Real Tenant Review* We were recently at the end of our lease at one of their properties and lost hope of finding a bigger place within my families budget.until I went online and saw a place that would be perfect for my family. Scheduling a tour was super easy with Teresa. She's an amazing part of the company. I was so happy when they said we could transfer our lease to a new place and move in asap! The ladies at Palm Leaf have been nothing but great to us! The transfer was easy and they were very understanding with our move. We love our new place already. We had a minor heating problem the first night and they sent someone out IMMEDIATELY the next morning to fix the problem. We seriously haven't had any problems from this property management company. Don't believe the bad reviews, you cant make everyone happy. At least experience them yourself before saying no based off of reviews. Our experience has been a blessing, hopefully more people can have the same experience.

Met all qualifications was lead on for several days when it came down to it, they lied and just are in it for the money.
DO NOT SUBMIT A APPLICATION. They will just lead you to believe you will be approved.
They will find any reason to deny you for anything just to keep your funds.

We moved into this place and we have rats, open drains, tires in our yard also some glass to tear your tires up! They said they would take lock off its been 3 months still on the door.

NEVER SIGN A LEASE WITH PALM LEAF PROPERTY MANAGEMENT. I would rate lower if I could. I'm 31, have been renting since I was 23 and have never had a bad experience however, Palm Leaf was an awful property management company to rent from.
1.) Constant septic issues that were never resolved.
2.) Living room ceiling leak that we continuously emailed about with pictures. Eventually we had to call the city and have a code officer come out and cite the landlord so that they would finally fix it and when they did it was exactly one day past when they were ordered to by the city. (City gave them 30 days from citing). They waited until the absolute last minute and did it just to avoid a fine.
3.) They make ending your lease very difficult with this company. A month before the lease was up we emailed them notifying that we would not be signing a new lease and we would be moving out and they said we would have to give 2 months notice from when the current lease ends which I have never dealt with in my life. Usually I communicate ahead of time, they respect my wishes and I go on my way. Not that way with Palm Leaf.
4.) We cleaned the place upon leaving with the exception of some cardboard boxes in the garage that were trash. Cleaned the baseboards, floors and wiped down the walls and ceiling fans. Paid a 1250 deposit upon moving in and I just got an email from credit karma stating that I have $360 in collections from Palm Leaf management company. Recieved zero emails, zero phone calls. Last communication with them was stating that the key was in their lockbox and bever recieved a reply. We always paid our rent on time and I should have been notified that we owed more money, before being sent to collections.

Saw the house, my family put in the applications, then I read a few negative reviews. I got nervous. Very nervous actually! Moving from out of state is scary enough into the unknowns. Well I was super scared for no reason! Amy, Jordan, Theresa, Lucy and all the ladies are phenomenal. From application to opening the door, it has been a flawless impressive experience. The house is absolutely beautiful. My
concerns were addressed immediately and fixed nearly next day. I highly recommend Palm Leaf pm, to anyone. Thank you so much ladies for helping me reach my dream!

Dont do it, they lied to us and told us the house we were renting from them was going to be sold and we went thru Hell finding a new place just because they wanted to raise the rent, a for rent sign went up a week after we left and now the house is sitting empty when we could have stayed there, yes we had some late payments but we paid it and fees so what! More than half of America has money issues. There trying to keep our deposit for a month we didnt have a lease or even live there after we moved, because we didnt give notice when legally they were supposed to give us a 60 day notice and they didnt. My credit is messed up because I had another lease with them I broke within the clause to do so in my lease I literally stayed in the property 3 weeks they charged me a $100 cleaning fee and sent me to collections for a months rent that I could have paid not to make my credit bad, no notice or email or text was sent to me, I asked for a copy of the letter sent no response, plus they kept my deposit so BEWARE!

Slumlords presenting themselves as a legitimate company but they are not I was lied to in order to get me to sign a lease with them and when it all came down to it everything they said was a bold-faced lie, not only that but the stove was not in working order the refrigerator was not in working order and filled with mold but I was told by them that they did not have to supply me a working refrigerator and was forced to purchase my own not only that but the people they had to come take the non-working refrigerator broke my front door and several of my potted plants off of my balcony and did not even bother to tell me plus they left a lot of dangerous things in my yard for my dogs to find. When we moved in we had to seal the entire place with caulking and sealant in order to not have the wind blow right through the walls literally and when I looked up in several places could see the outside sky right from my kitchen and living room through my roof not only that but there is a space above that is like an addict but I have no access to where there are squirrels living and possibly rats and yet they will do nothing about it they are nesting above one of the rooms and their nesting material falls right through the roof down below so I cannot even keep anything in that area I feel deeply cheated by this company and do not recommend it to anyone no matter how desperate you are!

This place goes up on my rent 225 dollars a year. Basically forcing me to move soon. I've been a tenant for 10 years and fixed things myself and never have they updated it or anything just ask for more and more.

They only want your money! They will take your application fee $, then give you the run around. Save yourself the time and money!

Just started renting from palm leaf mgmt and I have nothing but positive things to say. The application process was very easy and we got approved for a new home within days. Ms Teresa was awesome, funny and very knowledgeable. She showed us a property within a couple days and we loved it. Jordan was also very nice and thorough throughout this whole process. We had a small maintenance problem that they took extremely fast before we moved in. I'm not sure about everyone else's bad reviews, but this one is a good one.

I've been renting for 10 plus years. I've rented in 3 different states and so far Palm Leaf has been the best! Before, during and after hurricane Ian palm leaf was there checking on my family and I! You guys are amazing thank you for your care and support!

Absolutely awful company who will rent you properties that are falling apart and will ignore you until forced to handle situations and then will treat you as if you’ve been a problem tenant and try to threaten you with evictions. 100% do not recommend.
