MAA Rocky Point, Tampa FL

Since living here, we’ve always been lucky to have the same two maintenance guys. But the one that stands out is Andy. His work ethics are great and his repairs are efficient. A terrific asset to MAA. ~Sheryl S.

At the MAA property at Rocky Point in Tampa, the maintenance man named Andy Millan is quick to respond, courteous, completed assigned task, and is very helpful and thoughtful. Andy is an asset to the MAA company.

The staff is great and so is the apartment! The only two gripes I guess I would have is

1. Unsecured Gates and people tailgating to get through them.

2. Just my opinion but for the prices we are paying the gym and office spaces should be included.

The dog park is a nice touch, but needs to be lit. Other than that, we

Greg provided excellent service, as always He is courteous, professional and kind. He had done many jobs at our place and his service is unparalleled to other employees. Hard worker and respectful employee.

One of the best things I love about living at rocky point is the maintenance crew. Especially Andy. That guy has always followed through on everything. He makes sure the job gets done and correct in a timely manner. 5 star service.

Gregg is the consummate professional and always gets things right the first time. Totally the best.

Packages stolen, mailbox broken into, cars getting broken into, gate is always open.anyone can get in.yet they advertise “luxury” and “gated community”? Lol that’s funny.and on top of that, charge an insane amount? They see the reviews but don’t do anything so they don’t care.they just say email them… what’s that gonna do? Literally nothing because they don’t reply

I had an absolute great experience with the staff when looking at apartments here! Viviana went above and beyond to get me in an apartment that made me feel safe and was in budget. This community is close to everything in tampa and I have felt safe and secure. Maintenance has been fast to respond and super helpful with answering any questions. I enjoy the walking trail for great sunset views and the yoga classes that are offered at the gym once a week as the facilities are well maintained. The only issue I have had is the gates have had a few issues and have had to remain open at times, but they have been able to fix the issues as fast as they can.

Apartment was not ready for our move in! Most of the cabinets had the paint peeling off, ceiling has a bubble and water damage discoloration.

Terrible apartment complex, never ending maintenance requests, defective appliances. HEAT in the winter broke down, The complex charges a community fee, but there’s always trash in the staircases, leftover food, it’s almost never clean. The rent keeps going up every month for fees they say, but doesn’t seem like they do much for the amount of money being paid every month. For a one bedroom 1,800, when a close friend for a 2 bedroom for 1,500, which makes absolutely no sense. DONT MAKE THE MISTAKE TO MOVE HERE. Absolutely horrible experience, been less than a year.

I lost over $1500 in the last 2 years since the post let carriers throw packages in the locker room (people steal them) and they aren't even responsible for it! Also I'm not registered in the locker room but they are still letting carriers leave on the ground. I know many residents had the same issues. Cars broken into almost every night. Packages stolen daily. Dog attacks far too often. No security at all nor cameras for our safety. Can’t call it a gated community when half the gates are broken and left open for anyone to come in. Apartments are outdated and falling apart. Avoid at all costs, the value is terrible and the headaches never end.

The views are 10/10. Their management company that has taken over is 0/10. First off, the gates are never working because they are either hit by drivers or technical glitches. The management company takes FOREVER to fix them which results in major inconvenience. There is high crime in here. We have received many emails about cars being broken into and there are no outside cameras or patrolling security in this community. The pools in the summer are always “closed” due to maintenance but it’s really due to management controlling the party tenants who trash the pools which means no one can enjoy them. The faces in the office always change, but the attitude never does. They are super rude, unprofessional and lack the resources or knowledge of how to maintain the property or diffuse complaints. I assume there is a lack of training involved. I say this because we have a locked private mailroom with lockers. You can only access the locked with either a master key or by the digital screen and barcode. I had a gift waiting in the locker and the digital screen was down (common occurrence) but I went to speak with the office and they stated they lost the mater key and are not sure when they will be able to access the lockers. Speaking of the mail room it’s always piled with boxes so good luck trying to find yours if it isn’t already stolen. The trail is beautiful but if you have a dog I wouldn’t suggest walking them there. I get constant emails about dogs being off leash in the Facebook group many neighbors complain about their dog getting attacked. Which is incredibly sad so I don’t risk walking my dog within the community. There is never parking, esp after 8 pm or if you live by a pool. Be careful where you walk because I often find broken glass from my neighbors throwing their beer bottles down the stairs or in the bushes. Also I’ve been here two years, each year the rent increases $300. My rent now is $1800 for. 700sq one bedroom. I’m realizing living here for one year with the management style and constant fear of car jacking isn’t worth the rent increases or view. Feel free to see how the neighbors feel by joining the “rocky point neighbors” Facebook group. I strongly encourage before signing the dotted line.

I have lived here for 2 years. Do NOT move here.the landscaping and the view is the one good thing about this place. Nothing works, and the neighbors are students and young professionals that are loud and dirty.staff is aware of the issues here but even they admit, the property is simply too big to manage the problems. That statement came from multiple staff members.do not move here, listen to the reviews and warnings.

I spent 2 years at MAA Rocky Point, between those years we were faced with a $300 monthly increase and upon the last renewal another $300. We opted to not resign and found a lovely single family home in a safe neighborhood with 3 bed 2 bath for the SAME 2k monthly cost MAA wanted for our 1x1 small apartment without any water views. There is no loyalty to current residents and you will just be a number to them.
Good luck finding parking- nobody uses their garages for parking but rather for storage and it’s all first come first serve. If you arrive home anytime after 8pm plan to circle and circle and maybe get lucky. 5 mile away from you apartment.
The community is nice and we felt safe until an uptick in crimes including grand theft auto began happening. (4 reported between sept 2022-Nov 2022) There are no security cameras or personal and the gates leading in and out are always broken, being left wide open for anyone to enter. This property alone collects over 1 million in rent monthly yet they can’t provide secure cameras to keep their residents and their property safe?
If you have any issues or questions and need to contact the office- GOOD LUCK! The phone will just ring and ring and if you try to walk into the office more times than not they are closed for 2 hour lunches or some “meeting”. When I say worst management company ever- it’s definitely MAA. I never was greeted with a smile or felt comfortable walking in their office it’s always “what do you want”. And that’s not just me, every neighbor I spoke to would report the same nastiness. They think because of their location nobody needs to have their issues addressed. Such as constant over charging on billing statements, and secret added on fees. You have to pay an extra $35 monthly to use the small gym on property? I have never heard of this at any other apartment prior.
If you live here expect to never receive packages as they are all dropped in a package room along with 50+ others daily and if you find yours it’s like winning the lotto as most just get stolen or vanish. And don’t expect anyone in the office to assist they will just blame the delivery drivers and go about their day.
2 years of horrible experiences, not enough time to list them all. IF they got better management and staff maybe this would of been better but until they focus on employee quality I would NEVER recommend anyone I know to live there.
Don’t let the water views fool you- like they did us. Simply not worth all the horrors and just simple bad management.
