Update July 16- The Landscaping company had to come back on Monday July 13th to finish the putting in the new sod. They did not bring enough on Friday July 10th. They were four hours late on Monday. Xtreme Landscaping in Coral Springs. This is not the company that I wanted since they were not on the up and up with me regarding no irrigation. The property manager came to check their work. Management always needs to do that till they know a contractor is honest with them. I am missing my irrigation fee of $30.00 a month that I paid and it totals $300.that I am asking back for no irrigation since last October of 2019. I have not received it back to date and It would not be fair that I was paying for a service that I did not have from October of 2019 till recently in July of 2020

Update, July 10,2020. I have been working with the Property Manager, and he is trying. He did make a visit to my property with the landscaper. However, the Landscaping company they use is Inferior and has not been on the up and up with me. I have deep concerns about the quality of work of their landscaper. Prior, I was told by the landscaper that my sprinklers were working when they were not. As noted in the pictures, my grass is completely dead. I also want my irrigation fee credited to me since October of 2019 on. I sent them an estimate of the repairs by a BBB A plus accredited Landscaper, however, I am told by the property manager that it is not fair to the board. However, It is not fair to the homeowner! All I am asking for a reputable contractor and my irrigation fee credited back.

I am extremely disappointed with Campbell Property Management. I am a homeowner, and they have failed to maintain the irrigation system for some of the home-owners. My sprinklers have not been working for 4-6 months. They indicate that the homeowner is responsible for any trees, grass etc.as per the City Regulations and this is correct! However, because they did not fix the irrigation system this is the result, I have dead grass etc.

How do you fix the situation when they won't fix the irrigation? You are paying for maintenance every month. They should be responsible for the cost of the landscaping once they fix the irrigation system!

Margate Code Is Below:
Section 23.9. Landscaping maintenance requirements.
All owners of land shall be responsible for the maintenance of all landscaping. This
includes mowing and maintaining abutting rights-of-way, swales, lake and canal banks.
Landscaping shall be maintained in a good condition so as to present a healthy, neat
and orderly appearance at least equal to the original installation and shall be mowed or
trimmed in a manner and at a frequency so as not to detract from the appearance of the
general area. Landscaping shall be maintained such that it will not cause property
damage and public safety hazards, including removal of living, dead or decaying plant
material, removal of low hanging branches below twelve (12) feet above grade and
those obstructing street lighting. Landscaping shall be maintained in accordance with
the following standards:
(a) Insects, disease, etc.: Landscaping shall be kept free of visible signs of insects and
disease and appropriately irrigated and fertilized to enable landscaping to be in a
healthy condition.
(b) Mulching: Three (3) inches of clean, weed-free, appropriately sterilized organic
mulch shall be maintained over all areas originally mulched at all times until landscaped
area matures to one hundred percent (100%) coverage.

(d) Maintenance of irrigation systems: Irrigation systems shall be maintained to
eliminate water loss due to damaged, missing or improperly operating sprinkler heads,
emitters, pipes and all other portions of the irrigation system and shall not be installed or
operated to place water on roads.

Wayne Sears is a great asset to the Falls of Inverrary. His knowledge and passion for managing the Falls are amazing. According to Ms. Deavila, Karey Raubenheimer is the manager of the account Tamarac Faiways. I have repeatedly tried to reach Ms. Raubenheimer by telephone but her mailbox is full and she can't accept any new messages. I have copied her on numerous emails that she has not responded to. This is reminiscent when Tamarac Fairways had Benchmark in Coral Springs as manager and falsely accused me of not paying my fees,

I spoke with Cristina regarding homeowners insurance because my lender needs it before we can close and my concern was answered the following day where she knows she can advise me the same day I called. I experienced terrible bad experience with Campbell properties which started with Marco who slams the door on me.

When I think of Excellence in Condo management companies, I think of Campbell! The team at my property Granville, led by David Friedman our property manager, and his assistant Ben Cheng and their team did an amazing job planning and executing our emergency procedures for Hurricane Dorian. David prepared our neighborhood procedure book of almost 50 pages, we posted it on our website and each building President was presented a copy and all our residents were informed!
Not only were we prepared, Dorian changed direction, and David and his team got us up and running very quickly.
The management team of Kelly and Brad and their team, are very efficient and accessible. They are both quick to respond to all questions and actions needed to ensure our community runs smoothly both financially and operationally.

The Maintenance Crew of Bolivar and Raphael has provided our community with excellent preparation service for our close call with Hurricane Dorian. Bolivar came on his day off (Sunday 9/1) to close our disabled residents' hurricane shutters to make sure they felt safe. This is only one instance of compassion and devotion that both of these men provide to this 55 and over community. Thanks to our Property Manager Jerry McGuinn who manages their work.

The team we have at Campbell Management for our Granville neighborhood, is professional helpful and knowledgeable.
David Friedman is head of the management on our property and very knowledgeable with many years of experience and patient. Ben who assists him is wonderful, assists at getting tasks completes and watches along with David our property needs.
Merlthia is our custodial property in our building. She takes on our tasks of keeping the building clean. She is very pleasant and we are grateful to have her employed by Campbell Management.
