Everything in our apartment keeps on getting broken. They had to get us a brand new dish washer, install a brand new washing machine, and now our microwave is broken and dish disposal is broken.would not recommend living here.

Nice looking apartment with great amenities, but several continuous issues inside the apartment rooms. Roommates and I keep the apartment extremely clean, but my goodness this apartment is infested with a ridiculous amount of cockroaches, cockroach eggs, and other types of disgusting bugs. For example, just this morning before my morning work shift I woke up to the false fire alarm and then turned on my lights to 2 cockroaches running around the apartment at 4 am. Since the beginning of this semester, my roommates and I have killed upwards of 30 roaches and more silverbugs. Just noticed someone wrote a previous review of roaches outnumbering the occupants living there. Definitely should have read that earlier as a warning of this. Apart from that, Lark put us in a bad unit our first year right on the road next to the garbage and light poles so very noisy and bright during night hours. Can't do anything about that but the cockroach situation has gone out of control.

I don't know what happened, but the wifi here is really bad this year so far. It stops working multiple times every day and I would absolutely not trust it if I ever had to take an online exam. It really sucks because the wifi was really good in 2022

Great place to rent near UF campus. Wonderful amenities and I love how they have events/free goodies for residents to mingle and get together.
There was a bug issue in the beginning but it has been resolved. She hasn't seen a roach in the last 3 months.

Great place- and Wario and Waluigi are really the life of the party! Their bring your own garlic Mario Party get togethers are the stuff of legend.

Papering scooters is trashy advertising. It's wasteful, and I just spent 30 minutes cleaning up more than 50 of your flyers that were littered all over UF campus. This makes our campus look trashy. Do better.

Lark Gainesville actively participates in lease abandonment. Over the course of my residency, Lark Gainesville has abandoned its lease, residents, apartments, facilities, and staff on several occasions.

Lark Gainesville is infested with roaches, mold, mildew, and more. The roaches are in almost every unit and in my unit, in particular, the number of roaches outnumbered the occupants. Upon move-in, I discovered mold/mildew stains in my toilet, bathtub, and in the washing machine. Not to mention there was this mysterious residue inside the dishwasher which the prior building manager believed was paint stains. Paint is toxic and should not be inside a dishwasher. I also had the Air Conditioning Unit leak in my apartment which caused the water to flood across the floor and ruptured a hole in the drywall. Management originally tried to make me liable for the water damage. Even though management did not permit maintenance to fix this for two days. The maintenance team is slow due to the fact that there is a maximum of 627 people who reside in the building and are overworked. They are so overworked that at one point I witnessed one of the maintenance employees sleeping on the couch in the clubhouse. They really need to hire more maintenance staff.

Around October/ November the prior building manager left unannounced due to a promotion at the corporate Scion Office. The building’s condition rapidly deteriorated within a matter of weeks with no appropriate employee to authorize the repairs. The amenities that were either damaged or unusable were the BBQ Grills, Hot Tub / Spa, Garage Gate, Fire Pit, Outdoor Light Fixtures not working (Which is a safety hazard), the elevator for the east/back building for weeks, and lastly the miniature bowling alley that has not to be operational for the entirety of my lease. Not to mention a huge chunk of flooring for the pool has disappeared.

Additionally, I myself noticed that a Florida Health Inspector was visiting the residence and saw that the trash room was littered with trash. All residents, staff, and visitors can smell the stench from outside the trash room. I was in there a few times where the trash chutes were filled to the point where people left their trash bags litter on the floor, with some chicken wing bones, pizza boxes, tissues and etc.

Aside from the building in its poor condition, Lark Gainesville has on occasions not followed its noise, guest parking, pet policy, and violent neighbor disputes. I had to ask Lark five times in the span of two weeks to let my friend park his car where it says in my lease that my guests can park in the garage. Lark Gainesville welcomes pets to their apartment to the point they let them walk around without leashes inside the buildings. Lark Gainesville also allows rowdy drunk people to bang and pound on residents’ doors from the hours of Midnight to around 3 a.m. There have been several occurrences of violent neighbor disputes as well.

