All I can say is believe the bad reviews, and take the good reviews with a grain of salt because they’re probably just left by the prudes on the HOA board justifying themselves.

No serious and objective person can say this place is worth a 5,4, or even 3 star rating. Management is terrible, extremely poor communicators who are often rude and condescending.

Firstly, WARNING TO ALL PROSPECTIVE BUYERS: all of Paraiso Bay’s downtown view will soon be blocked once the small old building across the across the street is developed on. Plans are already in place, so many investors in PB are selling their units. DO NOT PURCHASE HERE UNLESS YOU WANT A BLOCKED VIEW AND DEPRECIATING PROPERTY.

Aside from that, everyone’s complaints about outrageous fines, frustrating amenity restrictions, excessive elevator fees, cheap construction and paper thin walls are all completely valid. I would also just add that I have a service animal, and these cretins gave me grief at every step when it came to my accessibility of the amenities, because this property REALLY HATES DOGS and tried everything they could to restrict my access until the issue was taken to their legal team.

This place is horrible and I advise anyone against living here.

They will fine you 100$ for any little thing you will do / won’t do. This is how they make their money. Worst management I ever saw in my life, can’t believe I am paying for them top dollar

The residential experience here is awful and I couldn't recommend against living at a property more than I do Paraiso Bay.

Just like every other prospective tenant/buyer, I was sold by the beautiful amenities but quickly discovered upon moving in that the downright awful management/HOA of this property greatly outweighs anything good about it.

Firstly, the system in place for fines is extremely unreasonable and hostile. They throw them around like candy even for the pettiest violations. The front desk "concierge" are not there to serve you, they are there to watch your every move and fine you at the slightest misstep; some are worse than others but it is obvious none of them enjoy their job. New residents who accidentally break a rule (such as going shirtless in the elevator after the pool) are not even given a courtesy warning, just a fine and an option to contest it at the "Grievance Committee Meeting" which always features a petty HOA tyrant who lacks any sense of diplomacy and presumes the resident guilty before hearing them out.

Using the spa isn’t as simple as you would think. You cannot just leisurely go enjoy the sauna on your day off, it must be a pre-planned event because you are required to make your reservation 3 days prior, and if you happen to miss your timeslot they will suspend your spa access for a week. The spas are massive with two saunas and two steamroooms that can easily fit 10-20 people, but HOA prefers to only allow 2 units per hour. This is an archaic policy stemming from COVID that the self-serving HOA tyrants have kept in place. As for the pool, they are quick to lock it down right as the sun sets, which means in the fall you are not allowed access beyond 6/7 PM. A far stricter approach than other properties in Miami where you're at least allowed to enjoy the lounge chairs at night. In addition, you are only allowed 1 guest per resident at the pool, that means singles living here can only bring 1 person. Pretty much every single amenity you see listed (aside from the gym and pool) requires advanced reservation with management to use which is incredibly frustrating.

Every single furniture delivery or large package you receive requires $100 in order to use the elevator. This adds up and is a hefty burden for some buyers who just paid a lot of money to purchase their unit. Tanzania (property manager) says this is custom for Miami properties; she is a liar.

The Paraiso buildings are also notorious in Miami for being a genuine pain in the butt for contractors. Even handymen off of TaskRabbit are not allowed onto the premises without advance notices to management, a COI, and elevator deposit. It is downright excessive and absolutely unnecessary.

Lastly, this building was constructed by horrible developers who maximized their profits by corner cutting and using extremely cheap materials inside the units. Don't be fooled by the realty salespeople (the same ones that leave false reviews to inflate the property rating) who use fancy language to describe the "eUroPeAN caBiNeTRy" (for example) in the listings. It's all cheaply made garbage. Don't even get me started on the paper thin walls. You will hear your neighbors snoring it is so bad, and good luck if you have inconsiderate jerks next door who blast music at 3 AM because you'll hear every lyric and bass drop.

Trust me, I could go on because the list of gripes I have with this place is lengthy. It is awful, steer far away from it. There are many other nice properties that know a thing or two about hospitality and don't treat their residents as terribly as Paraiso does. Don’t say you weren’t warned…

Recently sold a unit in this building. You can find gorgeous views and amenities. Aside from that the association is well managed and very helpful.

