Shannon Gignac was extremely informative and professional. She answered all of my questions promptly and thoroughly. Super helpful and very kind. Would absolutely recommend.
With the exception of the rising rent, this place is excellent! We love the quietness, cleanliness, and all around family feeling that we have with other tenants. I have a full-time job, otherwise I would love to take advantage of all the activities they have going on here. On a scale of 1 to 10, I will give this place a 9.
Overall, it has been nice living here. (I moved in in 2012.) Some issues I have noted no doubt come down from corporate office and our community staff has little discretion. I have seen some decline in maintenance services since the pandemic, but new staff seem to be rectifying the situation. One issue that seems to bother residents is that there is a great deal of variation in the appearance of apartments. Some have newer cabinetry and many have the old particle board that shreds and crumbles. Some have nicer carpeting and some have older floor covering. It would be nice to invest in upgrades for all, especially those who have lived here a long time (like me). This complex could really be "platinum" with some serious investment. Location is great, parking is very good, and the grounds are spacious. I don't plan on leaving anytime soon because the people who live here are friendly and for now, the price is right. - From a verified resident on ApartmentRatings
After applying for the apt and getting approved i was so excited until i went into the office and they told me i was approved BUT with a cosigner that had to make 7 times the rent.

Shannon Gignac was great in assisting me about my apartment search and she assisted in making the process easy and quick. Shannon was great to work with & hope to be calling Imperial Palms my new home soon!
Wonderful place to live! Beautiful grounds and pools. Laundry services and meals offered, many activities! Staff and maintenance friendly and do an excellent job. Lived here and loved it!

They are always pleasant and will work with you and answer all your questions about the activities, They are very creative.
They are two of the besr reasons for renting ar Imperial Palms!
Just want to give a shout out to all the wonderful tram drivers at Imperial Palms especially Ed Webb. He's super friendly and helpful. And always goes out of his way to help the residents. The tram service is just one of the excellent amenities offered at Imperial Palms Apts.

A while back when I needed my apartment cleaned after coming out of the hospital, Ariana did a fantastic job. So spotless! She also does a great job with my laundry. We are very lucky to have her and Lily doing these jobs.
At Imperial Palms, Joan is the person that keeps the train on the tracks. She directs the maintenance services. She is the person you call when you need help with something in your unit. She’s also the one you call when you are new to the complex and you aren’t quite sure how things work. I don’t know where the residents at Imperial Palms would be with Joan.
Do not MOVE HERE. I've lived here since 6/1/2010 during heighth of recession. 1970's kitchen w no microwave or dishwasher. Complex begging for tenants at the time to fill units and came in w a 12 mo lease at $595 month water and cable included. Windows are old & original and are not safe as do not lock properly. Old crusty toilet and old plumbing.
Management forced me out in 2019 changing bldg to non smoking bldg and after several attempts at locating different apts moved me to 4400 bldg that had been renovated w nice new kitchen at $895 mo. Lots of issues in this bldg.ants, gnats coming up thru drains. Management and asst inspected each unit in bldg and pretty much blamed residents and poured baking soda down drains - what a joke. Palmetto bugs and now black mold coming up thru vinyl flooring in bathroom and growing like cancer daily and weekly. Maintenance solution was to throw another vinyl floor over top of this and not correcting issue. UNACCEPTABLE! Still growing daily!
Now after a couple years of inreases of $40 mo - had to make 3 calls to office to see why I hadn't received renewal lease letter that I should've received in March. After leaving two detailed messages I called a 3rd time on 4/25/2022 and insisted they sent and placed on front door only to find out that my unit was not on their list! Marlene had to talk to Taylor - mgr and have a letter generated and delivered.
HOLY HELL - INCREASE FROM $935 TO $1135 and want it signed by 4/29/22!
I emailed Taylor, mgr with concerns and address bugs, rotting moldy front door, moldy flooring in bathroom and paint peeling from kitchen ceiling as well as outrageous increase. STILL NO RESPONSE! BUT WANT THEIR PAPER BACK IN 3 DAYS!
I was grandfathered in for years of tenancy - NOW FORCING A 12 year tenant senior citizen out on the street. Going rates for this old outdated complex $1175. - go elsewhere with your $$.
