had with Tea J.regarding our rental property. Anytime I have had to reach out to her regarding rent payment, maintenance, questions regarding absolutely anything she has responded right away with a solution. During this pandemic, things have been so unpredictable & she has given me peace of mind so many times.
