Legacy At Fort Clarke - Gainesville, FL

Management is horrible and has been since I moved here almost 2 years ago. I have had countless problems with my apartment that I just chose to deal with until it got to this point.

I have now had a closet leak for over two months that has gone unaddressed after about 6 work orders and multiple stops to the front office. Due to the negligence of this complex I now have black mold growing all across my closet and spreading into my bedroom.

My AC was broken for over 2 weeks without being fixed.

Maintenance tends to close all of the work orders without actually resolving the issues. There is a lack of communication amongst all of the staff in the office. No one knows anything.

I also live in the 3rd floor and the bugs are horrible! I would not recommend this place to my worst enemy. If I could leave 0 stars I would.

Horrific management (which turns over every few months). No one answers the phone and when you go to the office in person you will be lucky to find anyone. Just as mentioned in other reviews, the complex is infested with ROACHES. We have asked for months to have someone come perform pest control and they have yet to come. It is always one excuse after another. The “gated community” hasn’t had a functioning gate since we moved in over a year ago. The grills have been padlocked shut rather than actually fix them the entire time we have lived here. We have contacted regional management at this point. Avoid this property.

First off, I can say that my corner 1/1 unit wasn’t awful, but definitely not luxury and definitely not worth the price. After one year, I did not renew my lease with Legacy which ended this past June. I really do want to share more detail, but in the end, it is not worth the mental effort. Just avoid this place. Huge management turnover, clueless and impersonal staff, erroneous charges on your statement that go months without getting fixed, dishonestly, do not return calls or answer emails, and there is the pest problem as others have noted. There are better places in Gainesville. Don’t let the outside facade fool you or their website advertisement “Luxury Apartments in Gainesville, FL“. Maybe 25 years ago, but not now, definitely not now.

I wanted to come to this apartment complex and rent but when I saw the bad reviews, I decided to not even bother myself and visit! Thank you for saying the truth comments people! It helped a lot on making the decision and saved my time.

BUGS! Only lived here for a few months and would NOT recommend! My apartment was infested with roaches!

My family and I are living here since July 2022 in a 2bd 1bt apt. The apartment is nice, with good size of rooms and bathroom. We have a balcony in the living room from which we can see the beautiful landscape of the condo, with trees and plants. It also has a community pool and gym, which we use regularly. It is closed to our son’s school, ideal to go on foot. We enjoy our home!

Broke my lease early. Between the ac breaking all the time, TWO of our sinks leaking constantly and having to be fixed after ruining everything underneath, paying washer and dryer rent (forced to) and our dryer not working half the time, the poor management, pool not being available, gross trash in all the stairwells…the list goes on. I wouldn’t recommend living here. It was worth the thousands of dollars I paid to leave early. I want to specifically call out Zion as terrible management. Would literally lie about communication to my girlfriends face and mine. Would claim to be just about to reply to one of my messages when my girlfriend would go ask questions in the office…and then never message me anything. It was constant problems. Stay away.

I chose Legacy because of the convenience to my job. Riley showed me the apt and I signed the lease after a day or so. She has always been friendly and smiling when I see her, as do all employees of the office. I like living here and enjoy the outside area. There are old oak trees and grassy areas, also tables and grills around. I do feel safe when walking my dog. The fenced pet yard is nice to have to let her roam around. Maintenance folks are always out and about the complex, always with a wave or nod in greeting. When I have called the office for a problem, the issue has been addressed within a reasonable amount of time. Which I appreciate, as I am sure the work list for a place this size is very long. I like my apt and my building area is clean. The neighbors are friendly, but not intrusive. If I had to move away from Gainesville, then move back, I would choose Legacy Apts again.

I just moved in a couple weeks ago and am loving it so far. Sam helped me every step of the way and got me everything I wanted for a new home. Her and Riley were very helpful and friendly through the whole process I can’t thank them enough! Also the maintenance team responded to my first work order quickly which is greatly appreciated.

This place is a great place to live, Riley in the front office is nothing short of amazing! She always goes out of her way to make sure the guests are taken care of, regardless the situation. Her dedication to providing the best customer service experience is the reason I recommend Legacy to anyone looking for a place to live.

A wonderful property and wonderful management! I have had a very great experience living here. The front office staff is so nice and friendly, especially Riley! I couldn’t be happier with my experience at legacy!

