Marbella Park, Orlando FL

Been here 2+ years and management is not even close to being the best. There is a black man that ALWAYS has a frown on his face even when crossing paths he doesn’t even speaks but will death stare you in the eyes… pool is never open unless you’re approved by him specifically. I don’t know but it is not friendly or respectful coming from a person that pays rent consistently and on time.

So happy with our manager Herbie! We have had many in the last couple years and he is by far the best! I hope he stays for a long time. He is good at ensuring that our community is in order and we feel taken care of. We feel safe with him around.

I must say this complex has changed considerably over the past few months and I believe it has a lot to do with Herbie the manager. Since he has come we noticed a difference in the environment and the attention to the concerns. Great job Herbie we hope you stay!

I moved here in August 2023. It's been so far great experience with all the staff members. Management is on point with helping solving some issues with the Apt. The maintenance guys are very friendly and are respectful individuals.
The staff has fixed the dishwasher, sink and AC without me having to request them multiple times.
Outside always looking clean, the neighborhood is quiet. Great Job to everybody!

Since Herby crossed over to this Property everything has been great, the property has been very cleaned, He always answers the phone in the office this guy is a beast, Great dude. Thanks again Herby.

Herbie is a great property manager he getting things done love to keep him here long term keep up the good work.

Maintenance request was addressed and complete in a timely manner. Maintenance personal have also displayed exceptional customer service.

I've been staying here for 17 years and this is very first time and I can give to the office and sest down and talk to someone and Herby is an outstanding guy and very nice gentleman.

Listen here one thing I know this guy in the office knows how to take care of business, it was very welcoming when I first showed up in the office to the point I applied immediately and its because of him that I stay at the apartment. Herby is the guy forbthis property.

I want to give a shoutout to the leasing manager Herbie, for helping me through the whole process and making sure everything went smoothly with my lease.

Don’t expect any repairs to be done once you move in. The 5 star reviews are solicited. The only thing they care about here is “mulch”! Don’t expect to be taken seriously if you are a woman. If you need repairs to be done, you’ll have to send your husband/boyfriend over to talk to them. Don’t even think about moving here.

I want to thank the property manager for helping me with everything Apt in good condition no issues or problems. This a wonderful place to live and very quiet….

My husband and I just moved down to Florida from Chicago and we couldn’t find a place to call home. We lived with family and needed a place of our own, but couldn’t find a place we was happy with. Marbella Park was maybe the 11th place we view and instantly fell in love. What helped our decision was Herby. He’s is absolutely amazing. He waited almost 2hours pass closing just so we could get our keys and he didn’t have any problems with that. He answered ALL of our crazy questions and showed us anything we wanted to see. He made it feel like home already and that’s when we knew we needed to fill out an application and now we’re home. THANK YOU HERBY!

Do not believe the hype when they say this is a great place to live. I really don’t know what management does here because things are the same way they have been since my move here. I moved here in the spring and was told over the phone that everything in the apartment was new. What a mess this place really is from tub problems to a broken garbage disposal that was changed and still can’t use to glue that was applied to the new floor that now comes up all over the place including under our shoes every time we step anywhere in the house. I have pics that show nothing but problems here, I would have appreciated them telling me and my family members that things were fixed and not upgraded I could have made a different decision moving to this property. The 5 star reviews that are posted on here are a joke. Someone literally has to be writing them out for someone in this establishment. This place is disgusting, garbage is just left out lying around every now and then and smells.it’s really dark in some areas, the lighting isn’t well. People (neighbors) violate the noise ordinances and are rude. When you’re in the pool, people from across the street just come and jump right in the pool right next to you which is uncomfortable when your trying to enjoy your day. When you report it to management all they could say is that they are trying to do something about it and of course nothing is done to correct the situation. Pool bathrooms are closed to the people who live here because people from across the street use it. We have no use to the gym because they stated that people from across the way have stolen gym equipment and use it to sleep and have sexual relations. Of course now you need a key and an appointment to use the gym which is hard for working people. Not to mention that everyone who lives here is clearly paying amenities fee for things that they cannot use that most people I’m sure use for free. People park here who don’t live here. I come home late due to work and have to look for a place to park. I have put in complaints about fixing things in the apartment over and over time and time again and they have this weird thing where you put in a ticket and they delete it the same day you put it in without getting the work order done, if that isn’t weird enough, I don’t know what is. I have taken tons of pictures of tickets I put out. I tend to screenshot all my tickets sent so that they can’t tell me later on that they never got it. I can’t keep saying or have not said that this place is a joke it is a joke and a bad one at that! I don’t want no charity, so please don’t GASLIGHT my review. It looks like every one star review they write someone else write a 5 star review. Please don’t write a long review how you are happy to fix any issues or that you have resolved any issues with your tenants because you guys are far from that. I’m just trying to let people know the reality of living here at Marbella Park.
