Management is unmatched! I was approved and moved in 2 days after applying for an appartment at Grandville. I'm happy to say that I am finally home!

Stay Away.
I will start with the good things:
The maintenance team is amazing and the apartments are spacious.
The bad things:
When I applied for the apartment, I applied for an 8 months lease. They made a mistake and gave me a lease for 10 months. When I asked them to fix that, I was told that if I would like to move out after 8 months, they would let me do so. When I asked to move out after 8 months, I was told that I need to pay 2 months of rent! I was stupid to believe them. They took advantage of me with the fact I just moved to the US and I'm a college student. When I moved in, the washer was broken.it took them over a month (!) to bring me a new one, and the solution for them was that I will go out to do my laundry, although I pay full rent. Also my dryer barely worked, and they told me as long its "working" they won't replace it, so I had to dry my clothes in 3 cycles every time. There is a really nice pool, just too bad that the pool was closed more than it was open. Someone broke the gate and they decided it's a good reason to close the pool for months, in the beginning of the summer. The club house and the bowling alley is open only when the office is open, so you can't really enjoy this if you're working or a student. When its was time to move out, I got the Lease Renewal Notices only about 40 days before my lease ended, and not 75 days before as the law requires (I had to give 60 days notice, which I failed because of that). When I talked to them, I was told that I need to pay 2 months of rent if I wish to leave at the end of the lease or I can stay 75 days with the current rate. I didn't agreed to stay, and eventually they agreed that I will leave on the original date, but I missed the apartment that I wanted and had to find a new one. On the last month, they posted a full month of rent in my account, and I talked to them and I paid only the 8 days I need. After a day or two, I got an email saying I was charge for the rest (apparently I had auto payment which I never used). I asked them to give me a refund because I need to pay rent in my new apartment, but they told me I would have to wait until I will get my deposit back, which can take 60 days after I leave. I canceled this payment with the bank, but they deduct 150$ from my deposit for that, and they don't agree to give me the money back.

I love living at Grandeville at River Place! I am so grateful for the excellent staff. Frankie and April are amazing at their job and care about peoples problems. They give me all the information I need to go through with my day regarding the apartment I live in. They are so kind and thoughtful, know me by name, and never fail to make me smile. The maintenance people are the kindest people I've ever met in my life. I offered to tip the guy who came in to work in my apartment, and he insisted to not take my tip and I was upset that he didn't take it but it shows that he cares so much about his job and what he does that money doesn't matter. The upkeep at this complex is amazing, maintenance answers fairly quick, and the amenities are amazing! I recommend this complex for anyone who's looking for an apartment in the Orlando area!

Whilst I love Grandeville, enforcement of rules is a must! The trash is always left outside of pickup times; there’s no cleaning up of when the trash bags are torn. The trash cans are always left outside the apartments.
Residents with pets should pick up the poop after them.

I would like to thank April and Maintenance for all that they do!
They are Courteous, very accommodating and they work hard.

BECAREFUL when you contract with grandeville, when you finish the leaae they take to long. My lease ended on July 31 2023, as of today october 18 i have not receive my deposit. But its come to them to charge you. If you pay on time they charge you late fee immediately.

Living here 10 months now. April, Gary, and Frankie are fantastic to deal with in the office. Always with a smile. My 3 amigos, Jeraldo, Santos, and Caesar are the talented maintenance crew. Jamar, the trash valet trash guy is constantly running around getting everyone's trash. Love it here. As far as a review left by That Gurl, I'm sure there were obvious reasons for your parking issues, and there isn't 500 units here. There's 280

This morning, my roommates locked car was stolen from in front of our building. The apartment complexes gate cameras do not work and there are no other cameras that work. The apartment manager refuses to do anything about it. This is addition to our dryer being broken for a month ongoing with our high energy payments (about 300$ Per month) for a 2x2 throughout our stay. Apartment complex has shown no sympathy or compensation toward us. DONT LIVE HERE!

They drain your finances like a leech, refusing to provide basic amenities such as electricity and Wi-Fi in the apartment. You're left to fend for yourself, and even the provision of basic lighting is absent. On top of this, they demand a hefty two-month deposit. This place is far from ideal; explore all other options before considering a move here.

Not a bad place to live.if you have no where else to go.

TL; DR - I wish I'd paid more attention to the warnings provided by other negative reviews and found a different place to live. The company who owns the property (JRK Property Holdings / Two Coast Living) is based in LA and does NOT care about this property. If you decided to live here, be prepared to have an experience that matches their concern.

While the on-site management was very helpful and, at least on a fairly regular basis, attentive to any issues with living space, it seemed very much like they were extremely limited by what resources were provided to them by the Property Owners, JRK and/or Two Coast Living. Maintenance is understaffed, overworked, and not provided with the resources necessary to justify the cost of the rental.