The worse place for workers! If you live in this building and need work done, they request work vehicles to park outside of the residence and there is no more than 12 parking spaces. I am recurring with my client and sometime wait 45 minutes to find a parking while waiting for someone to leave. There is a receiving area which I use in other buildings in the Brickell area but this building does not allow you to park there after being completely empty all of the time. They can honestly make life so much easier for their residents and workers for the residents. I’m counting up to 40 minutes now while waiting as we speak. Please consider a resolution for this

I own an apartment in this building, but do not live there. The early days were very tough: the developer and the construction company did a very poor job. The building had issues and it took time and a lot of effort to resolve them. The building was delivered in a bad moment for Miami real estate and dozens of units flooded the market at the same time. It took a while for that inventory to move and sale and rent prices were depressed for a few years.

But the issues were resolved one by one thanks to a tough but very competent management team. Yes, they give fines if rules are not followed - but these rules are pretty much common sense, especially when you consider there are 700 apartments in the 2 towers and people need certain "rules of engagement" to live harmonically in a condo this large.

The pandemic times were also complicated as they coincided with most of the major repairs needed and occupation was at its highest point (even those who have a second-home in the building were either living there or had it rented out).

Property prices have gone up a lot in the last couple of years and I was thinking of selling my unit. But that was before I spent some time there last month. Now I know I WILL NOT SELL IT.

The place turned out great! The issues were resolved, the pool, the gym and the ammenities are better than any other building twice this price. Edgewater is improving daily, the locaiton is fantastic - you are 10/15 minutes from any destination in Miami: airport, South Beach, Brickell, Bal Harbor.
You can walk to Midtown, Winwood and the Design District and a Whole Foods 2 blocks away is coming next year.

This building is the best value in Miami today. Nothing comes close to it unless you are willing to pay 30/40% more.

Worst valet parking in Miami. The supervisor is super rude with everyone. I was doing a food delivery and they have a space for the people how is working bringing the food to the residents. This cuban guy tell me "Im the boss here and you can't park there, If you go inside I will call the tow truck to remove the car". At the final I cancel the delivery. I tell him to talk with a supervisor and he reclaim to be the manager of the valet car company.

2023 Review: I've lived here for years and would like to give a measured and (as much as possible) objective opinion for those looking to buy or rent here. Here's some important context:

1. There's a lot of reviews on this page that are about other nearby properties which aren't Paraiso Bay. Paraiso Bay is a specific building within the Paraiso district in Edgewater, Miami. Do not confuse this building with Gran Paraiso (its sister tower), One Paraiso, or Paraiso Bayviews which are right next to this building. Gran Paraiso shares the same management company and shares amenities with this building. The other two do not.

2. The views and amenities are beautiful as you can see from pictures others have posted. There's 24/7 security, private elevators, and it's kept clean. Huge boardwalk and dog park within its own pocket of Edgewater. What other community has all of this going on at these price points?

3. See it for yourself in person!

4. Relative to the bay and the direction of the sunrise, this building has a unique 45 degree angle, and I have found it runs at much cooler temperatures year-round, likely due to not facing the sun directly. I've never had issues with my A/C and the Edgewater area I've found to be generally cooler than other places in Miami, especially around summer time.

5. This building opened in 2018. The property management company running the building is different from the time when a lot of the negative reviews were sent in. This Google page got hit with a lot of negative reviews after opening due to management going through a learning curve on dealing with water issues and elevator repair uptime. These are valid criticisms. However, these issues have improved DRASTICALLY in recent years and the management communicates very frequently, honestly, and transparently. That is a very good thing always, because every property has issues that will come up and need to be addressed.

6. Like any other property, it is not perfect. This building is located in Edgewater, and like many places in Miami, is prone to King Tide plus heavy rainwater that may cause flooding once a year. This is a Miami issue as a whole. When this happens, management stops elevators from going to the bottom garage floors to protect elevator infrastructure. This is a result of where we live, and in my opinion doing something about the issue and managing the situation is a GOOD thing, despite the temporary inconveniences.

