Unfortunately, my six-month stay at Arcadia Dr Phillips was far from satisfactory. The paper-thin walls meant no privacy, as every sound from my neighbors was audible. Additionally, the apartments seem to have a cockroach problem, and the presence of snakes around the property is unsettling. But most frustrating of all is the guest parking situation; having my guests' car towed from the premises was the last straw.

Terrible apartments. Unfortunately, my nearly two-year stay at Arcadia Dr Phillips has been deeply disappointing. The biggest issue is the incredibly thin walls, which allow noise from neighbors to easily penetrate, disrupting the peace and privacy of my apartment. Additionally, the presence of cockroaches and snakes on the property has been unsettling and a clear sign of inadequate pest control measures. However, what has been most frustrating is the inability to have guests over without the risk of their vehicles being towed to an impound lot. This has significantly impacted my living experience and overall satisfaction with the residence.

Horror! Guests are not allowed to park their cars because they are taken to the impound area! So if you want to invite guests, expect unpleasant situations from these apartments!

I have lived here almost 7 months now and have not seen many of the issues stated by those giving Arcadia 1 and 2 stars. That’s not to say they don’t exist, I just haven’t seen or experienced them myself, neither have many of the residents I have had conversations with. I work in the industry so I tend to be pickier because I know what I am seeing and what I should be looking for. I have had a great experience so far. The management staff has always been responsive and accommodating. The grounds are kept extremely clean. They do regular massive projects, (hallway carpet cleans, window cleaning, landscaping projects.etc) and emails are always sent out informing the residents of this in advance. They offer multiple monthly residents appreciation events. Food trucks, Yoga by the pool and other gatherings in the leasing office. I do, however, agree with some of the other comments about children. I have a 4 year old who recently moved in above me and literally spends 6 hours a day and all weekend jumping up and down, running back and forth, throwing things on the floor. I wish it were legal to require families with toddlers to live only on the first floor. However, there are things the staff cannot necessarily police 24/7, it is up to the parents to be more respectful of what their children are doing in and around the grounds. I see more damage (minor and usually inconsequential) done by children than I have ever seen by a dog. The pet owners here are way more respectful in picking up after their pets and keeping their dogs under control than some of the parents are. All in all, I am more than happy with my decision to move to Arcadia over some of the other options I had.

I did a tour with Christian Galarza to see my future apartment and I was left speechless! Christian is so knowledgeable of the property and the amenities that goes along with Arcadia’s standards! I would definitely recommend a tour with him! I will be applying and I can’t wait to start living there!

One star because zero is not an option. The only good thing is the maintenance team, which is quick and courteous. Other than that, units are in a state of disrepair (rusting ACs which leak rusted water into baths, peeling paint in some areas, scratches and stains in common areas, dirty carpets, residents who leave their trash in your bins, etc), rodents and pests all over, leasing staff cannot be bothered to respond to emails or manage bad behavior from residents who seem to smoke weed in common areas without any issues, and the management company will nickel and dime you on everything. They draw in residents because they have a large outdoor area, but unless you're going to pitch a tent and live outside, it's not worth it. I was initially drawn because they have outdoor yards for some of the ground floor units but quickly learned that there are garden snakes (harmless) during the day and rats at night so leaving the door open wasn't always a good idea. Additionally, their landscaping crew sprays pesticides and spreads slow release pellets without any notice. Not ideal for children or pets. There are better places, newer places, places with a better staff in the same area. I recommend these instead of Arcadia.

I have been living at Arcadia more than a year and we really like. Christian from the beginning at the leasing process with us out of the country has been super professional, attentive and friendly. Every time that we need some help he has been there for us, and always with a smile. Jose from the maintenance crew is also superb. He is very attentive and helpful. My son loves to see him, he consider him part of the family.
We love the location, the layouts, the patio and the park and washing area for the doggies. We also like how maintenance work to keep the areas, the apartments, the landscape and the decor.

The residence is beautiful, the management and maintenance team is very nice, kind, and helpful. My complaint is about the residents who have kids. Honestly, I don’t understand why there is a fee for pets and not for children. Some people here have their unsupervised kids around the amenities, and they simply destroy them. Parents, you are not paying rent to have a maid take care of the whole area as if it’s your private living room. Please get your kid on a leash or be responsible for them. It is very unpleasant to see the common areas in a mess after your children have used them. Besides this issue, everything about this residence is beautiful, well taken care of, and the neighbors are very nice.

I recently moved to Arcadia Dr. Phillips and I really like it here, all the problems are fixed quickly, the neighbors are almost inaudible, it's very nice and cozy inside on the territory, I recommend it. I love this place

Daisy was incredibly kind and helpful with my move in! As a former leasing agent, I like to take note of how people present their community. Daisy was professional but never pushy, providing information requested in a timely manner but never being overbearing. When I was moving in she made sure the stressful transition was as easy as possible on their end. So far the community is beautiful and everyone is very kind! So happy with my choice thus far, and highly recommend working with Daisy if you’re interested!

I’ve lived here for 3 years now. The complex is nice. You will not hear any noise from your side- neighbors, but the floors and ceilings are thin. You are likely to hear those neighbors. Complex is clean.

Even though we have been good residents: quiet, always pay on time, they continue to increase our rent. You will not be grandfathered in, they will not be loyal to you as you are to them. Our rent increased $120 per month. Every year it’s another increase. They offer no gratitude or incentive for staying. They just keep pricing you out until you can no longer afford to live here.
