Front office employees are nice, but the head manager is awful. Erica will literally roll her eyes at residents and hide away in her office to avoid us. It’s not just me, my neighbors have had similar experiences. It’s no wonder staff keeps changing, if she’s treating us paying residents like this, I can’t imagine how she treats her staff. Really wish the people who own the place would pay attention to all the negative reviews Erica rakes in

I have been living here for the past 2 years and they have been great …whenever I need something at my place they always are there to help me out or fix something. The gym is always clean and they always take care of it. My kids love the playground and the stuff in the office are amazing (Bri and Raul)

So everything was great, until we got mold.we served a 7 Day Notice to Cure and because they cut a hole in the wall, the notice was cured.not how it works.but okay.now it's been over one month and the mold is not removed and there is a HUGE hole in the wall. We've had to remove our items as our infant son's health was being affected. However, they do not want to let us out of the Lease and want us to continue to pay for a unit we cannot reside in.

Would you live here?

Bree is awesome. I literally just lost my wallet. She quickly got up retraced my steps and reminded me where it was. She is awesome. Thank you so much. This place is Wonderful.

Been here for a year and changing my 5 stars to 1 stars. Customer service here is the worst. Maintenance never shows up you literally have to go to the office, wait for someone to want to listen to you and beg for help. Can’t wait to leave

I had some issues with billing and late fees since October. None of my calls or emails were ever returned and when I stopped in the office no one would help me. I finally found Lisa Munns who actually answered my emails and phone calls! We set up an appointment and in five minutes my issues were resolved. Lisa is definitely an asset to RKW Management. She could not have been sweeter. I wish her the best and hope she remains at The Preserve.

Just moved in a month ago. Brianca helped us with our lease. She was so attentive and helpful. We got all our paperwork done quickly and it was very easy. I also had to put in some maintenance request and they were done in a timely manner. I see tons of improvements already in everyone's knowledge in getting things moved over with the new management. We all know there can be technical issues with a turn over like that and they have all worked hard to make the wrongs right.

I will give it a star because there is no option, but this evaluation is for the current management, because the attendants are not to blame, on the contrary, they are the only ones who have done everything to try to alleviate the various problems. I want to thank Mr. Raul and Peterrson (I don't know if it is correct, if that's how it is written) polite and attentive people, these should be as managers, if you still don't give up living here, I owe it to Mr. Raul, because he has done everything possible to help. I pay expensive rent to have security for my children, agility in providing service, maintenance, and be treated with respect and attention by the management, but this is not found here at The preserve at deer Creek. I don't understand why the good ones leave soon, Mr. José Guerreiro, and Miss Carmen was very polite and attentive, but she is no longer here. I don't understand why when the person tries to be kind and listen to the problems, try to solve them.these are removed. The current management is not interested in listening, helping, solving, treats us with contempt. And please, don't come and answer me here, stop by our office to talk, for what? To be treated badly again? Do owners want improvement?
Change this management.

I hadn't had AC for almost 8 months. For the past 7 months my AC has been broken and no one has done nothing about it and it gets 80 degrees in my unit, kind of hard to live in considered-luxury place with no AC. It started with the previous management and now carried on to the new one. Me and my family are now forced to sleep in the living room with a portable ac that is really loud. Also, all the doors are splitting apart, and falling from the hinges. I put requests and I went to the office more than 6x to request maintance, nothing was done. The laundry door fell on my wife's back. They don't care about tennants. All they care about is money and raising the rent in a place that is falling apart. I have proof of videos and photos of my situation. They raised my rent in January $600, now I'm finding out through my neighbors that they are raising the rent another $500. Their excuse is for the past 4-5 months since they bought the place is, "We are new".

I’ve come to the office about a pest control issue that I've been experiencing since I moved in. I’ve been patient but I've put in multiple maintenance requests and the issue hasn’t been resolved. Yet my maintenance is closed and marked as completed. This company has shown me that they’re unreliable and untrustworthy. Today is October 11th and I’ve been back and forth to the office since reporting a plethora of issues that weren't being submitted. Honestly it has taken up a lot of my time and when I asked why they were not submitted the manager said to me since it’s not in the book that they have in the office I have no proof of it.

