Nice place but check the new fees- Over $300 in fees for a week in a studio unit- $50 linen fee for towels that scratch you whether you bring your own or not-

The pool and landscaping are nice. That’s it! About unit T34: Very outdated unit. Linens and towels all worn out and need to be replaced. Kitchen and bathrooms are from the 70’s. There’s even an 8 track tape player here. The furniture is so pitiful that I’ve seen better stuff dumped on the side of the road. Nothing seems very clean. Bugs in the kitchen so we had to keep all of our food in the fridge. The stove and dishwasher are so old we didn’t even consider using them. Bugs in the dishwasher as well.
We came here to relax but some horrible guitar player was at the pool playing loud music for hours! A guitar, microphone and liquor bottle don’t make for good entertainment. Needless to say, we will NEVER come back!

Pool 1 was ice cold during our stay. Spoke with maintenance and management and nothing was done. No cares given.

We had a great time. The units were well set up with kitchen appliances, beach chairs and even a beach cart to bring our stuff to the beach. Easy access to the Village area by free bus service or golf carts.

We love our time at JR! The beach side location, multiple pools, quiet grounds and friendly staff make this place pretty special. It has a bit of a retro 1960's feel to it, but the unit we always stay in is updated and super nice. It works awesome if you are interested in the beach. We Uber/tip ride to The Village on occasions, but we really enjoy the quiet beautiful beach of Jamaica Royale.

Not provided with code for paperwork in lockbox and when we finally got it.provided with wrong access code to unlock condo.bugs. I believe roaches in the unit. I am sitting in the middle of the bed waiting for morning so I can get out of here.

Great spot if you want to stay right on the beach in Siesta Key. Many condos for rent. Close to everything too.

T41 and T51 have an awesome view nice rooms beds not great.

Looks like a motel as we pulled up to our room. However loved having the covered parking space right in front of our unit. Grounds up-kept well and clean! Until was updated with beaching vibe and clean. Long walk to beach from out until #52 but court yard area is tropical and beautiful. One of 3 pools is right outside unit and convenient with a private patio area. Private beach area was huge! Enjoyed our stay here and would recommend

Fabulous sunsets! This small resort is definitely a small and mighty location. Has several pools to enjoy. Is going through renovations on one building. The access to beach is wonderful and the gazebos are great for the summer heat. Get there early to get your spot. The units are individually owned so they all have different decor and floor plans. During the day enjoy the grill close to the beach gazebo and the lounge chairs. The beach is clean and guest only area. Will definitely visit again.

Great place with the Best Gulf Views. Fully equipped kitchen with a toy closer with chairs, noodles and chairs. Very close to Siesta Key Village. Highly recommend.

Loved the location. Unit 16 that we stayed in was not very nice. I would stay there again but not in that unit.

We’ve frequented Jamaica Royale over the last two decades. We returned in 2022 after a several year gap to find things have changed a bit. The location is still obviously stellar with direct pvt beach access, meticulously maintained grounds and great management. There is in influx of tourists bombarding siesta key since it’s earned a #1 status and as a result Jamaica is very busy with renters. I found most of them nicely mannered yet oblivious to property rules. The beach is lined with tents & umbrellas to the point the water hidden. Beach chairs are drug down to the water line, which is clearly marked not to and totally disregarded by renters. Additionally the chairs are left scattered among the beach as if there’s a maid coming to clean up the mess. It’s not a hotel folks! You agreed upon renting to abide by properly rules & they were clearly stated. This is a pvt residential community and tourists treat it like there’s a butler at their beck and call. I have stayed in multiple units through the years and won’t return to the one I rented this year. I felt it was misrepresented on the website and felt it lacked in essentials such as linens, beach towels, bath towel quantities and kitchen amenities. It clearly said “leave your towels at home, ” only to find out there were two thin and highly insufficient beach towels to service an incoming family. The in house washer and dryer saved us! Pool toys were broken and filthy, cooler was disgusting and had to be power scrubbed. Housekeeping definitely missed their mark and this was brought to the managements attention. I spent two hours cleaning someone else’s filth out of my kitchen upon arrival, including blatant food & grease from dirty hands on the fridge & door knobs, as well as dirty dishes that had been put away in that state. Food stuck to plates and obviously silverware that hadn’t been properly washed. The previous renters are responsible for running the dishwasher and the detergent dispenser malfunctioned so no soap was used. Housekeeping came in and out dishes away but never inspected them. They were obviously dirty! No linens for the pull out bed. We come for the view and the white quartz sand. But, in my humbled opinion, with more then 20yrs of return visits to this exact location, I found the property operations to be going down hill a touch and overcrowded. I may seek other accommodations IF we return to siesta key. It’s become a tourist mecca and losing its charm. There’s talk of future construction nearby…… this too will impact our return options.

We were excited about this vacation opportunity, but we did not have a good experience. We were in unit #604 in late Dec and faced a multitude of disruptions, unfinished remodeling inside the unit (we had black plastic over several windows for two days), safety issues (like an elevator that moved without the doors closed, falling debris signs, and temporary support beams under parts of the building), and very extensive construction and related noise outside the unit that went far beyond what staff had led us to expect, beginning early every morning. Some of our concerns related to the unit itself were addressed and on the second day, we were provided a refund for most of our first day. Most of our concerns throughout the week were ignored, however, despite requests in writing. We were not provided the opportunity for a refund to leave early, or to move to another unit, despite our safety concerns and the constant very loud noise that began early every morning and lasted throughout the day. We documented our concerns (with pictures) and requested a partial refund during and after our stay, to no avail. We filed a complaint with BBB under the parent company (Tropical Sands Accommodations, LLC). The company's response was (despite documentation and pictures) that our concerns were untrue/unfounded. I completely understand that construction needs to happen sometime, and individual units have occasional maintenance issues, just like our own homes. I would never write a poor review for those reasons. My struggle is with the lack of support and unresponsiveness to our difficult situation during our stay. Hopefully the lack of customer service was due to the construction and our timing (near Christmas) and isn't representative of their typical level of service.

Nice place. Close to the beach. Heated pools on the property. Assigned parking spot. The rented space was clean. Having a washer and dryer as nice. I recommend this resort.

We stayed in unit 806 tower 2. The location view was amazing. Couldn't have been any better. The experience was great. The only things I wanted to mention are more functional things about the unit itself that needed improvement. The dishwasher needs replaced. It didn't clean dishes well. The washer was a dryer as well. It didn't dry the clothes. The shower in bathroom in bedroom had no pressure at all so did all showers in main bathroom. It didn't stop me from booking the unit again for next year. But I hope the owner sees these reviews and improves these things for a better experience for future stays. The elevators as well we're slow and the vents needed cleaned. Overall it was all lovely. Nice quiet place also. The beach amazing! One of my best vacations ever. I travel often so that says alot.

An amazing week long stay in a clean room with all of the ammentities plus some. I was in 051, the owner had lots of books, puzzles, cable with DVR in both rooms as well as a plethora of beach toys (noodles, boogey boards etc.) The pots and pans have seen there share of use and abuse and though the beds are dubbed Queen size I can say they are a bit smaller (full sized) and one on the less comfortable side. Those things considered I'd go back in a heartbeat, the water is about a 5 minute walk through the property but there are three pools along the way, one being feet from the sliding back door. JR provides a ton of beach chairs and I didn't see them all in use at any point in time. It is not a room at the Ritz, it feels a lot more like home! Privacy, respectful staff that keep their distance and a private beach with breathtaking sunsets. I will be returning same time next year, top notch!
