5Company is not very patron friendly. Their Communication is poor. They write letters to residents about violations but really can't support the letter when you ask them.
I believe Guardian Property Mgt. Is one of the worst. There ruined our paved circle, never have the correct answers, and have allowed Mr. Gannon and Mr. Bean do what ever they deam to be right, not run well like the other Villas, especially the grey Villas on Boca Ciega, they have different rules for friend an other owners. 1 dog, 2 dogs, 3 dogs. Never hear of "grandfathering dogs" into the by laws, people keep their garbage cans out all the time, people are renting with no correct rental applications, the are houses selling drugs. Landlords are not correcting how the tenant should abide by bylaws, people renting their garages, a fire hazard. And If people don't speak English, they don't even get an interpreter to tell them what the rules are for everyone. No need to go on, If there is a meeting I would vote against Guardian for another property management firm.
Absolutely useless. Terrible communication—no returned calls or voicemails. Unprofessional over email correspondence. This company is anwful and judging by their garbage responses to people’s 1 star reviews, they have absolutely no intention of genuinely trying to do better. Look elsewhere! There are plenty of other great companies in Collier county that couldn’t be worse than Guardian.
What’s the point of paying $500 a month, $6000 a year for just an outdoor pool I never use? When it comes to fixing things outside my condo I have to fix it out of my own pocket as well? What is the whole point of an HOA at that point. Let alone it makes your property harder to sell because of such a high HOA fee with no benefits.
If you are considering buying a condo or renting anything managed by this company, think twice and get ready to burn money if you do.
As others have said they rarely answer phones and never return calls. Even their emails have the 'do-not-reply-to' header. So yeah, Guardian sucks. Other than seeing their property 'manager' verbally harass my 80 year-old neighbor I don't think I've actually see him, or Guardian, do anything at our condos. If you're on a HOA board and are thinking of hiring Guardian please don't. IMO a lot of the 'Property Management' companies are following procedure from the last Century. Think outside the box and do something, anythin, else.
