Coastal Waters, New Smyrna Beach FL

We only stayed one night so couldn't take advantage of the pool but enjoyed sitting out on the balcony with a view of the ocean, which also ovelooked the pool. The suite is exactly as photos showed. Everything you need is there should you choose to cook. Any questions were quickly answered via text number provided. There is no elevator so if mobility issues are a problem, just be aware.

I’ve stayed here a couple times now as it has a beautiful view and is steps away from the ocean, however, I’ve learned my lesson.

They’re ALWAYS working on it and the walls are SUPER thin.

How thin? I heard the upstairs neighbor snoring last night.

This morning the workers cranked up their music at 8am, bc the drilling and hammering wasn’t enough, we needed to also hear their music at full blast.

Of course, if you’re vacationing, you’re going to be at the beach or exploring the town most of the time, but the times you are in your room, there will certainly not be any peace and quiet.

There are better built condos/hotels in the area. I recommend staying there. This will be my last.

We stayed up n Unit 207… it has been recently updated! Very clean and the bed was amazing! The resort was clean and convenient to restaurants.grocery stores…and banks! This resort is on the beach! Everything in our unit worked as it should and was very comfortable.

Our “condo” had room for 5, with a separate bedroom with 2 double beds. A full kitchen with everything you’d need to cook home cooked meals. There’s also some grills outside, although we didn’t use them. Hot tub and a large, heated pool as well.
The beach is beyond where folks can drive on the beach so it’s not as busy as by Flagler. Beautiful bike ride on the beach to the park and restaurants and a local bar nearby as well.
Management was top notch as well.
We’d definitely stay here again!

Loved staying here! The room we stayed in was just redone, it was beautiful. The most comfortable bed I’ve ever slept on away from home. When we arrived the housekeeper forgot to leave us towels, but they were quick to respond over text and had us towels within half an hour. Awesome location right off the beach, nice pool, friendly people. Was nervous after reading the reviews, but I really enjoyed our stay and will definitely be back.

The room was no more than a dumpy motel. The place was not very clean and poor communication from the property management. The bathroom was smaller than my boat, and was not clean. Chairs on the porch were both broken and only uncomfortable barstools to sit on inside. Not impressed at all.

Accommodations were what we asked for, but things were not working and communications went unanswered all weekend. Voice-mail says response is better by text. It was not. Very disappointed.

Our room was dirty with sand
everywhere: on beds, counter tops and
floors. The fridge smelled like fish and
wasn't working properly. We had to use
the freezer to preserve our food. The
bedroom air conditioning unit didn't work
well and it was very hot. The door to the room
would not lock either. We texted the
number given but it took 3 hours for
someone to come to our room even after
following up several times. Once they
finally arrived, they cleaned it a little but
did nothing further about the fridge or
other outstanding issues. We were also
notified that the following day the electric
would be off for several hours so they did
comp one day but when we asked about
giving a discount for the day we had to
wait 3 hours in a hot, dirty, smelly room
with no place besides the freezer to store
food, they rejected our offer stating that
they already comped one day for the
electric being off, not giving any thought
of the initial problematic day. Very bad
service and would recommend that you
go somewhere where service is their first
priority. Should have received a discount
for bad service and response time along
with all the non working parts. Our family
vacation should have been more
respected.

Horrible. No elevator. No parking. Walk ways and stairwells are terrible. They put patches where the holes are on walkways and stairwells. AC units leaking everywhere with green slime on the walkways. Garbage cans by pool over flowing. My condo inside was very nice. Unfortunatley the grounds are dirty. Broken tables at the pool. Its cheap so it attracts a lower class of people. No lights in walkways at night so you cant see where you're going. Its not about the turtles because condos on both sides of me have lights on the walkways. They do not have anyone monitoring the pool or who comes in from the beach. One person rents a room and 30 of his best friends show up.
Its a condo hotel so you have new neighbors every other day. Screaming kids. Today they were throwing pool furniture in the pool. No life guard.
I waited the last minute and this was all that was left. I have learned my lesson. In order to get a nice place you have to wait at least two years. Its a dump. Do yourself a favor and go somewhere else. Once these owners get your money you're on your own. No toilet paper in units, some units are not clean. You can complain but owners will just make excuses or not respond. The walkways are on there last leg and are in desperate need of repair. Its very loud. I f your looking for quiet this is not the place.

I found the on line booking process to be easy and the staff was quick to answer my questions. The location was great and the shower temperature and pressure was wonderful! I like to start with the positives, but unfortunately that is where they end!

