We had Thelma Quiroa of J&L Property Management as our Condo Association's Property Manager for one year, and I cannot express enough just how excellent she was. Any issues were resolved within a couple of hours or days at most. Thelma was completely involved in helping our community thrive again after transitioning us from another management company. Thelma and the rest of the J&L staff worked diligently to make sure our owners and board of directors were always satisfied. I would urge anyone who is thinking about hiring a property management company to call J&L, but don't ask for Thelma, she's ours.

Terrible service no one picks up the phone and I’ve been waiting like a month to get a simple parking decal because they won’t pick up the phone and call my association and keep taking breaks or vacations like it’s a sticker for parking should not take a month, I still don’t have it…

Overall, I’ve had a good experience so far with management. We applied for a house to rent & the approval process was surprisingly quickly! I am excited for our new home in this beautiful community.

This company is by far the worst management company I have ever seen. They are very uneducated in corporate law. To add insult to injury, their management skills are terrible. Our community took on damages from this company and had forced us to sue them and the association he was controlling.

Great staff and very prompt in responding to issues. Veronica Cruz and Paola Restrepo were amazing. A few years ago I had very bad experience with the association but they have improved and helped so much. Thank you both for your assistance.

Thelma, Rikki and Paola have been very supportive with our requests as residents at the community they manage. Enforcing rules and agreements in order to keep the quality and wellbeing of the community and reasonable when we need some help.

If I could give negative stars I would. My husband and I own a townhouse in one of the developments they run. Just BEWARE. They never answer the phones you can call 100x. My husband had to go there & said everyone was rude. This is the 3rd time my car has been booted. The office says the will refund but you can not reach them & it was on their mistake. Worst company ever. Please BEWARE!

A Frustrating Experience with an Uninformed Puppet HOA Board and Property Management Company

My experience with this “company” and their dealings with their selected uninformed HOA board has been nothing short of frustrating and disappointing. The lack of detail provided by the company, a non-functioning uncommunicative board, as well as the desire to keep homeowners in the dark about crucial matters have left many of us with more questions than answers.

One of the most significant concerns we have had is the handling of the land lease pay off and its impact on homeowners' fees structures. The property management company has failed miserably in addressing this issue with any clarity, leaving us as homeowners uninformed about how this would affect our future financial commitments. The absence of specific details regarding future financial impacts of an aging pool and clubhouse (which is all we have) has eroded what little trust and confidence we may have held in the company's ability to manage our community's affairs effectively.

Communication with the property management company and HOA board has been and continues to be abysmal. Homeowners have raised valid questions and concerns only to be met with an inability to provide satisfactory, if any at all answers. Moreover, their dismissive and condescending attitude towards homeowners is unacceptable. As stakeholders in the community, we deserve to be treated with respect and be provided with complete information, especially when it concerns our homes and finances.

An ongoing pattern of providing vague responses regarding maintenance work or issues within the community has further fueled concerns. The property management company seems to thrive on keeping homeowners uninformed, offering only superficial details and avoiding any meaningful explanations. This lack of detail has created a sense of distrust, making it challenging to believe that they have our best interests at heart. From the building construction dealing with the wall after the 40 year inspection to the failing roof, air conditioning, pool leaks, and aesthetic issues of the parking lot.

One of the most frustrating aspects is their insistence on holding just one meeting a year when most homeowners are on vacation. It appears to be a deliberate ploy to discourage participation and take advantage of homeowners' absence. The barely statutory notifications for these meetings demonstrate a lack of commitment to inclusivity and community engagement. They seem to want complete and total control over decisions without considering homeowners' perspectives.

In conclusion, our experiences with them has been deeply unsatisfactory. The dealings with the non communicative and unreachable puppet HOA board, lack of detail, and dismissive attitude towards homeowners have left many questions unanswered. The unclear handling of the land lease pay off and its impact on fees structures has further eroded trust. The difficulty in participating in community matters and their desire for total control only adds to the frustration. As a homeowner, I urge fellow residents to remain vigilant and demand better from our property management company and HOA board. Our community deserves competent and transparent leadership that truly cares about its homeowners. Steer clear.