Having children, we were attracted by the allure of the on-site bowling alley; however, it was basically unusable as the AC for the room was broken just about the entire time we lived there.

The gym is a nice gesture, but broken equipment doesn't get repaired and some residents don't seem to care that it's a community space.

For the 11 months we were there, the pool was closed, all-together, at least 4 weeks. Some closures were justified (hurricanes, etc.) but others made no sense (still closed a week after a hurricane passes) and/or were caused by the other tenants in the facility (like when they broke the locking mechanism on gate, so the pool was closed for safety). By the time we moved out, the pool was closed on weekends.

When we first moved in, on our first attempt to go swimming, we found a pool that seemed like it hadn't been cared for in weeks - covered in leaves and filled with debris, it even had a turtle in it. It was July, so it's not like we were trying to swim at a time of year when the pool might go under-cared for.

We dealt with routine plumbing/leak issues.
- The kitchen sink had 2 issues, resulting in the bottom of the cabinetry to be completely destroyed. I pointed out the mold that had formed, but maintenance just boarded over it.
- The valve in the master shower broke and flooded half of the closet. Luckily, we didn't have much on the floor. Maintenance didn't replace the closet carpeting, but they did leave us with an industrial fan for a few weeks.
- On numerous occasions, we dealt with leaks coming through our entry hall light fixture. At its worst, we got just under 2 gallons over a weekend. The cause was the upstairs AC unit's valve either clogging up and/or freezing shut. The constant issues would go on to both destroy the light fixture (which was replaced after the soaked drywall dried) AND create mold that soaked through the ceiling paint. Maintenance fixed that by spraying some bleach.

When I pointed out that there was almost definitely a mold issue between the upstairs and downstairs units, Management told me that the bleach would soak up, THROUGH the paint and into the drywall, where it would kill any mold. Gravity-defying bleach.

The property, itself, is fairly nice and the units are updated. The location is decent and the local school options are great. However, there are better and more cost-effective options that check all of these same boxes. Do yourself a favor - don't make the mistake that I did! Trust the plethora of bad reviews alongside this one.

Its been over a year and the halls of this place are full of dirt and cigarettes. We've been told that there was gonna be a power wash happening earlier in the year but still this place is treated like a dump.

This has been the worst experience iv ever had with an apartment complex, from leaky roofs that result in an inch of water in my bathroom that was left unattended for 3 days, to the moldy air filters that litter every apartment in the complex and are only changed upon request. Want your pool to be closed more often than it is closed? Choose Grandeville! Want to have you own car towed from in front of MY garage? Choose Grandeville! I can go on for days about the issues that have presented themselves and have had a lack of acknowledgment. If they tell you that you will have all hardwood, don’t believe them because I ended up with carpet in all my bedrooms! There is a 0% chance I would ever resign at this apartment complex.

The apartments and amenities are nice, but good luck with any maintenance request you put in. My AC broke at the end of April and it wasnt until 2 weeks later that they fixed it. I asked for a credit on this month's rent since 2 weeks to fix an AC unit is crazy. They absolutely refused to give me a credit and will not give the support number of corporate to voice my complaint to them. Fast forward a couple weeks and its raining so hard that water is coming in under my front door. I live on the second floor. This should not be happening. I called in to the leasing office and they told me to put a towel under my door and they could fix it in maybe 3-5 business days (most likely another 2 weeks). I dont pay over two grand a month to be told "hey we'll get to it some time eventually". When I was touring the apartment I asked how long it takes for maintenance requests to be fulfilled and they said 24-48 hours. None of my experiences with maintenance has lived up to this claim.

April and maintenance men are great very handy and friendly. Haven’t been here a year and had to have something fixed 11 times dryer, ac, hot water, toilet running, shower leaking, ac leak, floor repair. You name it. Front of office and entrance look great, rest of place in front of all buildings. Dead shrubs, no decorative chips, plumbing sprinklers showing.loses its appeal after you drive past the entrance.not to mention the constant towing of friends and family who don’t have a parking pass when visitor slots filled up. 150$ a car a tow.u pay as much as a whole house mortgage

I have lived here with my middle school aged daughter for almost 2 years. We love it here! Management is always super attentive and pleasant…thank you April and staff! Maintenance is always right there for me when I’ve had an issue… thank you Geraldo and team! I have no issues with noise or parking. I do have my own garage that I pay for out of convenience, however. It’s beautiful and manicured like a resort. We have been very happy here.

Awesome place to rent in Grandeville At River Place in Oviedo, FL.
I moved here few months ago and love it here! Community leasing manager April and Keilin are awesome and amazing. They are very knowledgeable and friendly. April gave me quick feedback on how to process online paperwork, they all work as team to give us the best friendly customer service! Very friendly place.
And maintenance work was done quickly and efficiently. I recommend this lovely place to all my friends and family!