This was by far the most dirty hotel that I have ever stayed at! There were dirty shoe prints on both of the beds as if a construction worker was standing on them to repair the ceiling fan, which had appeared to be recently replaced. This was further evidenced by the construction screws found in one of the beds and the garbage in the only bin in the room. There were fingerprints all over the mirror and long curly black hairs on the towels! There was mud all over the floors and what appeared to be some type of drag mark. All of the surfaces were dirty. The AC unit was exceptionally loud and had mold in it, which really aggravated my asthma. Then there is the outside of the building. The wood used on the stairs and floor was rotting away, there were empty paint cans in the front lawn as well as areas where you could tell that paint water was poured out along the side of the building. There was a ton of debris all around the property and the lawn was very unkempt. Upon our departure we were greeted by a very large rat. Had I planned to stay more than 1 night (we did not sleep at all) then I would have demanded my money back and found another location where we felt clean! I am not sure how much they are paying for cleaning services, but I can guarantee you that it is too much for the services that they are receiving! I would not stay here again even if given free accommodations!

A very nice place especially being right there on the water being run as a Airbnb very nice booking was a little bit of a pain but overall I enjoyed it very much

We rented through an Air BnB, (orange vacation homes). From the moment we stepped foot onto the property there were issues. We were given the wrong door access code and had to wait a few hours before receiving the correct code. The room has a very off-putting smell. It seemed like everything was falling apart. The floors were torn up and sometimes painful to walk barefoot, and the room was disgusting. When I say disgusting I mean there was a dead roach in the bathroom shoved in the corner with a pile of hair. The tub was not cleaned from previous visit, the fridge had left over crumbs throughout. Not to mention the floors were extremely dirty. The worst part is the electrical.the air conditioning would turn on the the TV would turn off. EVERY SINGLE LIGHT BULB blew out. We had to use our phone flash lights at night. The only good thing about this place was the location.

This place exceeded expectations. We stayed in room 307 (ocean view) —it had a living room, kitchen, bedroom with 2 beds, a bathroom, and to our surprise a private balcony with an ocean view as well. It also had TVs in both rooms. It was clean, simple, &  steps from the pool &  the ocean. The pool was spotless and there were plenty of nice chairs to lounge on. All communication is done via text (although you can call as well) and they were super responsive. The staff was also very accommodating and friendly.  711 is across the street, Publix is a quick Uber ride if you walk north on the beach there's a really cool spot called Chase's about 2 minutes away—the food was great, and there's a pool and live music too.

To be fair to some of the other reviews there was no AC in the bedroom but the AC in the living room cooled the whole place & there was also a ceiling fan in the bedroom. It was totally fine.  Overall this place was a total gem. We came for the experience and the R&R and left feeling fulfilled. The reviews made me a bit weary so it was important for me to write how much we enjoyed our stay. New Smryna and Coastal Waters will forever have a spot in our hearts!

BED BUGS! BED BUGS! BED BUGS! Need I say more? !? !? ! My family stayed here 4 nights.we knew this wasn't best hotel but it looked decent for a last minute vacation.we will never stay here again! Started itching on last day, then more on way home.by the time we got home me, my husband, 6 yr old, 7 yr old were itching non stop! To the point of bleeding! Kids were up all hours of the night, waking up out if dead sleep due to itching! Painful itching! Went to Dr. BED BUG BITES! Never in our lives have we ever had a bed bug bite! Bites! They are no joke! My poor kids ask me everyday when it it going to stop? The itching, s ranching, discomfort, digging, bleeding from scratches! Ointment only helps very little.ive never dealt with something like this! Reached out to hotel by email, Facebook messaging.nothing! This is unacceptable! The only memory permantly engraved from our trip is how bad we felt afterwards! We had to wash everything as soon as we got home! Week later and still itching with red bumps all over us with scraches! Scratches! Dr. Visit on top of it! Smh! Good luck getting rid of them at the hotel! Who knows how many rooms have them! We thiught they were possibly mosquitoes bites st first, until they swelled up like pimples and were extremely intense! What child should have to go through that! Stay away! Your children do not deserve what mine have had to go through! Horrible!

I had a 4 night stay paid for through airbnb that I booked 2.5 months in advance, but the management kicked me out after my first night saying they canceled my stay weeks ago, though they never told me or airbnb. They gave me codes and access, then after 1 night instructed the cleaning crew to remove my stuff and leave it in the lobby. I came back from dinner and my room was given to someone else. They left me high and dry on spring break with no available hotel rooms within an hour drive from the beach. I found out around 7pm, and it took me 5 hours to find another hotel. Careful.

We had a great time. Our room had an ocean view in the front of the unit as well as the back. Any hiccups were handled immediately and professionally. It was clean and well stocked with towels and kitchen utensils. Only thing I would have liked was an extra gate key to the beach but it all worked out fine. Loved it!

What a gem this place is! We had a condo here on the beach and it was beautifully decorated and well thought out. Beautiful views, a walk to the beach, and a great pool and deck.

Wonderful location! Staff helpful, prompt, and accessible. Clean room. Quiet environment. Could hear the ocean everywhere in the room. A/C and heat both worked well. Would definitely stay here again.

My wife and I enjoyed our stay here. Our little condo was nice and comfy. We could lay in bed and stare out at the ocean. Wonderful!
