The place is beautiful, well cared and the people working there are very kind and friendly. It is nearby a nice little mall, and you can walk to Winter Park Historic Center. The common area has a pool, ping pong tables, a gym and a pool table. It is really well situated in terms of school districts: Audubon Park (K to 8) and Winter Park (HS).

Great front office keeping the place in order, Kim and Kiki were extremely helpful with everything. Also the maintenance team was top notch, fixing everything quickly and orderly
Do not rent here. The location is great but that’s where it ends. I shared my one bedroom apartment with a family of cockroaches for the whole year I lived here and when I asked if I could break my lease 9 days early I was rudely told no, with no offer to resolve the issue at hand. The monthly pest control fee I paid clearly was useless. On top of the roaches, the hallways smell bad and the carpets are stained. There were cobwebs on the ceilings of the halls. Pet owners allowed their dogs to pee wherever, even in the elevator. This was a terrible experience and I will be telling all of my friends to steer clear of this place. Too much money for horrible living conditions and unfriendly staff. Wish I could attach pictures of my roach “roommates” to this review. Also, loud, obnoxious college students partying every night but you’ll get fined if you accidentally leave your trash can outside your door past 8am. Worst living experience ever.
This is the best apartment leasing experience I have had. Paseo is extremely professional and flexible working with me and our family. My daughter attends Rollins College and the Paseo team particularly Kim in the leasing office has been incredible with their customer service and attention to detail and follow up with us. This location is amazing for a student and my daughter has loved it! Thank you Kim and the Paseo team!
I recently moved-in to Paseo into a 2-bedroom apartment. The quality of the craftsmanship and amenities are in-line with what you would expect from a resort-style apartment community. In comparison to similar communities that I have lived-in prior, Paseo stands out for the quietness within the apartment and throughout the complex.
Importantly, the Management and Maintenance team stands out for their customer service and responsiveness. I’ve found this to be critical in these types of communities or else a small issue will always snowball into bigger ones; moreover, the shared areas (i.e. Pool, gym, parking) become a detriment.
When first touring, Kim made me feel welcomed and valued despite my request for a tour being last minute and coming at closing time — I can frustratingly attest that this is not typical among other apartments in the Downtown Orlando/Winter Park/Baldwin Park areas! Throughout the leasing and move-in process, my positive impression of Paseo was reinforced through consistent and timely communications and high-quality fulfillment of maintenance requests (Ty is awesome!).
Overall, Paseo is located in a great, safe area with many walkable options for food and drinks. Recommend living at Paseo and requesting Kim if you are thinking about leasing.
I just moved into Paseo today. Kiki was especially helpful and personable, and her willingness to show me multiple units strongly influenced my decision to rent a unit here. I chose a unit with a view of the peaceful pool area. The surrounding area is fantastic and I’m looking forward to my time here.
My apartment is gorgeous. Love the amenities. Kept very clean and maintained. The maintenance staff is quick and helpful. Highly recommend. Amaaaaazing location. 5/5!
I love living at Paseo. Besides having a beautiful apartment, I feel very safe. It's also such a blessing living walking distance to both the Winter Park Village and Park Avenue!
We moved into Paseo at Winter Park Village about a month ago, and already we love our new home! The service from the community staff has been excellent, especially from Kiki Dale, our leasing specialist. The location is amazing, the amenities are top-notch, and our apartment is a light-filled, quiet space that’s a haven right in the middle of everything Winter Park has to offer. The garage parking and friendly neighbors are also perks. If you’re looking for a new home in the Winter Park area, give Paseo a try! You won’t be disappointed.
Paseo, WInter Park is a great place to live. I am especially thankful for the continuous support of their staff to make my stay even more enjoyable. KiKi has always been especially kind and helpful to me whenever I requested assistance. The whole team at Paseo is always a pleasure to deal with.
I recently moved in and wish I had made this move a whole lot sooner. Great community- safe, clean, and updated with awesome amenities. Great staff- responsive, friendly, and helpful. Great location- close to everything.restaurants, grocery and retail shopping, downtown, freeways. It’s been a pleasant experience and I hope it remains that way:)
My husband and I just moved in to Paseo and we couldn’t be happier. The whole staff is amazing, specially Kiki who helped us during the process. I’m thrilled to call Paseo our new home!
Do yourself a favor and DO NOT rent here. These apartments are overpriced junk, after two years of living here I can tell you these apartments are being marketed as luxury but in reality they're guetto. The halways always smell, the carpets are never cleaned properly, the trash room is always smelly, you pay almost $2000 for 780sq foot cage, the apartments are too small, poorly designed, antiquated, have roaches and the A/C is clogged with dust and mold. It's not worth the money.
Awesome place to live! The apartments are very nice and just love the new pool furniture. I have lived here about 8 months now and have enjoyed every minute. The staff is so helpful and professional from the first time I came in to look around. So many nice people that live here and I live close to everything and can walk everywhere- just love it here!
Management is very disrespectful to their residents, the place is going downhill, avoid this place
Hello my name is cresencio and i did not live at this property i worked here thru a temp service.i did a lot of pressure washing and carpet cleaning and other things.but let me start by saying i have never seen such and amazing team of people.so helpful so family orientated.i was treated like family from the people that worked there and the tenants always with a smile and will say good morning.this place is spotless and very beautiful for anyone looking for a great place to live this place will make you feel at home.thank you paseo you all ROCK AND I WISH YOU ALL THE BEST KEEP THE GREAT WORK UP. Sadly, I could only stay for one year. As you can see, the view from my balcony, B423, was incredible. Living at Paseo is like living in a beautiful hotel. The staff are incredibly helpful. The location is across the street from the movies and the grocery store. The freeway access is superb. I can't count how many time we just strolled downtown to eat on Park Avenue or walk through the parks. The pool is very well kept and the residents get to hang out at the frequent catered events.
