We loved this little cottage! It was located just a few steps away from The Anna Maria pier, the bay, restaurants, and other cute shops! It was very clean and comfortable and perfect for our little family! I highly recommend staying here! Everybody was very friendly and helpful and made our stay very enjoyable!

We visited Anna Maria Island this past week with family and friends. We had a great time at Tidal Daze house. The house is beautiful, modern, and very well kept. The beach was less than a block away. The backyard and pool are very nice. We all enjoyed the outdoor areas after coming back from the beach. The servicing company was amazing. They kept in touch with us through texts and were always very attentive to our needs. I highly recommend this house in Holmes Beach.

We rented the Bayshore Charmer in April and May 2023. The location is great, walking distance to Hyde Park downtown, right across from the bay. But if “charming” means old, dirty and neglected then i guess this house meets that definition. When we arrived the house was disgusting - the floors were dirty, dust under every piece of furniture and bed, stains on the couches and rugs. The windows were so dirty you could barely see out of them. The outside is totally neglected and dirty as well - the screens under the pergola were torn and useless and filled with spiders and other bugs. The outdoor furniture is cheap and uncomfortable and was so covered in dirt and dust that it was basically not useable. The house is covered in soot from the road, with black dust covering everything. I had to request a deep clean of the inside and a power wash of the exterior just to make it somewhat livable. They outfitted the kitchen with the cheapest items they could find. The blender broke right away, the kitchen knives were falling apart and everything was flimsy and barely functional. The owners have junk tucked away in places all over the house - broken shower doors, old carpet, etc. I could go on and on. This house is expensive to rent, but by far the cheapest and dirtiest rental I have ever stayed in. I would give AMI locals 4 stars for their responsiveness, but there wasn’t much they could do to improve our stay as the house is what it is - a not at all charmer.

This place was amazing! I booked it for a group of 5 to stay in for a week and it was perfect! The location was amazing and the layout allowed for everyone to have space. I would recommend this to most groups. If your group has small children I could see it being tough because of the stairs but we had teenagers and they LOVED it!

Wow! This is an amazing condo and location. Great views, clean, quiet, comfy beds, washer/dryer, patio to enjoy being outside, and so much more. Words can’t express the beauty of this place so here are some pictures of the sunsets we experienced.

My stay at Island Time Hotel, managed by the abysmal AMILocals, was nothing short of a nightmare. I feel compelled to share my horrific experience to warn others about the deplorable conditions and the dismissive attitude of this management company.

To start with, upon entering the room, I was greeted by a repulsive smell of humidity that permeated the air. The room was clearly neglected and lacked proper ventilation, resulting in an unbearable and musty environment. As if that weren't enough, black mold was visibly growing on the walls, posing serious health risks and indicating a complete lack of cleanliness and maintenance.

Adding insult to injury, the advertised amenities turned out to be a complete sham. The refrigerator in the room was inoperable, leaving us without the basic convenience of storing perishable items or enjoying a cool refreshment during our stay. It is beyond disappointing to be met with false promises and subpar facilities.

As if the mold and faulty appliances weren't distressing enough, the room we booked fell short by one bed space compared to what was advertised. This meant that one of our group members had to sleep on the floor, which is absolutely unacceptable and a clear breach of our reservation agreement.

We promptly reported this issue to the management, hoping for a swift resolution. To our dismay, their response was utterly abysmal. Instead of addressing the problem with the seriousness it deserved, they sent someone to deliver an inflatable mattress at the ungodly hour of 3AM. Predictably, the mattress deflated itself within an hour, leaving the poor individual stranded on the hard, cold floor for the remainder of the night.

When we attempted to discuss these numerous inconveniences and health hazards with the management, they displayed a shocking level of indifference. Their proposed solution was a measly $100 discount off the reservation, as if that could ever compensate for the myriad issues we endured throughout our stay. It is clear that customer satisfaction and guest comfort are of little concern to AMILocals.

I strongly advise anyone considering staying at Island Time Hotel, under the management of AMILocals, to look elsewhere. Their blatant disregard for cleanliness, maintenance, and guest well-being is appalling. It is disheartening to see such a lack of professionalism and accountability from a management company that should be responsible for providing a safe and enjoyable experience.

Do yourself a favor and avoid the frustration and disappointment we endured. Choose a different establishment that prioritizes cleanliness, functional amenities, and guest satisfaction. AMILocals and Island Time Hotel have proven themselves unworthy of your time, money, and trust.

Im renting a summer vacation home from them and they are so helpful. The person that helped me even orientated me on other things that would make my stay even funner.

This is the best house I've ever been to.large, spacious.everything went very smoothly, all the shops are close, the beach is a 5-minute walk away. I and my family are very happy to have visited here.we will definitely return here again. Thank you so much ️

**I am editing this review as AMI Locals responded below saying they were glad they could honor my request.what? A blatant lie. 30 minutes before the 10am checkout, I received a text that they could offer an 11am checkout. How is that honoring my request? You wish I would have notified you of these concerns during our stay? I emailed every email address available for AMI locals 3 days before the end of our stay, responded to texts requesting management etc. The same person in charge of the text string below must be responsible for responding to reviews as well. What a joke this company is. Such an integrity issue to block negative reviews on your website on the listings and then blatantly lie on your review responses. **

Original review:
Sea Grape Escape: Lovely AMI home with the perfect beach location but unfortunately has poor management attached. When we arrived at 4pm (6/10) for check in, 2 vehicles occupied the small driveway so we were forced to call AMI Locals to figure out what was going on. We were told that the cleaning crew was running behind and they needed an additional 15 minutes to finish the job. We were irritated as we had a 5 month old in the car but understood as 15 minutes wasn’t that significant. 45 minutes later we were able to enter the home. The floors were so filthy we had to clean the entire house immediately before we could even enjoy it. The quality inspector came as we were entering and was here for less than 2 minutes. I spoke with Heavenly on the phone who contacted the cleaning manager (Omar I believe) and came up with a plan to offer us late check out on our departure date (6/17). Heavenly asked me what time we would like to checkout. I said 3-4 and she said that she could guarantee 12 but if no one else booked the house then we could have 1pm. Perfect.

