Carlton Arms of North Lakeland

First of all let me start off with Jeannie Tomlinson, is rude she shouldn’t be working in apartments. She has no knowledge of why she’s doing. Accused my dad of having a balance with Carlton arms when he owns a house and never lived at Carlton arms. But I’ve lived there and Don’t move here unless if you want your health to go bad ; they have mold in the walls. The water leaks through the ceilings they just paint over it. Save your money and go somewhere else it will be worth it, the rents cheap because of how they treat their place. They make you pay for water and you don’t have your own water meter the water is hard well / lake water. You can’t even drink it. We had cracks in the walls, the dryer was so backed up, parking is a big thing. They let people park where ever they want. People get shot in those apartments. It’s scary to be there. We experienced some stuff there and wouldn’t want anyone else experiencing the same thing. Save your time and money and look for something worth moving into especially if you have kids. The front security is a joke.

Beautiful and clean place to live. Management takes care of things quickly and throws a better community Christmas party then your momma.

Great but have to pay for water. First apartment that I had to pay water at. Also the fridge and oven are over 20 years old. I lived here in 2002 and returned in 2021. They still have the same appliances. I really wish they would give me a little bigger refrigerator. I cannot store much in the freezer

It is a magnificent place to live, its distribution, preserved green areas, paving and in general the quiet atmosphere of the community, have a positive impact on creating the perfect space for the well-being of a family, in my opinion, they do not exist anywhere else.community in Lakeland North these characteristics. Special recognition for the administrative and technical staff, managers, general services and maintenance workers, always very attentive and respectful. Special recognition to Mr. Jorge as well as all the members of his team, who do an excellent job.

Excellent customer service from all the staff who work and provide service to the community, such as maintenance, housekeeping, etc.

Today I had my AC unit replaced, a technician named José came, excellent service and above all a first class job, thank you José for the service provided in my apartment

Im thankful to mr Shaun today he did a good job as maintenance today I know him by the time I’ve living here as a respectful and hard work person and thank to the other maintenance who did some work also. Hope keep the good workers. Thanks.

They are really good at tell you one thing and doing another. They’re constantly changing the lease during your lease term and lying about the changes then forcing you to accept them or they will kick you out. This used to be a great place to live but not anymore. They force you to pay for the whole building split water fee, so even though you may have a one bedroom apartment (two of the apartments in your building have two bedrooms two of the apartments in the building have one bedroom) you still have to share and pay for their water too. They seem to like adding addendum fees to your leasing agreement and forcing you to pay it or get out. They do make it seem like it is optional for a while and then they hit you with the it is mandatory Sign or leave.
They let anyone in here so don’t let the guard shack fool you. My car has had two break in attempts. Also recently i’ve had to deal with other tenants, damaging my car because I’ve parked in the space in front of their building that is legally handicap and they don’t have handicap plaques or plates yet I do. By law they should be fined. The apartment management hasn’t done anything about this each time.
They used to bed good with trash but now I’ve noticed rats, mice and roaches.
I wouldn’t recommend this place to anyone.

We have a mice infestation in out apartment. The management is very unconcerned told us we could move out which we will but we have mice that we cannot find that are stuck to glue traps and either dead or dying. They may look at it if it starts to smell. A/C not working properly for almost 2 weeks was told it would be done today first thing this morning. Nobody showed
paying to keep my house around 76% currently over 80% just got updated a/c not being fixed again today even with fans going 80+ degrees.

These people suck. They will not work with you. They took away the grace period for rent payments. The maintenance comes when they want to come. Everything tends to break and they don't want to fix it. Had a dishwasher and pipe and they took care of it when they got around to it

Like living here but almost every time I wash clothes in both of the laundry rooms I have to rewash my clothes in a different washer because they leave the clothes dripping wet. And some of the washers leak water all over the floor. So they just keep the wet floor signs up. Hopefully no body will fall and get hurt

The Carlton Arms experience has been great so far! The leasing process was professionally handled by my leasing agent Sabrina. She was thorough and kept me in the know about the leasing process. Cory, another of the Leasing agents was quite helpful. They made the process of Leasing a smooth one.

So far I enjoy living here. Quite homey.

I love this place. It’s affordable. Just renewed my lease. My rent did not increase by much. Maintenance is fast. I LOVE that they’re including the internet, in our lease now. Staff is friendly. Quiet neighborhood, and close to stores/restaurants (I.e Starbucks, Chick Fil A, Wawa, Zaxby’s, Ross, Target, etc) love this place.

I love the community, everything looks optimal, quality and safety for its inhabitants.the apartment is beautiful and I mainly thank Ms. Omaira from the Leasing office, for her dedication, guidance, kindness, knowledge, concern, selfless attention and timely, thank you once again and have a great neighbor and friend!

I love it here. Signed my 3rd lease. Rent has increased with every lease. Still I feel the complex appreciates their residents and that is evident. Amenities include. Location. Location. Location. You don't realize how close you are to 98 North, until you need to go somewhere. My bedroom overlooks the parking lot, yet I rarely hear anything. So the acoustics are amazing. 2 pools. A gym. An affordable laundry room if you don't have washer and dryer in your apt. I feel safe here. Any maintenance issues are taken care of quickly. The maintenance technicians are respectful, responsible, quick to respond.
The grounds are kept immaculate. Even when Hurricane Ian took down several trees. The mess was promptly cleaned up. The Christmas lights always look festive. The management even caters a Christmas dinner for residents. Who does that anymore? It took 6 months on a waiting list to get in here. Every day I am thankful I am here.
