Cortland at the Hammocks, Miami FL

I have been living here for a few years and going to upgrade in the same community to a different apartment in a couple of days. Jessica from the leasing office has taken care of all my transfer to the new apartment. She has been so helpful since the start and so professional. She is such an asset to the leasing office. Alexis came today on my request and fixed the issue quickly. He was professional and avenant and did the fixture with professionalism. Thank you for your help truly appreciated.

Issues With the AC, not been resolved, been a month like that, only work the AC in the living room, experience manager been involved with no results at all, only promises but not result apt number 10-22

My time spent in this rental community has been nothing short of a disappointment. While I had initially looked forward to a comfortable living experience, I was met with a series of distressing issues that tainted my entire stay.

To start, the lack of communication from the management team was appalling. Attempting to get in touch with them was an exercise in futility; emails went unanswered, and phone calls seemed to vanish into thin air. This lack of responsiveness left me feeling abandoned and helpless whenever I needed assistance or information.

Security was another major concern during my tenure. Despite promises of a secure living environment, unauthorized individuals frequently gained access to the premises.

Parking, or the lack thereof, was an ongoing source of frustration. The community's parking facilities were vastly insufficient for the number of residents, leading to constant battles over limited spaces. Illegally parked vehicles were a common sight, and management's lack of enforcement only exacerbated the issue. The simple task of finding a parking spot near my own home turned into a daily ordeal.

Maintenance problems further exacerbated the poor living conditions. The community's negligence in addressing maintenance requests promptly was evident. Basic issues like plumbing leaks, faulty electrical outlets, and HVAC problems were either ignored or sluggishly addressed. It's unacceptable to pay rent for a place that fails to provide even the most basic comforts of a functional home.

Adding to the litany of issues was the unreasonable rental prices. Despite the laundry list of problems within the community, the management had the audacity to consistently raise the rent without any improvements or enhancements to justify these hikes. This blatant disregard for the value residents were receiving for their money only added insult to injury.

In retrospect, my experience in this rental community has been deeply unsatisfactory

The management of this community has proven to be subpar at best. Communication is virtually non-existent, and any attempt to contact them for assistance or information feels like a lost cause. Maintenance requests, a basic necessity for any living situation, seem to be ignored or addressed haphazardly, leaving residents to deal with issues that should have been resolved long ago.
Security concerns have also been a significant issue. Perhaps one of the most frustrating aspects is the complete disregard for residents' well-being. Rent hikes are frequent and unreasonable, with no corresponding improvements in services or amenities.

Parking has been an ongoing nightmare in this community. The limited parking spaces are woefully inadequate for the number of residents, leading to constant battles over parking spots.

Adding to the litany of issues is the persistent problem of roof leakage. It's astounding that in a community where residents pay substantial rent, the basic necessity of a watertight roof is not ensured. Rainy days are met with anxiety as leaks spring up in various units, causing damage to personal belongings and further contributing to the already poor living conditions.

Cartland at the hammocks surpassed my expectations, the ladies in the office are the sweetest and so detail orientated. The Maintanace staff is so helpful and quick to assist in anything you need. I definitely recommend everyone to live here!

I recently had the pleasure of experiencing top-notch service from Andrea during my living at Courtland, and I cannot praise her enough. From the moment I moved in until the day I had to move out because of work relocation, Andrea went above and beyond to ensure my living was nothing short of outstanding.

I have lived here for a year.the good things about this condominium: they bring a food truck every week, they do activities and events for the community, the maintenance guys are good and honest people that help with any issue you have in the apartment, the maintenance request are answered Quickley, leasing office always pick up the phone and they have a lovely lake and last but not least there no cockroaches inside the apartment I lived in.the things I don't like about this condominium: my apartment has ants, some creepy neighbors, windows are not dark so no privacy everyone can look up and just look your apartment, my leasing agent was Samtha, and it was a nightmare working with her, the apartments can be pricy considering that some are not renovated yet and common areas still look low quality.and the parking was a big problem WAY TO SMALL SPACE, the next car is always way too close yo yours, when I was pregnant, and my belly was huge I couldn't fit to get on and off the because the designated space is SO SMALL.

The gate and fence for this community has been broken multiple times. I told this to staff Jessica and her response to me was that, " we keep fixing and they keep breaking it". Have you all ever thought of another solution than to give such a pointless comment such as this one. I think it's absolutely ridiculous that a location such as this one that supposedly claims to be safe and has so many execellant living standards and strict regulations and prides itself in the upkeep and image of the property, can't afford to maintain a safe place for the current residents.

I have lived here for more than two years and they have never fixed the gate or the gym, they want to charge almost 3000 usd for an apartment with one room and one bathroom as if it were a luxury condominium, in the office they do not pay attention to the requirements of the tenants i don't understand what the people who work in the office do in 8 hours because i haven't seen any change since cortland bought lago paradiso.

I've lived here for years as I like the area and having easy access to the lake. The complex is clean and quiet, and management seems eager to keep it that way. It's well maintained and you don't hear yard work every single day. For the issues I have had, the office seems to legitimately care to look into and address them. I would have had to leave a lower review if the various issues I've had were unaddressed, but they've all been promptly solved, and I'm so grateful for that. You don't want to be stuck living somewhere with problems, and so it's great being in a place where they try to make sure you're comfortable! Jessica the resident experience specialist is a godsend. She does an unbelievable job and with her help, it's been a lovely place to live.