Our first night in the house we learned that there is a MASSIVE mosquito problem. We were covered in bites instantly from sitting in the (albeit beautiful) outdoor area by the pool. As well as both balconies. Breakfast, lunch, dinner.it didn’t matter. They are swarming everywhere. Over $100 later in insect repellent products and it was somewhat manageable but we were still constantly battling them. The property needs to be sprayed. There’s no way to enjoy the outdoor area at any time of the day. Keep in mind we are Florida natives and still have never seen a presence of mosquitos and flies this strong.

Other items worth noting:
- the ice maker has been working at 10%. We had to buy bags of ice just to be able to have water or sodas.
- There is no hot water in the kitchen sink, regardless of how long it is left to run, no hot water ever came. Dangerous for washing dishes.

I did not plan on leaving a negative review as I did not bring the above items to AMI Locals attention but unfortunately I received a text message (2 days before check out) that reminded us of our 10am check out. I responded reminding them that we had a delayed check out due to our inconvenience of check in and was handed the following exchange:

Me: We are supposed to have delayed checkout due to an inconvenience with check in. Can you please confirm?
AMI Locals: We are sorry that you experienced this and would have sent housekeeping back for the floors had we known. If you still would like them to come, please let us know.
Me: Let me know what time our late checkout is please.
AMI Locals: That would be at 10: 00 a.m.
Me: Have a manager call me tomorrow.
AMI Locals: May I ask what this would reference and perhaps I can help you.

In summary, the owners of this house have a real gem that is in my opinion on the perfect spot in AMI with close proximity to the beach, beautiful outdoor areas and potential to be a dream vacation. It’s unfortunate that the owners have trusted AMI Locals as their management company.

Before posting this review, I requested contact from management and never received a response.

Edited to add: beware, this company has to “approve” reviews left on the rental listings on their website.

I would strongly advise prospective renters to consider other options before choosing this property for their vacation. Upon our arrival, we faced significant hurdles gaining entry to the house despite having already paid a hefty sum of $10,000 for the rental. Despite numerous calls to the office, it took half an hour before we received a response and the access code.

Upon entering the house, it was disappointingly apparent that it hadn’t been cleaned. The thermostat read 80 degrees, dirty towels were scattered around, and the countertops were grimy. We even found old shoes and socks left on the balcony.

Our stay continued to be marred by problems, including a faulty air conditioning system. Despite multiple calls to management and several temporary fixes, the air conditioning failed repeatedly over four days, subjecting my children to uncomfortably hot sleeping conditions.

Additionally, the pool was poorly maintained with various debris and insects floating on the surface. In general, the condition of the house was less than satisfactory, appearing worn and not providing value for the asking rental price.

Despite our repeated attempts to communicate with management, our concerns and requests for remediation were largely unaddressed. We tried to maintain patience and cordiality, but the solution offered - moving to another house at our own inconvenience - was unacceptable. We decided to cut our stay short as a result.

Post-departure, we contacted management multiple times seeking partial reimbursement or future credit, but our requests were ignored. On the rare occasion that we did reach a representative, their response was discourteous, and our issue remains unresolved. It is for these reasons that I recommend avoiding this company and their properties to ensure a pleasant vacation experience.

Great location, just steps to the beach and a short walk to restaurants, the trolley line, etc made up for some issues described below.
Management company was responsive to our inability to get into the cottage until well after 4pm. The little pool was great for the kids and good for all to cool off in. Lots of TVs (we didn't watch)
But there were only 5 dining room chairs (including one brought over from the cottage) for a place that could sleep 11 people. A few folding chairs and even a small folding table would help. Also no pot holders or wash cloths. Missing some other usually supplied kitchen items but we adapted.

AMI locals helped make our stay at Malibu Beach house rental all the more comfortable. Our multi generational family of 14 loved the house, its location, and a number always answered with any questions answered promptly by your agency.
Forever grateful for this week and the awesome memories made.

My family and I rented the Surof house the last week of May 2023, as a returning customer to AMI Locals. The code to the door was not listed in the email sent prior to check in. Luckily, the employee who covered after hours was quick to send me the code to the door and the lock box. I was thankful to have the lock box code because the code to the door did not work- the entire week. Speaking of doors, the door to the ONLY bathroom in the house did not latch. The door is a sliding style, therefore it would roll open when attempting privacy. The air was set on 80. The air is controlled through/by AMI locals. Changing the setting goes through them. This was not mentioned in the contract and it would have been a deal breaker. Check out is at 10am. The cleaning lady was there at 9am and sat outside and waited for us to leave. Some positives, the location is nice and convenient. The maintenance man was kind and understanding (however the issue with the bathroom door was not fixed during our stay). AMI locals was easy to get in contact with and listened to our issues. Despite the company listening to our issues, not much was done. I will never use this company in the future nor will I recommend.
