Terribile appartment, We live here for the past three years and we noticed each year the quality of the service and living situation is coming down but the rent is going up. We have been lost our sleep for months now because of someone living above us (i think they are practicing dance whole night even at 3 am) we complained several times but no actions. Another thing is the hallways and trails are mostly decorated with dog poops! ! People are throwing plastics and wastes around and it became worst place to live for standard people. Management never take care of the apparments cleanliness. The services from the management is terrible. They dont care anything about the tenants but accurate about any charges and money. Planning to runaway from here. Need to find somewhere at least we can sleep without any disturbances and step outside the door without stamping dog poops! We moved from FORDFAMILY APPARTMENTS to here for double bedroom. Regret every day for the past two years

I’ve been looking at JTB for a while (been on deployment). Finally got an opportunity today to go check it out around 4pm. The way I was interacted with really turned me off and makes me only imagine how the leasing consultants deal with current tenants.

The moment I was called back to come inquire about 2 bedrooms, the leasing consultant was giving facial expressions (rolling eyes and twisting her mouth) like I had 2 heads on top of my shape something. Didn’t introduce herself until she handed me card after I was leaving. Didn’t offer me a seat to talk about the apartments but instead said “Are you going to stand or sit down? ”

Then proceed to grab her book show me a floor plan picture of the 2 bedroom (that I looked at online), gave me the pricing of the apartment based on the move in date and that was it. Didn’t give information about amenities or anything. I asked about a tour I was told they stop doing tours 2 hours prior and tonight they have a corporate event which was fine I understand that.

Overall it was a bad first impression and the first impression is a lasting impression. And I’m sure the complex is actually beautiful but I didn’t even get to that step. However, If that’s the person that represents the company and that’s how potential tenants are treated then cool. I just won’t lease here. Maybe yall will have better luck. I’m just leaving an honest review of my experience.

Worst experience ever! Administration is going down in the customer service and on every single aspect in the apartment management. The gates are broken all the time. App system don’t run right.they are more worry about food trucks and events (like holidays parties and any kind of ridicules events) than their own residents comfortability. We paid so much money for the kind of poor services they been providing for about 2 years now.
They charge you for valet trash but the trash is paled by the trash compactor stinking the whole parking lot and looking awful, yes there it goes $2000 monthly rent! Even cameras are not working but wait after a shooting in the apartments they run to fix the lights all around and fix things they said. Well I’ll say if u background check the ppl applying for the appt the appts will be way safe! And hiring the right ppl to work at the leasing office would do a big A+!
FYI everything was way better 21/2 years ago!

Current resident here. I'd suggest living at your local homeless shelter, maybe even a dumpster, before living here. When we moved in in June, our gates were broken. It took a triple homicide happening here in September for them to finally recognize the importance of safety and fix the gates. Again, we moved in in June and we still cannot properly hook up wifi in our apartment because JTB didn't actually run wiring through our walls. There appears to be an ethernet port in the wall, but when that's taken out, you'll find no one ever ran wiring. So definitely don't move here if you ever plan on needing/using wifi. Additionally, we had a broken washer/dryer unit when we moved in that shredded any and all clothing you put in it. After numerous work orders and hounding the office, we weren't given a new unit, but instead were told to bring all of our laundry to a different empty unit to use that washer/dryer. The dryer, as can be seen in the attached images, was COVERED in mold. This was an empty unit that JTB was prepared to rent out to some unfortunate person. After that event, we were given a "new" washer/dryer unit that was actually used and came from a different empty unit, and this washer/dryer was also broken and shredded our laundry the first time we used it. We did not get a new washer/dryer until October. Again, we moved in in June. The office will not respond to emails, the manager will not respond to emails, the regional manager also will not respond to emails. If you call or go into the office, rather than acquiring help, all you'll acquire is the incompetence and distasteful attitudes of the office staff. And be sure to wear shoes that are easy to clean if you ever plan on stepping outside your apartment, as dog poop isn't picked up by tenants here and it isn't reinforced by the staff whatsoever, which I'm sure comes as a true shock. Another thing you may have to look forward to at JTB is waking up to the lovely sight of bullet holes through multiple apartments and blood spatter from whatever activities occurred the night before, as can be seen in the attached photos. Again, I reiterate, please live anywhere except here.

I have many complaints, do not rent here. But reading everything else here is the best one to show the stupidity, the incompetence and honestly its sad that this is who is hired to run the complex.

My car was broken into here at the complex along with 10 others because the gate was broken for months and still is. They refuse to fix it, do not listen to the safety of the complex. Upon police arrival they were conducting how and who broke in. Police found that they drove the vehicle into the complex, smashed 11 windows and left within minutes stealing guns from cars. Apartment manager came and blamed it on the owners of the cars since we were irresponsible with our vehicles. Not only that but no camera captured the car entering clearly. Management was hesitant to work with police according to the office I spoke with it was a hassle to get camera recordings since he believes the cameras dont even work which I am almost certain to believe this. The apartment manager said that the criminals mustve hopped the fence and parked on southside, that is where the officer later told us that was a lie and they clearly see a suspect vehicle (with an eye witness) entering the complex at 3 AM.

