Condominium Associations Beware! This so called management company manages the Association I live in. It takes many months for them to find a company to install windows, doors and so on. Then they give the run arounds between themselves and installation company. This company's customer service is terrible and they are slower than a turtle. Impossible to get into their office and to their management.

They are the rudest Property Management company to which I’ve ever been subjected. The Property Management team are condescending.
Exclusive Property Management hust charged me a $60 “fee” for paying my maintenance payment online, ON TIME!
We need to get rid of them!

This company is the worst we have had so far.
Our buildings are dirty and not kept up.
We have had Furniture in our dumpster room since January.
They have one cleaning man who speaks no english. He does not have The proper cleaning materials and does not know how to clean.
When I report it the manager she comes over and says it looks fine.
With all these new assessments and all this new maintenance that Needs to be paid & put in reserves.
I am not comfortable with letting them handle our money.
It is real scary to know that this company is going to be managing our money.

Mind bending incompetence, abysmal customer service.
Approx. 90 days ago I made a monthly payment from my bank to EPM. EPM's AR Department never posted that payment to my account. Not to mention, I had to make a second overnight payment to cover the first payment that went missing. After a detailed investigation by my bank, it was determined that EPM did receive my electronic payment, however, what happened to that deposit, is still unknown. Within the past 90 days I've made numerous phone calls to EPM's AR Department, no help. Sent several detailed emails to EPM, ignored. The condo association has stepped in to help, they are consistently ignored by EPM. Finally, I was able to meet with a representative of  EPM, you guessed it, absolutely no help.  The association attempted to speak to the owner of EPM, after a series of evasive text messages from the owner of EPM, we were again, ignored.
90 days! No known attempts to find and refund my money have been relayed to me.
It must be noted that I'm not the only person experiencing this ongoing problem, others in my complex are missing much larger sums of money and are experiencing the same unwillingness to help find and refund the missing monies.  Based on my personal experience and the experiences of my neighbors, I do not recommend hiring EPM. Whether it be inexperience or incompetence or both, no one should be treated with such disrespect for simply asking for help.

If I could describe Exclusive Property Management in one word it would be... Disappointment. The most frustrating part about working with EPM is the hoops you have to jump through in order to process a payment. I stopped making online payments because my balance is consistently wrong, saying that I owe more money than I really do. Making a payment in person is just as aggravating. For some reason, even though nobody in the entire office wears a mask, they still forbid anyone from entering the building due to "covid restrictions". In order to drop off a check, I have to call, which often times takes 10-15 minutes just to get someone to answer the phone. I then end up waiting an additional 10-15 minutes for someone (who's not wearing a mask) to come down and grab the check through a crack in the door. So glad we are almost out of contract with this crooked company!

Horribly managed and run company. Non existent staff who use all there energy to avoid helping or addressing any customer concerns.

Worst property management company in all of Florida. Avoid at all costs, reported them to the state board as they have extremely shady practices with charging people for unwarranted late fees and never responding to peoples calls or concerns.

By far the WORST management company

BEWARE

1- They have their office closed to the people they “ represent “. (Covid. 3 years later) by but will take your money by appointment

2- can NEVER keep a property manager

3- THIEFT. The property they managed —-River Manors had a $1.2 million dollar assessment and multiple $5000 checks were illegally cashed “ by someone who broke into a mailbox, ”… And blamed it on the post office.

4- they do not help at all 5 years as a homeowner, and could never come up with a vendor to fix anything, they don’t care

5- Do your self a favor CLOSE!

Good riddance finally our Board of Directors had the courage to fired them as of 5-1-23

I was told to send my first payment by mail and then in January I can set up a quarterly pre payment plan. The system automatically set up a January payment and took an extra quarterly payment. I filled out a form to request my money back. They said it will take ten days then they said no more than 30 days before I receive a check from them in the mail. It’s now well over thirty days. When I call only one person is available on the phone. They have not been able help. According to her there is no one there that can fix what is happening with their pre pay system. She is contacting accounting today but stated no one can look at my private pre pay plan in the system. I have tried to cancel the dates I put in but they just pop right back up again. I don’t see how they manage anything when they don’t have anyone available for this individual issue.

So far. This place is TOXIC.
A MUST-TO-AVOID management company, with equally awful customer service!
here's why: Very poor business practice all together (their staff doesn't follow-thru on responsibilities & are often neglectful)
*Lacking care or attention to duties.assigned property mngr's never returned our calls & most difficult 2reach via email!
*Acctg Dept = as reported,
multiple HOA cks gone missing! Ours, as well as other unit-owners in our community.
*Multiple break-ins, Theft & Damage to cars in assign'd parking spots. Resulting in no recourse from this HOA.
*Major property damage caused by neglect of reported roof-leak!
*Some unit-owners @recent Bd. Mtg shared abt "multiple lawsuits" against this management company!

In conclusion, we're saying that we've personally had an extremely poor experience with EPM/EXCLUSIVE Mngmnt Co.on-going now 5+ yrs!

This is a cautionary note to ALL, & new prospective condo-owners. BEWARE!

Heather is great, she is so nice and helpful, she is very professional and patience with my dumb questions and when something needs to be done right/fast she puts all her effort to make it work. Thanks Heather
