Martin was amazing and he totally sold us on the place thanks to his tour! The apartments are brand new and maintenance only took a few moments to come after putting in a request. You feel like you are in a hotel and the amenities are beautiful.before moving into our apartment there were a couple of stains on the rug areas and they fully replaced them before we even saw them, shout out to Martin!

The only reason why I gave 4 stars is because the dog owners that choose to not pick up their dog’s poop is getting out of hand. There’s like 10 or more poop stations all over luma and there’s no reason why owners should be leaving their dog’s poop all over. The dog park was such a perk for us because we have 3 dogs but unfortunately there’s more dog poop there than grass and at this point its just a health hazard. Maybe if you don’t go out for walks you can be free of the strong smell of poop, I wish management would put a financial penalty in place or monitor the cameras since this is an everyday problem and unsanitary for the little kids that like to play outside.

Today I was assisted by Mr. José Moreno, maintenance manager. The fire alarms had not stopped ringing since 6am in my apartment, he responded to the request and resolved it quickly and satisfactorily. He is an educated and knowledgeable person. Thank you Mr. José.

Since the majority of these reviews seem to be incentivized, I thought I would add my actual experience to potentially help out prospective renters. In 15 years of renting and being a model tenant, this is the only location where I have not received my full security deposit back. One of the charges listed was a textbook example of normal wear and tear (broken cord on blinds) and another was damage that was present when I moved in, which I described in detail on the move in inventory that I returned to management at the start of my lease. Neither of these were mentioned during the move out inspection. I should note that I cleaned for hours and left the unit in absolutely pristine condition, so if you actually cause any damage, prepare to be sued.

Any attempt to reach Venterra Management on this has been met with radio silence, which is what I expected based on previous communication with them - if you submit a request through the portal, maintenance could turn up the following morning or in a week and a half, or they could just email you in a couple months and ask if you are still experiencing the issue. Communication about leases or general questions will usually take a couple of weeks and multiple calls/emails to get a response. In the meantime you will receive a few texts and emails per day about food trucks, pool closures, landscaping, and office closures due to staff retreats and parties.

As far as the complex itself, it's average for the area, cheaply constructed in the last few years. Your mileage will vary greatly depending on how respectful your neighbors are, as you will hear every sneeze, every racist podcast, every argument about who their partner follows on Instagram; dogs howling for 9 hours per day at being left alone, etc. The hallways and stairwells are generally covered in dog urine. I'd also note that despite paying monthly for pest control (part of the TWO HUNDRED DOLLAR bundle for "amenities" you cannot opt out of), there were regular issues with ants, centipedes, spiders, and silverfish; in all my other Orlando rentals I've never experienced anything but occasional gnats.

I will say that parking is pretty easy and the finishes in the unit are cute (watch out if you drink coffee or tea, or like, cook - the countertops stain in seconds). The location is convenient, but there are multiple new complexes going up on the south side of I-Drive right now; I would try my luck with any management company but Venterra.

1. Elvin Acevedo, for giving me such a thorough tour of Luma Headwaters and answering all my questions.
2. Jose Moreno, shortly after moving in, my fire alarm in my unit would not stop ringing. I utilized the maintenance on call number and he stopped by that same evening and resolved the issue.
Overall, the staff has been very helpful, attentive, and friendly.

Jose Moreno and his team are AMAZING! They always come to help me, even at night or on the weekends! They fix everything so fast! The maintenance crew is one of my favorite parts of living here at Luma Headwaters.

Jose M.the maintenance manager was nothing short of phenomenal he ensured my apartments air conditioning was working efficiently. I also advised him a few of my outlets were not working in my living room, he went above and beyond to make sure all my outlets worked in the unit. I work in the hospitality industry and he exemplified flawless and timely service. I live in building 5, and everytime he sees me he continues to ask if everything is alright. First class to Jose and the maintenance team!

Jose Moreno and Miguel Vazquez are excellent maintenance workers, they are both fast, responsible and very efficient when maintenance is requested. Good people overall with great personality and although I've only had 2 maintenance requests in 15 months of living here, the issue was fixed/repaired quickly and both times were 5 star experience. I’m very grateful for their services and they have made my experience renting with Luma very positive.

Be careful tenants with your cars, it’s people stealing. Unfortunately, they don't have cameras here even though you pay quite a bit of rent.
