Great maintenance response! Excellent office staff. All staff professional and knowledgeable. Quiet community in the heart of downtown Gainesville.

Very pet-friendly. Complex always looks beautiful and maintained. Zero roaches they are very good with pest control. Their maintenance staff is responsive and willing to help out.

Also its an amazing walking distance from the downtown spots. I can walk 30 seconds and grab a coffee from any of the local places.

I love it here. It's like a small town; everyone is friendly and neighborly. The area is super charming with mature trees and old brick or cobblestone streets and close to lots of restaurants. The office staff and maintenance crew are very kind and accommodating and go above and beyond to help. Any issue I've had has been immediately taken care of and communication is constant throughout the process (they send text updates). The grounds are well-maintained and the complex is very pet friendly. It was a great choice for me.

Overall, a pretty nice place to live. The main thing to be aware of is that they are not renovated at the same time but from my experience they are priced accordingly. My apartment is not the newest and it does have its occasional issue due to its age. What makes it okay though is that maintenance has been great, very kind and always fixes the issue immediately.

I've lived in 4 different apartment complexes. This is the worst experience I've had so far. The pictures I added are pictures from my inspection on move-in day. We were told we couldn't move in at 9am on move-in day because they needed time to clean the apartment. The apartment was still a mess when we showed up later around noon. Now not every apartment looks like mine so my experience is very much my own. However, most of the general pictures they put on their site is of wood flooring with new appliances. Their site is very misleading cause that's absolutely not what we received. I was also disappointed by what seemed to me as lack of concern from the people in the front office with the state of the apartment from my inspection as well. The maintenance team has done a pretty good job cleaning what they could, but things like cobwebs can't be cleaned because of high ceilings so no one could reach them, which brings the feel of the place down, and the flooring in the laundry room which they have yet to clean. We tried to get our old washer/dryer switched out for a different one because the drums are tiny and it was malfunctioning, we were willing to pay the costs to replace but no improvements of the appliances are allowed, only maintenance attempting to fix it. The apartment sounds good on paper, but the reality is definitely lack luster. If you're a college student looking for a place, it's okay, but definitely make sure you know what you're getting before you apply or sign the lease. Some more transparency from the start would be great.

This review is in response to Arlington Square changing their parking policies to include charging $25/vehicle per resident effective August 1st. We have lived here since February 2021 and occasionally had issues with not having enough parking at peak times, especially when maintenance had multiple storage pods in the parking lot and for a while there were additional temporary dumpsters that were askew taking up space. I couldn't complain too much especially since parking was free in a good location. Now, midway through our lease term we have $600 added to what we will pay to live here without any additional value. For an entire year that's an additional $1200, which is just a few hundred dollars shy of an extra month of rent. I imagine in February our rent will increase again so we are paying more and more for the exact same amenities we had moving in. The same day these changes were announced the apartment cleared out various couches, furniture etc that were blocking parking space for a solid two weeks, and debris from a dead tree that fell into a spot a couple of weeks ago. They also have a storage shed that blocks roughly four parking spots just because of how it is placed, maybe 1-2 extra spots could be freed up just by changing where the shed sits. That's one possible solution to free up parking space without burdening residents with additional costs. Same for clearing out trash and debris that sat for weeks.
We don't really have any option but to pay for what used to be free. What else do you do with a vehicle you need to use daily? This seems like an easy way for Collier to increase revenues and show profit without investing in any improvements for the residents. It's also more palatable as prospective residents do not see those additional charges listed in rent. I urge Collier and Arlington Square to stop levying additional fees and charges unless they actually can justify they are providing real, tangible improvements to our living conditions. This is a hollow stunt to make more money and say they "improved parking. "

I've lived here since Aug 2021 and although Arlington has never been perfect, I mostly enjoyed staying here. I had problems with roaches for the first 3-4 months but the pest control and maintenance staff were excellent so I really tried not to dwell too much.

However, now, Arlington has decided to suddenly charge their residents $25 a month to park- something that was never done before. No additional parking structures have been added, nor have any renovations been done to the existing parking structures, and yet they feel that it is appropriate to charge $300 per year, per resident for parking. Additionally, with this sudden increase, they make sure to let you know on the parking addendum that this STILL doesn't guarantee you a parking spot. So that $25/month does not ensure parking security.

I'm very disappointed with the way that Arlington has decided to handle this. Although I spoke to the community manager, Jessica, who was very sweet, it still does not make sense to charge your residents $25 each month per car without implementing any new changes. For the 80 parking spaces, this means that Arlington will be making $24,000 a year. JUST with the price of parking. It's a joke and their rationale for it makes no sense. So so so disappointed with how this was communicated/executed.

There's a tree that dropped several branches on spots that sat for weeks as well.
We don't really have any option but to pay for what used to be free. The addendum to the lease seems pretty draconian and takes rights away from tenants. The landlord has the right to cancel the resident's parking addendum at any time but we can't cancel before we cancel the lease. That's shady and a quick buck for a company desperate to make profits without offering real solutions. If you need to park, don't rent here.

I've been living at Arlington Square since August 2021 and re-signed my lease for another year this past spring. I enjoy living downtown and having the ability to walk to restaurants and bars. Today I feel quite disappointed and let down by this community. Today, Arlington Square informed current residents that they will now have to pay $25 per month for parking (an amenity that used to be free) less than 2 weeks before current parking decals are set to expire and when most people have re-signed their lease for the year. This adds up to an additional $300 a year residents will have to pay on top of their rising rent (thanks inflation!). Additionally, they are only selling enough decals for the 80 spots in the parking lots. So in totality, Arlington Square is making around an additional $24,000 this coming year on parking alone. I spoke with the community manager Jessica who was kind and explained that this would be a way to "improve parking", but without the addition of more parking spots, I don't see how charging residents additional money will solve the issue of restricted Arlington Square parking. I feel like my hands are tied and I do plan on paying for this parking because I need to have a secure place to park my car *where I live*, but I'm quite disappointed about the sudden and haphazard communication from the apartment complex. I really really hope this additional $24,000 will be used on some sort of community improvements because right now this seems like a quick money grab.

Definitely pricey but beautiful community and really nice management. Make sure you’re aware of all the additional charges before you rent. Once you do and are able to, enjoyable place

Old appliances and accomodations in the units. Not worth the price.

Also, whoever manages the property has no idea what they're doing. Communication with residents is poor. They often do not have people in the office at the specified hours. Recently they started forwarding calls to their office to a call center instead of having someone who can actually help occupy the office during open hours.

The pool is a "Free for all" to anyone and everyone LOUD, TRASHY and DISREGARD the ones that pay to live here. Management is no help "Jessica" and I would not rent here, word of advice.

Arlington Square is amazing! It's in a great location, very clean, and a great price for the amenities. The staff is unbelievably helpful and kind. Katrina is always able to answer any questions, resolve problems, and refer me to the proper staff members when necessary. I wouldn't want to live anywhere else!
