So many theifs live here. This is my fourth time getting an order/package stolen. Two times were directly from in front of my door. The other two were partially the delivery drivers fault. One of the occurrences apartment 1804 refused to give me my Amazon fresh order back after the delivery driver sent it to her by mistake. She claimed she threw it all away, lol, sure you did Karen. My most recent case was my Walmart grocery order was sent to the wrong apartment and whoever got it didn't even attempt to send it back. I was confident that I'd have a neighbor bring it over but nope, I guess I had too much faith in the people who live here. It just goes to show how terrible the people are who live here. I've tolerated the lady who is always screaming at her dog because it barks constantly and the men who are always having screaming matches but the stealing is what gets to me. Especially in a pandemic, I could have kids to feed and the neighbors just decide to keep the groceries anyways. How selfish.

Now I’m not gonna lie, originally this place irked me. I placed work orders for some repairs and took a good few weeks/a month to get anything fixed. They had a change of managers and maintenance workers. Since then they have been amazing. I had talked to the new property manager Hedley, about my old work orders and he quickly got them working on it! Originally they were probably a 3 star but since Herdley came it’s like a new place! Definitely would recommend to my friends!

If you get offered Unit 1805, DO NOT ACCEPT IT! We lived in this unit for 2 years, and there's a reason we nicknamed it "The Aquarium. " A mere month after we moved in, we had our living room, hallway, and 2 bedrooms get flooded after heavy rain. And in less than a year, we had 2 more floods and 5 close calls. After much insistence (the manager at the time though we were exagerating), they installed drains in the front.which help, but just enough to keep the water from coming into the apartment itself. But the porches will still flood.

And this is just the tip of the iceberg! This unit gets so humid, we've had to have 3 vent cleanings and a vent change because of mold. The living room wall by the porch had a leak inside of it that came out of the light switch, and caused mold stains on the walls and our framed pictures. We've found mold and humidity-related damage on items and pieces of furniture inexplicably. Why else but the sheer amount of humidity in this place?

AND as of over a month ago, we discovered a water stain on top of the fridge; and after a week of waiting on maintenance to answer our request, we ended up having to go to management to get someone to look at it. It was yet another leak inside the wall, this time coming from the upstairs unit. It created a gigantic mold stain next to the fridge, and when the plumber cut into the wall to fix it, a sizable amount of water poured out of it. We were told we had to wait for the wall to dry to get replaced. That was a month ago, and we still have to stare at this 2 sq ft hole in our kitchen as we pack up to leave.

But you'll enjoy a fountain show right outside your Juliet Porch at 3pm daily! (well, at least until they decide to fix that damn sprinkler. It's been well over a month too) Oh, yeah.the sprinklers here go off EVERY DAY. Because it's not enough what we live right next to a lake, no. We need to water our humid AF property every day.

I also hope they don't keep changing management companies. In 2 years we've had 3 companies, and with every transition, they lose our info through the cracks. When we renewed for our 2nd year, they lost our lease during the transition, and we had to sign again. Then they lost info about our pets and thought we had them without registering them, so they tried charging us a bunch of fees. Obviously, we cleared that up, but it's still really inconvenient.

Oh, and the vehicle situation? The parking is pretty limited, so if you work late at night, prepare to hike to your apartment. But that's not too bad, it happens in other complexes. What really sucks is people coming in and out of here like they're tenants, taking up parking spots from residents, and disrespecting speed limits when there's no sidewalk and we have to walk on the road. You think that the gate we pay for would help with that, but that thing is broken 75% of the time.

If you do decide to move in after reading this, here are a few tips:

-Stock up on some gel "sand" bags from Amazon. They fold flat like fabric, and are water activated, so you can block any flash flooding on heavy raining days with ease.

-Make sure you have a handy man on speed dial if you don't like waiting for repairs. Otherwise, feel free to unleash your inner Karen if you want things done. No shame.

-Keep the apartment Show Room ready from beginning to end, because at the end of your lease, they'll charge you insane prices for easy fixes. For example: a hole 1" or smaller (AKA Nail/Pin hole) will run you $25 EACH. That's just a taste of their checklist.

In all honesty, don't waste your time or money on this place. There are far better places around the Orlando area for this amount of rent. This has been simultaneously and by far the worst AND most expensive apartment I've lived in, and it's not worth it.

Edit: No thank you, we don't need to find a resolution. We already found one without your help: we moved out. If y'all wanted to be helpful, you should've taken our maintenance concerns more seriously while we were still your tenants.

I will like to say a special THANKS to Marcel, Juan & Hedley (other office staff and maintenance crew as well) Whatever issues I have they try to handle it in a quick and professional manner. In these difficult times where things are frustrating (COVID 19), they manage to keep their professionalism, and my concerns a top priority which am grateful for. I have lived here for a while now and I can honestly say this has been my favorite apartment complex so far. Great staff, superior customer service. The maintenance staff is quick and persistent. I could not ask for a better apartment community.

Location is good, but sewage problems in my one bedroom the past few months are a constant issue and for my neighboring apartments as well.
When I request maintenance for this it is pushed back constantly and should be considered and emergency because of the sewage filling my bathtub.
I can’t go to the bathroom or shower not to mention breathing in sewage in my home.
I’m getting fed up!

Marina Landings has been an excellent apartment complex in the Orlando area, with a good balance between quality and cost. The management has been helpful in every situation. Maintenance is always on top of service request and addresses them very quickly. This is really a great place to live!

I want to highlight the great administration that the condominium currently has, I really feel very happy to live here, its cleanliness, its order and the great attention everyone has in its main office is wonderful, especially that of HEDLEY CAYASSO who is the one who has attended on the occasions that I needed something. I dont like giving reviews but i went on an apartment searching the a few months back and i moved in.i must say i was quite impress with the application process, the maintenance team and a well dressed guy sean. He dress very stylish. I enjoy working with him. The management team is understanding and helpful. I definitely recommend the property. I wanted the lake view but my funds are tight. I probably will renew again

The staff and the atmosphere at this complex are great with exceptional views to boot. The staff has always helped me with my needs in a very polite and passionate manor. Sean E.always goes above and beyond to make sure my needs are met and that I am satisfied. If I ever have a concern I know he will do his best to assist. He really sold my on this place and it hasn’t disappointed.

Went on a tour a little while ago and was impressed with the complex. Sean was a great help walking me through the complex and answering my questions. Unfortunately, no apartments were available when I was looking to move in, but I will keep this complex on my list to check out again the next time I am looking to move.

Hi, I just wanted to leave a comment and say that Marina Landing Apt is a place to live. I really wish I could but my budget was not allowing me.very smiley leasing agent Sean was helpful and very understanding of my situation. Once I get back up on my feet I will move to Marina Landing. I love the lakeview more than anything else. I do wish they had a jogging path along the lake

Since the portal is down, we have to pay the rent at the leasing office. I've been trying for 2 days but the door is locked everytime I come by. It shows above that you're supposed to be open 1pm-5pm today, it's 1: 16pm and the doors locked. There is also another tenant out here waiting.

Just wanted to say this is a very beautiful property and the atmosphere is wonderful. I was looking for an apartment but unfortunately they didn't have one yet for my time frame but I was very happy with the service I was given by a Sean Evans. Very professional and a wonderful personality. The customer service was awesome. Thank you for a great experience.

While apartment hunting out of all the stress that comes with it when I visit this particular one they welcomed me with open arms and gave me more than enough information. Not to mention the property is a very quiet and clean and the apartments are very spacious. I think I found my new home.
