Not happy with the way they do business very unprofessional customer service and no one to talk to

Cedarbrook is a community consisting of 388 single-family homes, developed by reputable builders such as M/I HOMES, D. R. HORTON, and PULTE HOMES. When we purchased our homes, we were given specific information regarding the anticipated annual CDD fees, ranging from $2,500 to $2,900 per year. However, the management company responsible for managing our CDD, INFRAMARK, significantly increased our fees by 49% without any notification or consultation with the homeowners. (this can be refuted by saying everything was public…which it was, but incredibly inconvenient bordering on unethical)

This sudden and excessive increase has placed an enormous burden on us as homeowners, leaving us shocked and financially distressed. It is not only the substantial financial strain that concerns us, but also the lack of transparency and disregard for homeowners' rights displayed by INFRAMARK. It is our belief that any decision affecting our community, particularly one as significant as fee increases, should be made with the (more involvement) involvement and consent of the residents.

We understand that communities require funds to cover maintenance, services, and amenities, and we are more than willing to contribute our fair share. Nevertheless, it is essential that these fees are determined through an open and transparent process, with the opportunity for homeowners to voice their opinions and concerns (in a manner that doesn’t deter resident feedback such as the meetings at 2pm). We feel that INFRAMARK has failed to uphold these basic expectations, resulting in a breach of trust between the management company and the Cedarbrook homeowners.

Absolutely fraudulent company. Scam artists. Ask any resident from any communities they manage and everyone will tell the same. They have paid a bunch of builders so that they will give them the starting HOA management and then they will burn a hole in the residents pockets. Everywhere they get replaced from Hoa management once the residents take over hoa.

I have been trying to contact them for months to pay them, but they never answer and never send me anything. We want to put up a fence, but they have never answered me or the fence company about our application. I guess I will go ahead and do it without permission. Their fault, not mine.

This management co is on shaky grounds. They have caused our community several issues. We have worked and worked with them, but are considering a change of management company. They are to maintain our records, update our website, pay our vendors and none of this has been done in a professional manor. If you are considering a change of management, you may want to steer clear

I love trying to contact Inframark repeatedly via email and phone for 2 weeks and getting not response. Explaining that we had some financial hurdles and to please not have Mankin Law group send us a fine, and then receiving a letter from Manking Law group with and intent to Lein for 529 dollars. What type of horrible corrupt people do we having our HOA? I had my account set up to pay monthly, there’s a new bank obviously. I still had payments being drafted from our account. So I’ve paid a monthly payment to evidently no one and now have to come up with $529 dollars. @inframark @mankinlawgroup #inframark #mankinlawgroup Keep in mind my online account shows zero balance

To be frank this has to be the poorest excuse for a CDD, I have lived in our community not for 2 years first time home owners. This company has done nothing absolutely nothing that they are accountable for, if you see these guys on your community or trying to be RUN, YOUR BETTER OF BURNING YOUR MONEY.

Alba Sanchez for Valhalla is the most unprofessional person I've talked to in a long time. We were going to buy a unit but after trying to get info from her, we pulled our offer. No way I'm going to deal with someone that rude AND pay 300k for a townhouse.

Literally the worst company I have ever had to deal with. No one there answers the phone, returns call or emails. I would not ever recommend this company to be used. Hopefully soon our neighborhood will have more control over HOA and this company will be fired. I don’t know if a single person in this community that likes Inframark or has anything good to say about them.

If I could leave less than 1 star I would. Valhalla seems cursed to have the worst management companies in the state and Inframark is no exception. They inherited a mess from Excelsior so I will give them that but good lord they can't get out of their own way. They're horrifically unresponsive, work orders go unanswered for ages in the portal system they switched to to help streamline communications. They keep raising our HOA fees and adding special assessments because they can't manage the community properly. It's really frustrating to pay as much as we do in Valhalla to have such sub par service. I've owned in Valhalla for more than 10 years and lived through the dark days of excelsior and was so optimistic when we got this new company but their 2.5 star average on Google should tell you everything you need to know. Please if you are on an HOA board do yourselves and your neighborhood a favor and find someone else. Because this ain't it.

I was never sent a coupon book I called three times for it. Since I never received it I called for billing details in order to pay the bill (my first one so I did not know the exact amount to pay or where to send it to). They received payment and sent me a late fee but no book. The fee was removed and the coupon book was finally received. This Nov they sent more fees for the Jan fees that had been removed [I have proof of this]. I have lived in an HOA in Texas for 13 years so know how HOAs work, but Inframark is more like a scam. I am not alone in this, others have voiced the same issues in my community. We have only lived here a year, my neighbors have had to pay hundreds and have been threatened to have a lien put on their homes if they did not pay fees!

They are not willing to move meeting times or location so everyone can attend. Instead make everyone join zoom meetings during the week at like 1pm, like we don't have jobs. This is even if they decide to grace us with their presence, sometimes they do not even show up. Super unprofessional, beware if you buy in the Tampa area.

Not only are they unethical and immoral, they are completely incompetent. They have no idea what they're doing, and everything that they touch is a complete catastrophe. They have not been able to do a single thing for our HOA. They do not get back to the homeowners, nor do they communicate regularly with them. They are there to collect a check from you and waste your time. Hopefully, other HOAs will see this and will steer clear of them, to avoid unnecessary heartache in your community.

I wish I could leave an even lower review. Why a major company is unable to provide a way to pay for fees electronically, in 2023, is beyond me. The lack of this basic service leads me to believe the leadership of this company is dated and does not know how to use a computer. It must also mean this company is in its infant stage and must be unable to to pay for basic IT services. This further explains why they feel the need to charge a $25 fee to process an application for a fence. Not to mention they also lack any kind of Military waiver for those who are going to deploy soon, so that this company can continue to enjoy their freedoms. The website is awful and does not provide me with the info I need to submit the application. When I called customer service, they were unable to provide the correct info. I spent all day waiting on someone to email me back with the correct documentation, now I have to go take time out of my day again to drop off a payment since the company has no way of doing it online in 2023. Shameful.
