While living here I had to submit several maintenance request. The AC unit had to be replaced eventually. Confirming what another reviewer said the laundry rooms are dirty and feel unsafe. At one point the washers were all out of service in the laundry facility nearest me and I had to take my laundry to another building some distance away. If you can’t get a unit with a washer/dryer in it beware! The gate was broken throughout my tenancy with the exception of three or four days. Upon moving out my unit was thoroughly cleaned. The issue that I have is that I was charged for keys that weren’t turned in. I called and spoke to a young lady in the office who stated that I failed to turn in the gate fob. As stated above the gate did not work during most of my tenancy so I completely forgot that I even had the fob. The office staff has no understanding, I stated that I had the fob and could return it the same day but she refused to accept that. When I asked to speak to the office manager I was told that I would be told “that nothing could be done” very rudely. When I left the unit I turned in the five keys that I was given at move in and not reminded or asked for the gate fob (a reminder would not have hurt). The question that I have is why would I turn in five keys and not the gate fob if the outcome would be the same. It appears to be another tactic to keep security deposit.

3 years and everything was fine, the moving out is where the robbery happens. Security deposit for 2 people were never refunded (didn’t even know I was supposed to be getting it back) + tacked on fees to replace the carpet for “higher than usual foot traffic”. Rarely did I have people in my apartment.

The gates never work (which probably would have prevented someone getting murdered). Laundry room is a disaster. Pool is filthy and all the pool side furniture is torn to shreds. Key fobs never work to use gym. Car care area doesn’t work. Rent is an ungodly amount considering peridot palms is the same price (and they come with washers and dryers).

Maintenance in Lincoln Shores (LS) is fast and always on time, which is a must needed in a rental apartment. Our special thanks and appreciation to Mando, a technician working in LS who is an expert in fixing issues on time and very sincere at his work.
Apart from that, LS has a very good neighborhood and also at the central location with quick access to Tampa and St Pete downtown.

Thank you Lincoln Shores maintenance staff for replacing the air compressor so quickly. It was a pleasant experience coming home yesterday and being greeted with a blast of 75 degree air! You guys rock! Thank you once again.

Daughter lived at LS for 2.5 years. Had one issue upon move in but they rectified it and hired a professional cleaner twice!

The only issue she had was the mail carrier stealing her packages but that's not on LS.

She snuck her cat in and when she moved out there was no getting all of his long silky hair completely out of the rug so they kept her security deposit. - That was totally fair!

Never had any issue with heat/ac - but she was smart enough to keep the filters fresh.

Being thousands of miles away I worried but felt she was safe there.

Repairs not ever completed, extensive mold that doesn't get addressed. Not a safe place.

Do not recommend living here at all. My fiance and I lived here for less than a year and had to break our lease early. The move out process has completely tainted our experience towards living here. On top of charging us two full months of rent, they tacked on an extra $700 in damages upon move out. First charge was for the bathtubs. When we asked for the invoice of the supposable resurfacing that was done, they sent us an EDITED document with our apartment number on the invoice but forgot to change the title of the document (titled for a different unit). Therefore, these repairs were not even done for our apartment but we were falsely charged for them. Clearly a scam. They charged us for a pet smell, as well. They stated we didn't have pets on our lease but we have email proof of sending them ESA letters for our cats. I can't imagine they do anything for smells in their apartments because ours smelled so bad when we moved in. Not to mention, they could not provide the invoice for this charge when requested. Not that it would matter, because it would likely be a false invoice anyway. Scam. They also never sent us any move out guidelines until AFTER we moved out even though we requested this information via email, in person, and via phone call. They claimed we did not provide them enough time to send us this information since we signed our papers a few days before moving out. You would think normal protocol would be providing tenants with move out guidelines when they come into the office to break a lease. Not to mention, via email when we gave our 30+ day notice and ASKED what the protocol was. I can only assume they intentionally avoid sending over this information to charge you for it. Again, another scam. Management was extremely rude to us when addressing these concerns, even stating that they were "exhausted" from going back and forth. Very unprofessional. I could go on and on but moral of the story, do not live here.

Ormando and the whole Maintenance Team are great! Always responsive and get the job requests completed efficiently, Respectfully and courteous. Feel like a good team supporting my home at Lincoln Shores!

Pay attention to all reviews. Do not move here! Please do not move here. Between broken appliances, spiders infestation and rude and disrespectful staff in office. They are attempting to bully me and ask for 5k in move out damages for appliance wear and tear. Nothing in the apartment from cheap white rusting fridges to the cheap washers that break cost that much. I also never had leaks repaired which caused mildew. Please be ware. Also note only 5 star reviews are from non residents. Paid to improve score. Horrible place. I’m contacted lawyer and will connect with other reviewers to see if it could be a group thing.

Heat broke. Emergency maintenance said it's fine and he'll be out in 9-10hrs (probably because it was midnight & he didn't want to deal with it till the morning). I'm outraged! And going to see what the state says about it.

People coming out of this complex don't understand a left turn has to yield on solid green. I've seen them almost hit pedestrians, bikes, and cars coming the other way who have the right of way.

Management may say it's not their problem, but other complexes put up signs, send emails, and even ask for a dedicated turning light.

This place was amazing the staff and property manager where outstanding and friendly. I had the pleasure of touring the property with my leasing agent Randi. She was amazing and informative and answered all my questions. She kept great communication through email and I appreciate that. She showed me the different options of apartments available and I’m very pleased at what the unit and property has to offer. Love the location and love the staff they are friendly and down to earth. I could see myself being a long time resident here. I would definitely initiate Slurpee Saturday here lol. (Inside joke) had to be there to know. Thank you Lincoln Shores and staff for all the welcoming hospitality you showed, while touring your grounds and hoping to be apart of this apartment community soon.

I wish I could give 0 star. The property management team is awful. Try to rent a unit for my mom. Due to her special condition, no income except voucher. After asking a leasing agent if I can be her guarantor. Answer was Yes. Therefore, $200 total application fee was paid for screening. However, the application was denied because my mom has no income. I was annoyed because I have already told leasing agent she has no 3x of rent, but now the management team blames me I didn't tell the office my mom has no income. It sounds like if you don't have close to 3x income for the rent, then don't bother to apply. I wish they told me that fact instead of saying Yes when I asked if it is ok to apply with this condition "no 3x of income but has a guarantor". After all, it is not a free application, I feel the leasing office should give all applicants a clear answer if applicants asked about their special condition.
