These people, or at least Josh McCollum, seem to harass people to drive homebuyers out of their homes by filing false reports. This is not a professional way to do business. Running a homeowners association is one thing. Predatory and sleezy tactics outside a homeowners association are another.

We have a wonderful relationship with Merit Management and we service many lakes & ponds under this Management company. They are very professional to work with and have great communication. We highly recommend this property management company.

A great company! The staff always answers the phones quickly and is available for questions. Krista is easy to work with and a great communicator! Rick is very knowledgeable in his field and provides expert insight in to the management world. They bring in quality vendors that get the job done quickly and properly. During COVID, they provided many services to their communities and facilitated safe community engagement. I can't recommend Merit highly enough if you are looking to maintain or increase property values in your community.

We have worked for Rick as landscape contractors for over 10 years. In my capacity as a landscape contractor I go to many HOA and Taxing District meetings therefore I get to see how different management companies operate.

Managing contractors and having good clear contracts is key to managing the communities resources. Rick and his staff understand the industries that service their communities very well. This understanding allows them to develop clear contracts that leads to lower cost for the community. Bottom line, Merit will manage cost judicially while getting good quality results.

We have this management group at the moment and it has been horrible, they have done nothing and we complain about the things that need to be done and complain about the landscaping company that they do nothing but damage everything like my pavers and when I went off on the landscaping company I was told that I should not yell at them. They say we complain to much; it’s our community and if they do not do nothing we will and have the right to complain. Sprinkler system doesn’t work, all the community grass is dead, and a bunch of other things. We don’t know where our money is going either. This will be their first negative review, honestly I think the majority of the good reviews are fake, I have a client that had this company as their property management also and they booted them out because they didn’t do anything either.

I am on our HOA board, currently serving as president. Last year our HOA board hired Merit Management as our old management company was lacking. I could not be happier with the switch. Rick, Krista and team have made the transition seamless for us. The entire staff goes above and beyond every day to make our community the best it can be. They are extremely knowledgeable on Florida HOA rules/regulations and patiently explain to us when we have questions. We learned through the process that our rules were out of date. They have worked with us to update them, providing invaluable guidance on this much larger than expected project. I highly recommend them to all HOAs, you will not be disappointed. Our Bristol Green HOA was in what I've often referred to as 'a nightmare situation' last year in that we were being managed by a very unresponsive management company. As last year's President of our HOA Board of Directors, I had the responsibility for terminating that relationship and searching for a company to replace them. Had the pleasure of interviewing Rick Pitrowski of Merit, as well as the principals in several other HOA Management companies here in the Brandon area during our search. Rick's presentation & response to our detailed interview questions was exceptional; head & shoulders over the others. Merit offered everything that we felt had been lacking with our previous management company. We hired Merit in the fall & they handled the transition beautifully, to include setting up & running our annual election with barely a month's notice. Rick & Krista & the rest of the Merit TEAM have been awesome to work with. Highly recommend them to all HOAs, and especially to those whose present management companies aren't providing satisfactory service. The difference in professionalism has been dramatic.

I have lived in a community managed by Merit and am on the board of a business community Merit manages. Would highly recommend. They are very detailed and are constantly walking/reviewing the community to make sure vendors are performing the work they have been contracted to do.
