Office staff are super friendly and accommodating to every request I've made but the new owners will be my reason for ending my lease at the end of the current term. Within a month of moving in I had to work with them to allow apartment inspection after inspection (which weren't completed before while the place was empty), and now the new payment system charges extra fees, the only way to avoid them is to mail a paper check. The extra services they tack on (which are required to pay for) add up- valet trash and the ability to unlock your door on an app- are useless to me and I'd rather have the $30 in my pocket every month to walk my trash to the dumpster myself and use a key to enter. The unit itself is nice, I'm happy with it, but with everything added together I think I could get a better deal somewhere else.

Richelle in the office is very helpful & kind. I'm renewing my lease for a second year & have enjoyed my stay so far at Icaria. However, I'm not a fan of the new Click pay system and their extra fees that the new Management Co. RPM has implemented. RPM needs to address this as we should not have to pay an additional $50.00 fee just to pay our $50.00 trash/pest control/I-home monthly payment. I would have given 5 stars if it weren't for this.

The entire team are both professional and personable.
Joe the new office / property manager has done a fantastic job staying on top of things such as trash butler, grounds and sprinklers, overall keeping the place in tip top shape.
I love our maintenance team, they are so friendly and say hello each morning when I take my two dogs out for a walk. I renewed my lease because I love it here. I always feel special here.

Management fixes things quickly. Which is good. But… the coffee machine near the pool does not work. The pool is not heated. And the complimentary bicycles are janky with only one that is usable. Come on icaria! Step it up!

I wanted to take my time to write this - Lysandra & Richelle have been absolutely amazing! Lysandra answered all my questions, emails etc.prior to lease signing, showed me around when I finally did come to town from an out-of-state move and both Lysandra & Richelle from moving in to thereafter have really looked after me. I am so happy to be here and really appreciate the place itself, amenities, and the kind neighbors I have met along the way. Such a good place to be quite like it's namesake - thank you for looking after me so well - feels like "home" in every sense of the word. Grateful to the superstars at the Leasing Office (and the Maintenance team that upkeep our beautiful spaces) that make this such a great place to live!

Lysandra was by far the best leasing agent we have toured with, we been to other properties in the area trying to find the right fit and she was so sweet, welcoming, professional and informative! She really knew the property and gave us a wonderful and memorable tour! She went out of her way to try and accommodate us for our tour! And we left with no questions! My husband and I will be back to lease with her in January for sure!

The management is terrible and does not address issues such as residents leaving trash in hallway (well outside of trash service hours). They are also incredibly unresponsive even after multiple message attempts.

The apartments themselves are made very cheap and are nothing to write home about.

And let’s not forget the roaches and silverfish that plague the apartments despite their pest control attempts.

The only good thing about living here is its proximity to the Pinellas trail. Also maintenance— they do a pretty good job at fixing problems.

A year after moving out I am suddenly getting calls from a debt collector stating I have unpaid utilities that need to be paid. The debt collection agency tells me not to bother contacting Icaria. No one from icaria ever tried to contact me about this, despite having my new address (they sent a move out statement) and my phone number, which did not change. Because I have no knowledge of this debt I left a message for management anyway last week, and was not called back. Now when I try to call no one answers and I cannot leave a message before the call hangs up! This is very scammy and I'm not sure what's happening, but I'm concerned to see another review with nearly the exact same story. Not happy.

Was a resident from 2021-2022. I had no issues and moved out to purchase a home once my lease ended. April 2023 I begin receiving calls from a debt collector stating I owed for an overdue utility bill from Icaria. I thought this to be a scam at first and reached out to Icaria management explaining the situation. I was transferred to the manager and told he would need to "do some digging" and that I would be called back. A week later the next round of calls from the debt collector came in and I once again contacted Icaria management. I had my information taken down and told I would receive a call back that afternoon. Without any communication from Icaria management, I was forced to pay the bill to avoid anything being reported on my credit. Assuming there was an outstanding balance on any account associated with my lease/apartment, I would of course pay. To have this be sent directly to collections without any attempt to contact me directly or even be able to address the issue with me when I ask is unprofessional. It is scary to think that over a year after moving out they can just send bills to collections without a care or second thought. Beware current and future residents; ensure you have your documents in order and monitor your credit.

Miss Mia was very genuine and sweet throughout the application process. She was available very readily for any of our questions. It is nice to see her walking around the property. All of the management staff was very genuine and helpful, but Mia most certainly took on the role of leading us through our process and helping us get our new home set up. We have been living here for 6 months now, and things have gone great. I would highly recommend Mia!

I have lived here over a year and think it’s a fantastic place. The office is very responsive to any requests. Mia has helped me many times and is always cheerful and pleasant.

I have lived here for 2 years and it’s been a wonderful experience. Mia Rose, one of the leasing agents that lives on site, has been a true pleasure to work with and see out and about around the complex. The maintenance staff has also beeb great. They are always available to assist and do a fantastic Job!

I moved in about week ago and I am loving it so far! I moved from out of state and my leasing agent Mia was very helpful and informative throughout the process. I feel very safe here and love being right on the Pinellas Trail!

I've been living at Icaria for about 2 years and I love it. Very quiet complex. Management and grounds keeper do a great job. Mia in that runs the office handles renewals and all the service requests. She lives in the complex, so she makes sure the everyone is taken care of. Always out and about walking her dogs and very personable. The rent is high but so is everywhere else.

I’ve lived at Icaria for a year and absolutely enjoyed my time here! The amenities are amazing, my floor plan (A1) was perfect, and I had no issues while staying here. Worth every cent.

This Place is probably the worst complex I have ever lived at. The management office does not care about the property at all. I have put multiple work orders in that get closed out and don’t get fixed until the 3rd or 4th time i have to go to the office. The management will pretend to listen and care but then nothing gets done…Trash repeatedly for weeks was left to sit in the stair well before anyone did anything about it. You pay a 25 dollar trash fee and half the time the company that takes the trash leaves trails of it behind. The complex needs a management overhaul but yet rewarding them with a remodel on the leasing office. I can say that when my lease is up I will be trying to seek other options.
