Grand Island Square, North Miami Beach FL

I have been living here from 3 years and I can say that this new administration has made the building so much better in a short period of time, the building looks much cleaner, maintenace requests are done quicly, I am excited for the changes to come.

I have been living here for 3 years, great customer service in the office. Maintanece is really good.

To move into this dumpster u need 3 months deposit (3 bedroom apt is $3000.00 per month for a total of $9000.00) and u need to prove u make 3 times that just to move in. Once inside the building is trash and nasty. Emergency stairs smell like old urine with vomit and a touch of weed. Roaches all over the place. A/C brakes often. If you need to lose a few pounds move to 8 floor, elevators brake often so u will have to use the stinky stairs often. Parking is horrible and if you leave ur car in the wrong place they will tow u immediately- no warning whatsoever- tow truck is always driving around on the hunt. Pool is nasty and been close for a while now. The name of luxury community in the sign outside is a disgrace and disrespectful to anyone. Stay away please. Do yourself a favor.

DONT DO IT place is crawling with roaches exterminator never comes, staff came to do inspection in my apartment and changed my top lock without letting us know had to wait an hour for guy to come drill a hole in lock (still hasn’t been fixed) garbage chute is always stuck smells horrible if you’re renting out an apartment on the 8th floor check it out before you sign anything hallway ceilings are different from 8th floor, was told pool would be fixed when we moved still dirty haven’t been able to use it, gym is outdated and dirty same things with the laundry room roaches lint everywhere, Cracks everywhere leaks the whole 9. ALL 5 STAR REVIEWS ARE FAKE! Don’t believe it for a second unfortunately I had to bite the bullet but you don’t! Check out our friend lizzy that came to greet us!

No parking. Roaches. Elevator will break down with you inside. Leasing office does not care, and I would not be surprised if this was the next Champlain Towers. Cracks every where, and they hide it with paint. Do not move here. I just improved your life. You’re welcome.

The building has no parking and the tow truck takes away the cars. The air doesn't work. The pool is messy and is never open because they don't clean it and they steal clothes from the laundry. The doors to the building are not secure, anyone can enter.

TODAY I WANT TO SPEAK OUT BECAUSE IT'S UNACCEPTABLE AND UNBELIEVABLE. I CAN'T BE SILENT. THIS BUILDING HAS AN ELEVATOR, 'EVERY WEEK IT BREAKS. THIS MONING I SAW A DISABILITED WOMAN IN THE LOBBY. I GOT TO GO OUT THEN AFTER 2 HRS I CAME BACK I SAW THE SAME WOMAN, I ASKED HER WHY SHE WAS STILL HERE IN THE LOBBY, SHE TOLD ME THAT SHE COULDN'T GO UP BECAUSE SHE GOT SURGERY, SHE COULDN'T TAKE STEPS SHE TRIED TO CALL 911 FOR HELP. I WAS SO UPSET. IMAGINE THE ELEVATOR DOESN'T WORK, THE STEPS ARE SO DIRTY AND STINk. THE ONWER SHOULD TREAT US BETER, YOU CAN'T TAKE OUR MONEY LIKE THIS. WE NEED SERVICES PLEASE

My wife lived there in 2017 and until now she is been charged $468 for no reason. How did we get our security deposit back and then charge 6 years later. No one in the office helped us and just told us that they will call back. I need the phone number for corporate.

Update- they advise they will remove the charges, but it still shows up. No one is helping again, hopefully with this update someone will contact me. I speak to the manager and she has done nothing. 7/21

First of all, a lot of the 5 star reviews are fake. I Lived here for 1.5 years and this is what I think:
-They kept 300$ of my damage deposit for "covid cleaning" IN 2023!? !? ! It's not a public health emergency any more (as per the CDC)
-Building is very dirty
-many cockroaches; they come out at night into the kitchen
-none of the doors lock; they are always broken
-people leave their trash on the floor beside the garbage chute
-elevator is often broken
-very noisy from parties and barking dogs
-parking spaces are hard to get
-management won't return my calls

I broke my lease and left, AC always has to be fixed but never been. And all the other stuff the people are commenting about.

Those 5 star reviews are fake! BELIEVE THE REVIEWS DO NOT STAY HERE! There is a hidden $390 late fee the elevators always broken Nancy is rude and lacks sympathy or any decent customer service if you don’t come from Spanish background they DO NOT CARE ABOUT YOU NOR YOUR ISSUES! The rate of the rent compared to other places in the community don’t add up to the quality and amenities.save yourself the hassle go somewhere else with elevators working and washer n dryers in units for the rate they charge! I don’t think these people understand the term “LUXURY” stop with the fake reviews also it’s very misleading.staircase is disgusting.homeless people always around outside.cars always get towed no parking just not worth the price.

Great location very convenient to many stores and highways. The unit is clean and spacious.

I am currently leasing an apartment at Grand Island and I am thoroughly satisfied with my experience. The complex is well-maintained, and the staff, especially Tatiana, goes above and beyond to ensure that my stay is comfortable and that all of my needs are met. The apartments are spacious and have all the amenities one could need, making it the perfect place to call home.

Tatiana, in particular, has been a great assistant, always available to answer any questions and offer advice on local hotspots to visit. Her exceptional service has made my experience at Grand Island truly memorable and I am grateful for all that she has done for me.

I am looking forward to continuing my stay at Grand Island and would highly recommend this complex to anyone in search of a comfortable and convenient place to call home. Thank you, Tatiana, for making my stay a wonderful experience!

Great place to live, great staff. The office staff is very understanding and will try to find solutions to your issues. I live here for 2 years and planning to renew my Lease.

I just moved to Florida from another state. The leasing process was fast and easy. The staff is very polite and helpful. The place is nice. Truly a pleasure being here.

I don’t usually leave reviews, and if I do, they’re good ones. But I just had to…I gave this 2 stars because the apartment is spacious and it’s close to everything. Other than that, it’s trash. If you don’t care about the elevators never working, or the fact that you can see cracks on the first floor, the dirtiness and smells of the building, a lot of pest. The laundry ruining your clothes, the water pressure constantly changing and having to be turned off, NO PARKING, the leasing office doesn’t care about you and customer service is a foreign language to them. The security is pretty non existent. I can go on. Don’t move here. I do not recommend. I’m leaving as soon as I can