We had parking repairs down in February (the 6th I believe) and we had to move all cars by the AM to designated areas. We have been doing this for a month since the concrete company couldnt properly pave the parking lot, as a tradesmen I watched them and it was embarrassing. It was so bad when it rained it literally washed it away, they returned several times and it looks horrible. My favorite part was paving the asphalt to the entrance of the complex but closing the other gate. Basically you couldnt drive in you had to park and people were parking on AC skinner in order to go home.

But thats not it, I was speaking with someone in the office since my car was towed and was not told where it was towed too. We had paving in a few days, I was informed of that but not the day I was there. I went in and asked, the lady said we have paving today. I told her no, its on the 6th today is the 2nd. She looked at me and said today is the 6th, I looked back at my phone to see my calendar. It was clearly the 2nd, she looks back at hers, looks at me and says its the 6th then suggests we have different calendars.

I have many complaints, do not rent here. I have charged absurd charges upon moving out and my stay here. The institutions which have educated these employees have failed them, the policy and way they conduct business are just shameful and embarrassing. I do not want a reply I just hope others are aware to never live here and I hope you feel shame reading this.

The apartment complex is nice and they try to keep it that way. But, the amount of money they charge for a place is ridiculous. Times are very tough for people and they are just taking advantage of inflation unfortunately. Not only do they charge you for every little thing, but they are now trying to charge you for "premium parking". The sad part is that they haven't built enough parking spaces for residences so people have a hard time parking, but now they are trying to take advantage of the minimal parking by charging you for a space. OR maybe the reason they don't have enough spaces is because people can't afford rent so they are piling in and splitting the costs. Either way, they threaten to tow you even though they didn't build enough spaces. It's like they are setting you up and they do not care. JTB, get it together and try to treat your paying tenants with respect. Don't take advantage of people.

Lived here for about a month now and absolutely love it! Out of all the apartments I toured in Jacksonville the JTB staff was the absolute best. Our tour guide, Joi, was more than helpful from the tour until move in day and was attentive to any questions I may have had. Steve and his maintenance team respond to all maintenance requests in a timely manner and always fix the issue. The amenities are beautiful, especially the pool, valet trash service, and nature walking trail! As for safety (which was one of the things that was most important to me) : All of the apartments are inside the buildings, no outdoor access and guests must have a code to enter the building. The front gates are open during the day but close during the night. Definitely worth every penny. They are in close proximity to the St. Johns Town Center, Southside and Jax Beach. If you are looking for an upscale but not too expensive luxury apartment in the Jacksonville area, definitely check out JTB!

The apartments are nice but management doesn't really put in any effort:
*outside of apartments are filthy
*random stains on garage doors/sidewalks are clearly visible but are just never cleaned.
*sanitizing wipe dispensers exist in the gym but are hardly replaced so most of the time you have to sit on equipment with other peoples sweat/bodily fluids on it etc.
*Leasing agent (Sheila) very rude and literally just ignores the majority of communications I send to her asking basic things.

Great location, great pool. Everything else about this place sucks. Paper thin walls and rude staff. They market themselves a luxury apartment but cut costs at all corners. Great apartment for college students or people who don’t mind noise late at night. Office staff and leasing agents are unresponsive and rude. Again the pool is great so best off befriending someone who lives here so you can hang at the pool during the day but would not recommend living here especially for the price.

Avoid these apartments at all costs. There is nothing luxury about this place. Leasing office staff is extremely rude and unprofessional. We were always very nice and understanding, but with any concern brought to any of them, there was an attitude and they will turn you away instead of addressing the issue. AC broke in the middle of July and was not fixed for 3 weeks. Mold problems, landscaping not kept up around the complex, and gates broken all the time with no concern to fix them which lead to multiple car break ins happening when I lived there. Dog urination left in elevators and no one cleans up after themselves and leasing office does not care about the issues either. After moving out, final bill was sent straight to collections instead of to my forwarding address I provided. You can find nicer apartments for less on the same road.

Very unprofessional leasing consultants. The gates are not working and are just opening by them selves. Leasing lady (Sheila) was very unprofessional as she seemed very moody and really rude. Did not communicate very nicely as well. She will let emotions and work combine and it can be seen and felt with her vibe.

