I just moved in to the North Tower, new apartment, spectacular view. The Condo is maintained perfectly clean, great facilities and the best location if you want to live close to the beach.

Now that the renovations are done it has become the best place to live in South Beach.

However, there are still room for improvement:

- The paths leading into the buildings entrance are inconvenient and some people are making their own going through the bushes.
- The new gym is underwhelming compared to the old gym. Although it looks great, the free weight and machine area is too small compared to the number of users. The room for spinning is sitting unused 99% of the time. The priority of space should be better when you decide to downgrade the gym and at least focus on what will be the best for most people.
- There needs to be more sunchairs available by the North Tower pool and the area feels smaller than the old one - it should be expanded.
- No one is going to rent the indoor spaces next to the pool when they are not connected to the pool area. The fence should be moved out to the edges of the building to make one big open space.
- Why has the Barbecue grills not returned?
- What happened to the Beach Volleyball court - it was a great place to meet new people and have fun
- The Basketball court was closed to make space for more parking which is obviously not needed.
- Make it easier for tenants to access and enjoy the Bay - there is no easy way to get into the water.
- Some of the pathways in the garden are too narrow and/or the plants needs to be trimmed by the gardener.
- Instead or removing amenities that brings people together, there should be more - like a game room for example.

Management needs a lot of work. They make you feel like a child when they talk to you, which is rich because these apartments are very expensive so you’d think they would have a bit more respect for the residents.

This building is always doing construction. It is so loud and disruptive to the residents. All these amenities are frequently closed so they can remodel them again, most of the time to make them worse. You'll always be walking through a construction site. Worst of all, this building is owned by the most unethical company on the planet. They have been terminating leases to get people out of their leases early so they can double their rent. Meanwhile everyone has to suffer with very loud noise all day and are being kicked out of their homes. Stay away from this building.

I visited the venue but I was not happy to learn that the pool and hot tub close at sunset which is, frankly, pathetic. Don’t waste your money, they also don’t even have grills. You also cannot even get your mail delivered to your door

I really enjoy living here, the amenities are amazing and the location is great! The restaurants and bodega on site is really cool and the views are some of the best in Miami Beach. Alexis helped me with my move in to the north tower and she was awesome, thanks so much!

Great potential but a ways to go to realize it fully.
Fantastic amenties, brand new apartments, wonderful views and a great leasing experience with Sarah. Juan is also a standout in North Tower security. But there are two glaring problems:

1. Lots of random people or large numbers of guests crowd pools on weekends or enter at prime times like sunset and smoke up. Despite all the play on security, people go in and out of large fire escape doors all the time, which renders all the fingerprinting much less effective.

2. There is lots of smoking everywhere, from balconies to common outdoor areas to beach pits. All the marketing on a completely smoke-free environment for kids is unfortunately misleading in reality.

Coming from NYC, there seems to be a lot less assertiveness in enforcing rules. No one wants an overly strict environment, but given the rental prices here and the stated value proposition, more needs to be done. More and clearer signage as well as polite but firm enforcement and fines if necessary are needed, not just blanket emails that most people likely discard.

Sarah (leasing) and Will (security) have been super helpful and communicative. Sarah does a million things but is always quick to respond and help out. I work in apartment management / ownership and it is one of the more solid teams. The building itself is amazing. Great amenities and the best views

Great building with stunning views and lots of amenities (wonderful coffee shop, restaurant, gym, park, 2 pools, spa, dog/cat sitting, hair salon.)

Moved in 6 weeks ago and the experience is overall very good. The view and grounds alone are worth the price but we have a new apartment with all new updated appliances and finishes. Down sides are that the dryer is not vented and takes twice as long to dry clothes, the pool on the north side is still not open despite the promise that it will be in less then a week, and we can not grill on the property. Despite the down sides I am so happy with the apartment!

Great amenities WHEN they are open. Management does nothing but send out bot emails and does not reply when you have an issue. They also do not reply when you ask follow up questions to an email they’ve sent. Basketball court has no nets. Often times, there is only one elevator out of three working. And the constant middle of the night fire alarms. We moved into a newly renovated apartment— the whole job looked rushed, but they’ve spent upwards of two months renovating the apartment above mine, so I’m not sure how so much time can lead to such poor craftsmanship. Since moving in, three lights don’t work and our dishwasher has quit working twice. But… they always get your rent on time.

Reasonable management. I believe once all the trivial issues are resolved, this will be a great place to live. Until then, a work in progress

If you like living in a construction site, this place is for you. Like others have said, this building is always under construction. Just don’t forget your hard hat and ear plugs if you move here. Don’t expect to work from home or take any phone calls, the construction noise is off the charts. And as if tenants aren’t already putting up with enough, the management will terminate your lease whenever they feel like raising your rent. And to be doing all this to people during a pandemic is really low. Never lived in a building where the management treated their tenants with such disrespect.

We signed a lease for the new North Tower at Flamingo Point site unseen, and in the months leading up to our move-in were a little nervous - especially having read reviews and heard some negative things about Flamingo Point in years past. However, I can now say that living at Flamingo Point is an absolute dream. The grounds are absolutely stunning, with the most lush courtyard view, access to Biscayne Bay for a dreamy sunset, and so many of places around the property to kick back and relax. Our apartment, a new 1 bed / 1 bath in the "botanic" collection - is perfectly laid out with beautiful finishes. The building is super quiet and peaceful, and I've been getting the undisturbed sleep that I haven't had in years living in other parts of Miami. Additionally, the leasing and move in processes were quick and easy, and everyone in the management office and property staff has been super helpful and kind. Even our neighbors are friendly! The new pool and gym are not yet open, but I am sure that they will not disappoint)

UNETHICAL, was told after signing the lease within 2 weeks of my move date that the unit I signed the lease for was going to be renovated and that if I moved in I would have only 60 days to stay there. Good luck reaching anyone there as they’re either lazy or understaffed, infuriatingly incompetent

Don’t be fooled by the nice amenities. This is a terrible place to live. False fire alarms at 3am once a week (like right now). Packages get stolen. All the elevators are broken for over a week. Crazy people bang on apartment doors and security does absolutely nothing besides try to tow your car.

You were warned.
