You quote me a price, allow me to pay an application fee. Then waiting on your office to return with a time of showing, you wait 4 days. Then contact me saying the price went up two hundred because its been 4 days. " The price change daily". They are stealing application fees and Lying about the upfront prices.

We’ve been looking for something for quite some time. Something large enough to fit our needs. When we found Madison Lake Ned, we knew the area and began the application process for the last available apartment we were wanting without seeing the floor plan. When we began looking, there were 4 apartments available and quickly went to one. It’s a desired place. We decided to make a trip to really see what they had to offer for the community. It did not disappoint. Lots to offer their residents. Candice was professional, friendly, very thorough and knowledgeable. She didn’t rush us and was excited about us being a part of the community and treated us like family. She followed up on emails with any questions we had and any paperwork we possibly missed, with an almost immediate response. It’s a beautiful well maintained community and we look forward to calling it home in a couple of weeks.

Run…Run…from this place. I lived there for almost 2 years, and had continued issues with the property. I was promised when moving in there would be upgrades.such as ceiling fans etc.but they were never done. The property as a whole always had issues, the security gate was broken, and for months never fixed. The concrete on sidewalks, was always cracked and coming up. The pool was closed for almost 2 months during summer. None of appliances, Ac or other equipment maintained.
For 2 months I told them that washer was leaking, and maintenance never fixed, or replaced it.
Then when I moved out, made sure I had no outstanding balance, which I was told everything was in good standing…to now find out 2 months later, they are charging me for new carpet. I had a pet, that never had a accident, but I was told they decided to replace carpet, which when I moved in, never was given option of new carpet, knowing the tenant before me, smoked in apartment.
Do yourself a favor and avoid this place, there’s no consist maintenance, quality property manager or pest control. You will have to do all the work yourself to have a nice apartment.

The gate didn’t work for 6 of the 12 months we lived here. We called maintenance about our AC not working on 5 different occasions and it got up to 83 degrees in our apartment when it was down. There’s much nicer, newer apartments with actual upgrades to them for the same price down the road.

From the minute we walked in we knew. Candice was awesome and a big help to us and very knowledgeable. She is upbeat and fun. We can't wait to move in.

I have been a resident at Madison Lake Ned for six years now. When I first moved here and found this place after looking at several others, I felt very comfortable in selecting this place. It was kept up and had an inviting environment with the ponds and lake. With thirteen buildings and approximately 216 units, it was large enough to afford the wonderful amenities of play grounds and tennis courts to a wonderful pool and fitness room, but small enough to get to know your neighbor. I feel at ease in walking around the complex day or night and will most likely get a friendly wave from a passing tenant. With approximately 800 feet of pristine shoreline, one can enjoy the beauty of nature as you observe the egrets, heron, ibis, limpkins, the diving osprey, and an occasional otter. And yes, if you feel like fishing for a nice bass, the shoreline offers many places to try your luck.

To keep this community operating at peak performance, the staff at Madison Lake Ned are some of the greatest I have ever seen. The synergy among the administrative and maintenance personal, is productive and joyful. Managing the administrative staff are Bethany, Cathy, and Amanda. They will always great you with a warm and friendly smile. From taking care of leasing agreements to making sure that everything in your housing apartment, is kept comfortable and enjoyable. They warmly decorate the leasing office in conjunction with the current holidays and sponsor social events to bring a lively and friendly atmosphere to the community. Brian, Josh, and Justin handle the maintenance of the entire complex. They make sure that the grounds are kept clean and all your apartment/house HVAC, plumbing, electrical, and overall condition of your place is kept in good working order. They take great pride in their work and will always offer you a friendly wave as they pass you on the grounds. Maintenance requirements will be handled within a day if not hours upon request.

It is truly a pleasure to live at Madison Lake Ned and look forward too many more enjoyable years.

We really appreciate you taking care of everything in reference to our request the Exterminator that come over he was very polite and assured me that he would take care of everything in reference to the service so thank you so much from Sergio and myself the Sanchez family.

Nice complex they try to keep it clean and the maintenance guys try and respond to work orders in a timely matter.quiet place to live unless a jerk moves in that's rude otherwise it's good.

The usual superior performance quick and exact to all details. Wish the government would be this good.

Brian, the maintenance supervisor, arrived in a couple days arrived after the hurricane had past to fix an outside electrical outlet that started on fire during the hurricane. He was able to make repairs so that I was able to use my kitchen and utility area. Additional re-wiring needs to be done to complete circuits to the outside outlets. I would definitely recommend that all outside outlets, even though this was a GFI breaker, have covers on them, which this had not!
My thanks to Brian for the quick repair to get me up in running so shortly after the hurricane. There is much that is left to do and very great full for the quick service in the mist of the devastation that has accrued in the surrounding areas.

Place is not that bad, but I'm only giving 3 stars because work orders are slow, and they lack communication to any updates to your work orders. Had a bad washer and it's wasn't replaced until 3 months later, and that's because I inquired again concerning it. Now I have a closet rack that fell during Hurricane Ian and now it is 2 weeks exactly and it's not repaired. My thing is give an update to let residence know when they could possibly get to home repairs. For the prices of these properties, I think communication and updates should be a standard.

This happened on Saturday, and nobody wants to do anything about it.

Love the improvements the community is making overall. The manager and assistant manager are very nice and helpful. The property is very lovely and I like staying here overall. 10/10 for me.

Place is very nice. Nice amenities. The ground maintenance crews do a wonderful job keeping up with the grounds. Lots of oak trees everywhere but they are always there to pick the leaves up. Nice place to live.

This is a great community to live in, the office and maintenance staff have been incredible! The only issue I have are some of the residents not picking up after their pets, I guess people are just too lazy to do so. But I would still recommend this place to anyone!

Place is nice and people are very respectful. Sadly we were sold on a gated community however the gates don't work. Been here for two months now and still no update on them. Others in the community have been here for months and have also said the gate never closes. Not a gated community. People from outside thw community are coming in and using the trash bins. The gates need fixed ASAP

This complex is very nice minus individuals smoking pot in the breezeway of building #3 and what’s even worst is they kept smoking as I walked my son to his mother’s apartment. I asked the guy to at least put it out when kids are present and his reply was “ I have my card and it’s a free country”. This isn’t the first time I’ve visited and the breezeway smelled like pot. The next time he is out side smoking I will calling the cops! Nobody cares if you smoke but please do it in the privacy of your own home and away from kids be respectful.
