16This was our fourth time staying at Charlotte Inn, they never disappoint! Outstanding service, delicious breakfast, great location, they leave water, lemonade and wine in the refrigerator downstairs for guests to enjoy. We prefer to stay in the room with the balcony overlooking Charlotte street, there is one with queen bed and one with king bed, both are nice and spacious.
The location is fantastic - right in the heart of everything. We stayed in the Flagler Room, and we loved the balcony over Charlotte St. Although it was a weekend, the noise wasn't as intrusive as we expected. Historic downtown will have old buildings - that's par for the course - so yes, the home is older, with charm and small parking spaces. But once you park, you can literally walk the rest of the time you're in town (or Uber)!:) Breakfast was great, the bed/room was comfortable and the staff/patrons were very friendly.

Makes historic St. Augustine extremely walkable.
The bar down the street can get a bit rowdy on weekend nights, but it's not insurmountable.
The rooms are well appointed and comfortable.
Breakfast was delicious each morning.
Service was excellent!
The little extras are available if one cares to partake. Coffee, wine, water, cookies, goldfish.
Parking is limited, and the lot is small, but four of us were in one vehicle, so it worked beautifully.
The front porch is really nice to sit on, whether it be in the morning or in the evening.
The rooms upstairs have access to a porch. It is separated for a mostly private experience.
Great place to stay if you want to be in the heart of Old Town. Great service and breakfast. Easy walk to all of Old Town.
Uncomfortable mattress in #7, toilet and sink too small. Funny smell in the bedroom, in general lack of maintenance. The sink’s faucet is not hygienic because it is open so anyone can spit over it. I would not stay here again… Wi-Fi never worked.

Initially we were thrilled reading the reviews and seeing the pictures on Google and Booking.
As we arrived to our room we noticed only 2 small windows, one in the entrance door to the room and another that was inches to a car in the BB parking lot.
The mattress lay’s on top of another, making it impossible to lay still during the complete night.
Bathroom was so small and uncomfortable that it was a painful task to get ready for the night or in the morning. Water coming out of the faucet and shower had a stinky smell to it and how not mention the funky and moldy smell (don’t know if this was hazardous to us) of the entire room, so strong that even clothes that we didn’t unpack from our suitcase were smelling horrific, ones back home we had to wash EVERYTHING to get rid of the nasty smell.
Breakfast unfortunately was also very disappointing, and by this I mean by doing less they could achieve at least something that taste’s way much better, keep it simple.
We unfortunately regret to have booked our stay in “Inn on Carlotte B&B”.
My husband and I stayed there April 24-28th, 2023 and we just loved it. Room was on the small side, but other than that it was lovely, the food was tasty, the bed was soft, and the service was great. The owners were really nice, including all staff. We will surely be staying there again when we go back.
A quaint room in downtown St Augustine. Literally steps to restaurants and shops. Very limited parking. Friendly service. Breakfast offered in the am. Relaxing and recommended.
We will Definitely be back! Location, room, and breakfast were fantastic. The little extras like the Coffee, and Wine were very good quality. Like I said we will be back. This is a great Bed and Breakfast.
Right in the middle of everything to do in St Augustine and near the water. Breakfast were so delicious. Bed was the most comfortable I ever slept on.
No place to hang up or store clothes. No staff was ever present at B&B except @ breakfast. Main door was left open often. Big safety concerns. Breakfast was ok. Parking was good. Beds were nice. No place to hang towels or wash rag.
I will have to agree with a previous reviewer saying that we paid $15 a night extra for a room cleaning fee. However this did not occur. This B&B gets 3 stars because of location and parking but even parking had issues between the printed parking pass and the email confirmation, the were different. Breakfast was just, eh. The bed in #7 sucked! The room had an extremely funky smell so funky that ever we brought home smells like the funk. The smoke detector was broken. The toilet and sink room is not built for anyone over 6’ tall. The shower was nice but could have been smaller so the toilet area could have been larger. I will not stay here again.
Loved our stay here. Room was beautiful and the bed was so comfortable! Decor was gorgeous, arrived to wine and woke up to and breakfast. Definitely going to be back again for a longer stay in the future.
The location was great, however, I found the accommodation to be overpriced for what was received. The room and breakfast were both quite ordinary and the Inn lacked the charm and reception of a true bed and breakfast. I wouldn't recommend at the price point.
We stayed for 2 nights and paid a cleaning fee for each. In spite of this our room was not cared for.
Folks welcoming, interacting and preparing breakfast were great.
Perhaps the site has to offer is location, and good people.
Beautiful place with great rooms. Coffee, tea, breakfast, and little snacks are complimentary. The location is perfect. There is reserved parking for Inn guests just down the street, only about a minute walk from the Inn. There are trolley tickets available to get around town, but honestly it's such a perfect location we were able to walk everywhere we wanted to go except the beach which was only a 5-10 minute drive.