I honestly wish I never left. Everywhere has its pros & cons, and sometimes it takes you leaving a place to realize a lot. If I had a Time Machine I would have never moved out. I initially moved out because I thought I’d be saving money but the saying goes, “You get what you pay for”. These apartments were spacious, nice, and in a perfect, convenient location. The maintenance people were always on top of tickets & the office did a good job trying to get people involved in events they would throw. There was an issue with the online portal but they were able to help me resolve it. I really miss these apartments. They’re beautiful and 10x better than the apartments I’m in now. The walk in closets are like an extra room! Literally my cousin put a cot in one and slept in the closet when we had visitors. These apartments are definitely worth the price. I wish I’d known before

Don’t live here. You will be charge 150 boxes late fee. Because they never mentioned you have to verify your bank account online. It takes 7 business days to verify. I lived a apartment before use the same payment system. That apartment doesn’t require this verification process. This apartment requires the verification process, then they nerve mentioned that. They just want to charge you additional 150 dollars! Also, lots of fruit flys in the apartment! They don’t have package room. Because they don’t want to manage your package. They use third party to deliver packages. For Some of the large packages, you have to stay home for 5 hours to wait for your delivery. So stupid! You have to pay extra 15 boxes pre month for delivery. It like you pay extra money for bring trouble to your life. You will always get your package late! I will never ever live in the apartment don’t have package room! Super bad experience! Hope the lease end soon, then I can move out!

They really do have a mold issue. I, just like another person who reviewed, moved from here with same said issue which caused me to have to rewash all of my clothes after moving. Maintenance did come out but couldn't identify the issue. I knew nothing would be done so I let it go since I was already moving (placed belongings in storage). The mold gets all over everything stored in closets and even in cabinets. Office staff is very nice but the apartments have a major mold issue that they CLEARLY don't want to fix. I'd just like to recommend you choose somewhere else to live. I would post pics but I've already moved. See the other review below.

My boyfriend and I were racially discriminated not once but twice by staff. Not only were we discriminated but utterly embarrassed by the situation that took place! I do not recommend living here if you have a certain “look”. Staff was rude and overall made things very uncomfortable for us. I’ve never experienced anything more distasteful than what transpired.

I initially spoke with Jessica on the phone. Her customer service was wonderful! Immediately pack up my purse and headed here for a tour with her. She was so sweet and informational. I really enjoyed my experience here!

MOLD! DO NOT MOVE HERE. The manager is the most unprofessional, unhelpful, disrespectful person I've ever had to deal with. I've had matinence come to my apartment 3 times, without any equipment at all, to tell me there is no mold. I had to pay out of pocket for a mold company to test my apartment. Per the company, there are "extremely high levels of mold" in my apartment. The manager is never in her office or answers the phone. I have resorted to involving the city of Jacksonville and an attorney for negligence on behalf of the manager. Lawsuit coming.

Abandoned vehicles, too many broken lights including a window, trashed stairways, wildlife breaching walls and burrowing underneath buildings, two bad roofs, amenities shut down without notifications, unreliable handicapped parking, no mulch either so bit muddy or dusty if not smelly, and yet will devote all their resources to leashing a trained hearing cat?

Inland standards, indeed, if not entertaining. Good thing the rain keeps the ammonia level tolerable from all the pooled dog urine.

They couldn't even reply over a simple gate code unless asked in person or just stare at you? Amazing classy service for the inflated price.

I read the bad review that someone posted and he must be bitter because the office staff is wonderful. I have lived here 2 years and they are always so nice and professionally dressed. They are always having activities for the residents to enjoy. Marsha is one of the kindess most personable people I have ever met. She goes out of her way to insure that the residents are happy. It must be you!

This is a review after a year long lease that just came to an end. First off, let me say the apartments are nice, spacious, and we met some very nice people/neighbors over the year.
Now to my rant. The management here at JTB is laughable and hands down terrible. During my year, the front desk employees have change easily 4-5 times, making communication very difficult. With every new employee, comes the new attitude of these employees, who are flat out nasty and liars.
Let's talk about this "gated" community. The gates are almost always open so anyone can get in, and the pool gate is never locked, and many many times, people who are not tenants are always asked to leave.
At least 3 neighbors of mine had there cars broken into, 1 had his car stolen, and management did nothing. No cameras, nothing at all.
Let's talk about the amenities. The club house is fun, without a doubt. The "grills" haven't worked since April. Many people have complained. Get this, I came once in May and complained and the boss lady Marsha states, "Oh, i didn't know it was an issue", meanwhile my friend talked to her the week prior.
Lastly, this community utilizes valet trash, which I pay for. They are supposed to pick it up every night with the exception of Wed & Sat. The pictures below were taken after 4 straight days of the garbage not being picked up for the 3rd time in 2 months.
And you guessed it, management was not very eager to help out with this either.
To end this rant I will say this. The apartment was nice, spacious, and many people here are very nice.
The people who sit at the main office and call themselves management, should look for work elsewhere because they are a joke.
