Avoid renting from Associates Reality if you can help it. They will deduct unreasonable amounts from your security deposit upon moving out.

Associates Realty has been our property manager during our time in Gainesville. Bree and her team have always been very professional, courteous and responsive, making our decision to remain with them an easy one. Any need we had related to property maintenance was handled promptly with competent professionals. We would highly recommend Associates Realty.

Our property had a lot of issues but they were pretty good at getting them fixed if possible.

We wanted to stay for a couple years but ended up only staying a year because the owner decided to sell the property. Not Associates fault but it did throw a bit of a wrench in our plan.

Overall though, honest company and nice people. Renting process is really easy and they genuinely care about their tenants. Would definitely recommend.

I scheduled a viewing at 10 am and was called at 10: 02am letting me know the agent grabbed the wrong keys for the apartment and would return to the office to grab the correct ones to do the viewing as scheduled. I waited for 30 minutes before I called them back and Kim answered the phone and transferred me to the agent that would be showing the apartment. The agent seemed bothered and stated that she grabbed the wrong key and they should’ve let me know. I told her that they did but they also said she would come back for the showing. She asked if I would like to reschedule and I declined being as I drove from Ocala for this. She said she would finish up some paperwork and leave there in the next 15 minutes or so which I felt was unprofessional as I had already been sitting here waiting for her. I waited another 30+ minutes to no avail because no one showed up so I left. Over an hour waiting for no reason. I wasted my gas and time driving back and forth from Ocala. Not to mention the outside of the apartment was dirty and there was literally a pile of crab legs just laying in the grass.

I can honestly say that my decision to hire Associates Realty Services to manage my rental property was the best move I could have done! After many years of having to solve renter issues long distance I had peace of mind after Bree took over the management of my rental. My problems disappeared…:) she got more rent, always took care of maintenance issues, repaired issues after turnovers and always quickly found quality tenants! Bree and her staff were easy to work with thru out my ownership of my rental!
A wonderful quality firm with dedicated employees!

*Try finding a property manager that will actually do their job rather than fight with customers on Google*

The condo that I rented was very nice and at a great price. However, Courtney Douglas is quite a lackadaisical, uncaring, and subpar property manager. Read below for details:

It all started when I signed my lease, and asked if there would the possibility of an early move-in. Courtney told me yes, as the current tenant may agree move out early or if any other units became available. Anything to get me to sign that lease. After months of constantly asking for updates, I was able to move in a week early (bear in mind I was asking to move in 2 months early).

Upon moving in, things went well until my washer/dryer unit was leaking about halfway through my lease. Maintenance tried to fix the unit, and couldn’t, ultimately replacing the machine with a new one. Which was great, if you don’t consider the fact that I was without a washer/dryer for over a month. Without any sort of acknowledgment from Courtney.

Upon moving out, I was excited to finally be rid of Courtney, but not without one last incident! I was nickel and dimed on my deposit refund, being charged for pointless items, such as mildew in the shower (which is GOING to happen in a 15 year old shower), missing the side of the toilet when cleaning, and old olive juice spilled in the fridge. I was charged $150 for cleaning. Considering that my deposit was $550 more than a month’s rent, I think they already hit their profit margin with that one. It was just one last nail in the coffin for me honestly.

I go into this review knowing that most property managers and leasing “professionals” are terrible people, but Courtney was especially heinous. While some of my issues were out of her control, her dismissive attitude and lack of timeliness/organization/communication are what I take issue with.

Reading through other reviews, there are several instances of Associates fighting back with customers on negative reviews. I don’t know who would think that’s professional behavior.

Everything is great here, except the front desk lady has the worst attitude I’ve ever dealt with for no reason, should definitely find a replacement, if your not gonna be good at customer service find a different job

Associates is awesome! Their very on time and professional… Ms. D is awesome she’s very helpful and her caring. Also Chis is really good at taking care of the work order. The associate family is very cool to work with.

Extremely unresponsive and unhelpful with tenants. Multiple service requests have not been addressed for months and are still ongoing. I do not recommend that anyone rents a property managed by Associates Realty

Courtney & Shannon were so helpful in helping my brother find just the right place. He needed wheelchair accessibility and they knew exactly which property and unit would suit him best. It even had a washer/dryer hookup making doing the normal things many of us not in a wheelchair take for granted. He was looking at several places, and even though another place was in a preferred location, he ended up choosing the unit they recommended because they were so nice and helpful. The process and paperwork was done quickly and easily. He'll be here soon! Thank you Courtney & Shannon!

Based on previous reviews of other tenants under Associate’s Realty, it has become a bit difficult to publicly express the frustration I have been undergoing these past few months. The property I have been a resident of is cheap considering how much inflation has impacted the prices in this town. Feeling great about that. However, these issues have never really been resolved, just bandaged or poorly treated by the property manager. I have a toddler in the home and despite my numerous complaints of mold, leaking water, and rodents, it has taken over the required time to really fix these issues. I now have an electrical problem due to water damage. My ceiling, where the rodent is located, is still open and has been for several days now. The bathroom vents are moldy and have yet to be replaced, even after Shannon, my property manager, has acknowledged the issue. The workers are working really hard on the tub walls and I appreciate that. These units are also much older and more prone to have these things happen. Much aware of that, BUT being in this situation with a toddler in the home has caused her to become sick and caused me much grievance and stress. According to Courtney, the lead property manager, none of these issues should prevent me from living in the home with my baby. Despite that, Courtney has been a pleasure to work with overall considering her patience and professional demeanor towards me as I am technically not a resident of hers.

Since I cannot respond to the owner’s comments. I never said that the bathroom issues are not being addressed. I specified which part, the vents. The timeframe in which A. R is open do not coincide with my schedule. However, I have called several times and have received vague information.

Associate’s Realty takes all the burden of renting off our shoulders, especially since we live an hour away. We recently needed work on the bathroom, and they managed the entire renovation beautifully! Our rent continues to be competitive, and the renters are screened appropriately. It’s been two years since using AR, and we highly recommend!
