Avalon-Orange County Condo, Orlando FL

The gate is never closed anyone walks in and out, loads of laundry are stolen if you’re not sitting next to it, pool is always closed for maintenance for weeks at a time and over crowds with people who don’t live there, the door to the billiards has never been opened, all the gym equipment is either broken or doesn’t have something to it, the tennis court is never open, the basketball court has no hoops. This place is trash! Stay away! Drug users sleep where the furniture disposal is. The only thing that manages to stay nice is the fact they have the landscapers come every week to make the grass look nice that’s all!

So this place has some weirdos living here, they threw a child out a door. Would not recommend

This place is a joke the lady that runs HOA is a snake and a liar.they make up lies too violate you.so I advise if you live there document everything.they will have your car towed call DCF on you for no reason. Don't be fooled by the photos that place is trash! All them amenities are bogus cause management locks it no large pool no gym no tennis or basketball court trash compactor is always broken so. They throw piles of trash allover the place

Been here 4 years. The security gate has worked 2 weeks total. They were replacing the awning when I move in, not done. All the amenities were closed a year begire Covid 19. Currently moving out can't reach any one in the office. Have sign say open at 1pm it is 3pm. Rent also went up $300 for a 1 bedroom.

Basic condos no amenities everything is closed post covid years later no backing in parking sucks. 3 gates only one for entrance. Older most part quiet complex.

Well, I like the Avalon condo. But don't like the false advertising they do. Like the largest pool in any condominium in Florida has been close and in repairs for 3 years now or longer. Just like the small pool, gym, and every other amenities in the Avalon condo. But yet as an owner they raise my maintenance fee $25.more to upgrade all around the condominium, but I don't see any improvement at all. So where is all the money going?

This place is very nice. The 1 bedroom is great for a single person or a couple starting out. I gave it a 4 because it lacks storage space and light fixtures in living room and bedroom.

I have been living here for 4 years. Our family owns a townhome, and it is honestly the worst! We come from NY so you would think we'd be able to adjust. Our kids don't feel safe. HOA is high and none of the amenities are ever accessible. Random people and cars are constantly parked in the complex at night, gated community and the gates NEVER WORK, the pool is ALWAYS broken and never being repaired, DOG park is infested with fleas and always full of poop, & overall just poorly maintained complex. I wouldn't recommend any family to live here.

Poor administration.if you rent there make sure you take pictures when you go in and you go out.

BEWARE: This place was such an AWFUL place to live. Lived here my first year in Florida. The pool, "largest" pool in Orlando, is ALWAYS closed, so is the playground, gym, etc. The HOA manager is absolutely awful. She does not care about the community or the owners/tenants. She claims that the issues are inside the apartment in the review that SHE wrote (Mari Del Valle) and the pool, gym, playground, community gates, etc fall on the HOA (in other words HER). When viewing this place, consider that you are actually only renting the apartment and the amenities are not guaranteed accessible. You can rent at a much better place where you will be able to use all the pools, gym, exercise courts, etc during reasonable hours. Make sure to see this place during the day AND night. This place is NOT worth the money!

This community is great. Most of the complaints on this site are about the inside of the unit and has nothing to do with the association as the association does not deal with these matters. They are privately and individually owned. Each landlord is responsible for their unit. If this community would band together, everyone can make Avalon even better. The pool has been closed for a long time due to it being old and needing repairs. It is currently being renovated. We DO NOT have basketball courts. They were removed several years ago. A soccer area is in it's place. The fitness center is not open all night. It closes at 11: 00 pm every day and you must have an access card to enter. The gates are constantly broken due to neglectful people drivers. Not because management doesn't fix them. Within the last two weeks we had an amazing new laundry room installed for our residents. We have been working quite hard to make improvements. This community needs constant work and it is being done. This is truly a great place and we are working to make it better every day.

Nice and friendly place to live. Management is on top of everything and strictly enforce the rules.

Hoa manager has a horrible attitude. 2 pools 1 of which hasn't been open in over a year. Private owner doesn't want to fix anything. Basketball courts with no rims for over a year. Amenities advertised not available in years as well. Front gate never works either.