The Lark in Gainesville Florida is an outstanding place to live at the University of Florida. The staff at the Lark are fantastic.
Tyler Simpson is the manager at the Lark and he is smart, great with people and has exceptional people skills.

My girlfriend is subleasing her apartment and it's honestly the worst experience (from the admin side) which I have ever seen in my life. They charge you large amounts and are very hard to work with.

The parking situation here is horrible. Office management does not care to call in Superior Towing, it’s so scummy to call the towing company on cars in visitor parking 10 minutes into the office opening. Preying on students and families visiting the apartment. Do better.

Experience living here was ok, but for the price, it should have been better. Build quality is poor. You can hear your neighbors having a normal conversation in the next apartment over because the walls are so thin. The floors in my kitchen were nowhere near level, so the oven was unusable. A baking sheet would slide forward against the oven door. The location of our apartment was very far from the parking garage and there was no trash disposal in our building-you had to walk to the next one over. We had frequent pest control issues. For the price you're paying, these should not be issues. All the amenities closed halfway through my lease due to covid.

What really irked me and motivated me to write this review is that they hit me up 2 years later for a $25 invoice because they lost the mailbox key I returned to them upon move out. The key was returned directly to the leasing agent, and when I received the invoice for the $25 dispute TWO YEARS AGO they told me they were too busy to deal with it and someone would contact me to resolve it when it was a less busy time for them. Comical that it took them two years to hit me up for $25, which I will not be paying since the key was returned.

My keys fell underneath the staircase of the parking garage and the management was kind enough to get their own tools and retrieve the keys for me saving me $100 dollars for key replacement fee. Very nice gesture and I am thankful for the people here.

German roaches were found upon move in. 4 months later we are still dealing with bug issues. The pest company and the management say it's tough to get rid of them with all four tenants in the apartment. (Then this should have been dealt with before movein) I have from the beginning attempted to resolve the issue and get info from management on-site but to no avail. I see there are several other reviews dealing with bug issues which is somewhat surprising as i was told by management that our's was the only complaint. Experienced manager on-site has since left. Unfortunately they respond quick to only positive reviews.

Management team has been less than helpful. Quite a young staff to be left to manage this property. Lack of organization and follow through. Major issue with roaches and garbage piling up at trash bin. Maintenance is slow (pest control, garage gate fixed, mold in hallways, etc).

Lark is the best apartment building in Gainesville! I signed a one year lease to try it out and I just resigned again for another year. The appliances are super modern, it's fully furnished, and has a washer/dryer which is really convenient. In each room, there's a bathroom and a big closet that fits everything I need. There's also a lot of cabinet room in the kitchen and a lot of storage space under the beds as well. This place also has a really nice pool, gym, bowling alley, and a lot of other amenities; I feel like I'm living in a resort. ON TOP OF THAT, the staff is super helpful and friendly and wants to make sure that we actually enjoy living here, ESPECIALLY EVAN. Evan is the best and is super caring towards all the residents here. Evan will go out of his way to make your life better just by existing. Anyways, I love living here!

We had high hopes for the Lark and planned to have our daughter stay put for the next couple years. Unfortunately, there have been significant issues in just the initial few months of the lease including issues with flooding, mold, bugs, trash piled up everywhere, and a broken garage gate leading to safety concerns. The prior GM left over a month ago with no replacement to our knowledge. There was a significant roof leak a couple months ago that lead to a "waterfall" and puddles in the interior air conditioned, carpeted hallway. When the hallway ceiling turned black with mold, their solution was to sand and paint over the area (contrary to published remediation standards) even though it was still wet. We have spent weeks trying to get management (local and at Scion) to properly remediate, but they have only offered to move my daughter rather than properly fix the problem. Now mold has been found in our daughter's apartment as well. Despite health issues consistent with mold (i.e. Sinus infection, swollen lymph nodes, chronic cough, etc.), Scion has failed and refused to even return phone calls. While the location and amenities are great, it is not worth the price.