7. This property had a big party crowd in its earlier years, and the rental and common area rules did not address that properly. That is no longer the case. There's minimum term rental rules in place to ensure more accountability and commitment from both tenants and those who rent out their property to tenants. It is extremely quiet here now. There's rules in place to address people who do not respect their neighbors and they are enforced. No one likes conflict, but the overall peace of the community is more important than an individual who feels they are above the rules.

8. As mentioned in negative reviews, it's true that there's currently rules in place to take your dogs through a specific service elevator. This elevator opens up to the dog park. There's a reason for this rule; to prevent irresponsible dog owners from dirtying up the lobby and the private elevator systems. Again, nothing's perfect, but the management came up with a solution to improve the community as best they could.

9. It is true that there's rules pertaining to common areas, particularly what you can or can't do in the pool (drinking, smoking, etc), whether or not you can hang out in common areas without a shirt, smoking, drunk, etc. I would rather there be rules like this in place than have a building spiral out of control. This is a good thing for responsible working adults or people who enjoy peace and quiet.

Rating: 5/5 Stars. No building or community is perfect, and I've lived in many. The most important thing about a system is directionality, and Paraiso Bay has been on a constant improvement path since it opened.

Never park your car at the valet ho is serving this this building, they hit my car and is been almost a month nobody is trying to fix it, nobody can be reach out, terrible service

They save time and don't return the deposit check. This is a scandal.
I have been waiting for my check for 3 months. Once they say to come and get it at the office and when we arrive they say they finally mailed it.
The management is trying to stall for time to return the deposit check. They are supposed to return the check in 2 weeks, but it's been 3 months.
This is outrageous.

The WORST living experience in South Florida. Other realtors would laugh with me when I described how bad the conditions here are and they would all comment how many people they see trying to ESCAPE this building. PLEASE BE WARNED. The physical building itself is so poorly designed, from paper-thin walls (I can hear every word my neighbor says in the morning, and wake up to several morning alarms coming from neighbors daily) to the fact that the bottom floors are always flooded and smell like disgusting mold. The management team is only there to fine you. They will make up fines and rules so you have to be summoned to meetings and defend $100 fines for absolutely ridiculous reasons. The garage and elevators are shut down over half of the time. If it rains too hard, they shut down all access to garage (I’ve been locked out several times with nowhere to park my vehicle). Amenities are practically inaccessible or never working. I could truly go on and on…. Long story short- RIP OFF.

I promise you, the people Complaining about anything here is maybe because they don’t understand how to live in a condo? I’ve lived in multiple condos and all rules are pretty much the same, fines are the same and amenities access are the same. Times of opening and closing.

The people saying elevator don’t work make me wonder if they actually live here every day. We haven’t had an elevator issue in months, last time we had one, a resident broke the elevator trying to push the door and it got stuck.

NEWSFLASH! This is South Florida, it flood are all around. If they would live here they would know the building DOES NOT cause the flood, but the water comes in from the streets. Meaning, the City of Miami doesn’t clean their sewage properly and it causes the water to find its way to the building.

Saying your elevator is the only elevator makes no sense since they are private foyers which means PRIVACY AND LIMITED ACCESS TO EVERYONE ELSE. I would assume one would know that this is the case when looking at the apartment either for rent or buy.

I see some complaints about valet, if these people complaining actually lived here they would know that they are mentioning something that has to do with the Paraiso Bay Master NOT Paraiso Bay Condo.

All us owners actually love the sense of order and the job the management has done to keep the violators and those who do not care about our building out.

AVOID AT ALL COSTS. I am counting down the minutes until me lease is over. They fine you for anything they can get you for, the elevators are never working, they lock your cars in the garage during rain and don't reimburse your Ubers, they lose many packages, and their management is so disrespectful I was appalled by our interactions. Worst apartment I have ever lived in and I've lived in DUMPS compared to this.don't waste your money they rip you off everywhere they can

I lived there for a few months. The building and amenities are nice but beware of the management. They will wait for the first opportunity (that they call offenses) to give you a $100 fine. Either you put your recycling in the wrong bin, noise complaint or anything they can find just to get some money out of you. I would avoid living here long-term because of the management unfortunately