It’s been a rough 3 months here. The environ is just so filthy. I happened to live next to the persons who left this garbage right here. It has been over a month and seemed these persons had moved out. Just look at the ground. The sight is so awful and the smell is terrible. I have to be competing with the flies every time I open my door. There need to be some cleaning crew who keeps with the appearance of the building. It’s very awful. Why should I have to be uncomfortable? I do have the right to live comfortable. I’m really not enjoying my experience here! Just the plain truth

10/18/22 2 days after I posted here the garbage was taken up. Undoubtedly the stinking odor coming from the garbage bin is unbearable it’s smell sooooo bad. And it’s right next to my door! I am very uncomfortable! I pay my rent on time.why wasn’t the trash can remove and clean? I’m very sure if someone was schedule to move in to the apart it would have to be clean and smelling good for them right? Do better man! I’ll be calling in tomorrow while on my break at work. This is unacceptable! Worst experience ever! Would never recommend anyone to choose this complex! No class no nothing! Just dirty and sloppy!

If I could give a zero as a score I would. There’s mold in the apartments and management refuses to fix it. Every time it rains we get water thru the windows and even thru the ceiling fan and when I called the office to report it they just said to put a bucket under the leak! A BUCKET! The other option was to move to another unit (which they don’t let you see before hand) and they won’t waive the moving fees even though it’s their issue. DO NOT MOVE HERE!

I lived at legacy for a year.

The grounds are nice, but the maintenance and service is pretty awful. It took months of me asking to get the basketball nets replaced. It's also not uncommon to have to wait over a week for a simple maintenance request.

The apartments themselves are okay, but not vented very well. My sink was also falling in when I moved in and fell in again after initially being patched.

Though this is not the apartments responsibility, there are lots of children in this complex that frequently run around screaming outside, so be aware of that.

The worst part of my experience was that, after being asked if I wanted to move out early I had been in touch with the office staff (Zion) multiple times to confirm when/what I would owe on a certain date. After being assured that I would receive an email link to pay what I owed, the link was apparently the wrong amount and I was sent to collections with no further contact.

They also tried to raise my rent 28% after my initial lease.

I wish I had better things to say about Legacy.

It only looks luxurious.don't be fooled by the pictures. The truth is that this place is poorly maintained and poorly managed. Stay away if you can, there are many other options to choose from.

I've lived here for almost three years.
This is one of the most beautiful condos in Gainesville, compared to others in the same price range, and it is definitely the best ZIP code (it ranks #3 out of 780 zip FL codes according to niche.com), with the best schools. It has also a lot of trees and spaces to relax. The staff at the leasing office has been very responsive and concerned regarding any problem that can arise. For example, they changed my AC for a brand new one when the old one was very defective. They also replace light bulbs quickly whenever they are cast. In general, maintenance responsiveness is excellent and work orders are completed within the day.
I highly recommend building 4 since it is the one having the quickest access to the clubhouse, pool, gymn, tennis court, and beach voleyball court in the entire property.
I must say that this is a very good option to renters.

This apartment was nothing short of amazing. The staff here is incredible and accommodating. I’ve never received better responsiveness or genuine care as I did here. The grounds are beautiful and sprawling. The apartment homes are very spacious and comfortable. I would recommend them to anyone in search. And shout out to Manager Nicole, she is incredible.

Great community. The staff went above and beyond to find us the prefect apartment for us. It’s a great place to live. If you have little ones, they have some many areas where the kids can run and have a great time. I would highly recommend this apartments. The location it’s excellent. Next to everything you need!

Xion is the MAN! Just moved into my new apartment this weekend and loving it so far. As with any apartment complex, there are pros and there are cons. I learned long ago never to compare a new place your living in to previous ones, or to be envious of what others may have in relation to your dwelling. Just be thankful you have a roof over your head, and focus on the pros. That said, I really wanted to be here at Legacy. I dropped in one afternoon without a scheduled appointment and was warmly greeted by Xion. He was so helpful and understanding and really went out of his way to answer all my questions and see about catering to accommodations I requested. He graciously showed my Father and I around the grounds and took us to view several apartments within my price range. Answered all my concerns and didn’t once try to “sell” me on anything. He gave it to me straight, and if what was “straight “ was not going to work for me, he looked into what he could do in order to help me out. He was nothing but patient and understanding and extremely welcoming. Xion, your the man…and I so appreciate your help and working things out for me within my budget! Much love!