My entire bathroom was flooded and led to my bedroom also being flooded. The toilet was running constantly and the water overflowed the toilet, they took 4 days to repair my toilet and clean up the mess. After that I spent 5 days without a/c in my unit. No one should have to live without a/c especially in florida! I have a nine year old brother with an asthma condition and he had to vacate the unit and lived with my grandma. This caused a series of problems from transportation, work and health issues due to RKW response time. The last maintenance problem I had was the mold in the ceiling and a few other areas. Only the ceiling in the bathroom was treated. The other areas weren’t touched at all. RKW has a recurring theme of not showing up on time. It took them two weeks to come visit my home. Now you tell me as a new tenant how fair that is to me? The disrespect that I received from the manager parties is beyond me and it really pushed my patience to the point where I felt like I was not going to get the help that I was desperately seeking.

Brianca and Erica Perkins which is the current manager I came to them looking to transfer unit because of all the maintenance requests that I’ve been having and Bianca informed me because of all the issues that I have been facing, I wouldn’t get charge for the transfer fee and then Erica co-sign that. Then when it was time for me to see a possible unit which was October 9th Bri instructed the gentleman in the office to take me two possible units to transfer to. It was in terrible shape (31-101). The place didnt look habitable so I couldn’t imagine moving into a unit that would have possible issues in the near future. The second unit I was taken to was (4-115) which I fell in love with and was ready to transfer to. I returned to the office with the gentleman that took me on the tour and he reported to Bri. She came out of the office and it was as if my presence was disturbing her. Then I explained to her why I did not like the first unit. She tried to pressure me into moving forward with that choice, I did tell her that I fell in love with unit (4-115) and I would not go to another unit that was so damaged and uninhabitable, and then she told me that unit (4-115) just got an application on it. I asked her why would you show me something and get my hope’s up and then pull it right up under my feet. That was so cruel and unfair, and then I asked her did I do anything to wrong you? She proceeded to tell me that I was taking too much of her and the gentleman's time, and she is past due to go on break, and she has other people to help, she’s not trying to deal with me or help me correctly right now. Which I automatically feel like that was a prejudice toward me, because why aren’t you willing to help me in such a bad situation that I am right now. She told me to come back the next day, which was October 10th, for a tour before 5pm. I had to leave work 3 hours early just so I could make it to the office on time. I made it into the office at 4: 32pm, I waited a hour with no help whatsoever and then her and Erica came out of their office just to tell me that they are not going to assist me with the tour because it was late and that they had to finish their reports which has nothing to do with me. They had me seated in the lobby area for over an hour, and walked past me multiple times just for them to turn me away. And again they had to reschedule it for today which is October 11th that's really unfair to me, the amount of disrespect I felt is beyond me I had to leave work 3 days back to back because of a simple tour, to then be told that I will not get a unit transfer at all that my unit has to be treated again if they see that something is really wrong with the unit that is when she’ll decide if I will get a transfer or not. Why would they put me through all of this trouble if they know they would not honor the transfer? Basically they were never going to do any transfer, it was all a masquerade. Now I expect this behavior maybe from someone that is new in training, but to see management behave so poorly I’m disappointed in the RKW brand and this is who you choose to be representative of. You guys need some serious help

Just moved in here about a month or two ago, right when the management changed. Apparently that's a trend here.

The office staff are often completely lost on what's going on, even though it's been around two months since management changed hands. It's impossible to get a hold of anybody on the phone line. Our water utility bill still hasn't been posted with our rent, so I'm fully expecting to get smacked with a fat charge in the coming months. Oh, and I've noticed that they bumped the rent for one bedrooms up nearly $250, so thank God I signed my lease right before the management swapped. It's obvious where the new management's interests lie.

Otherwise, the community is really nice, including neighbors. The apartments are decently sized and put together, but I'm worried about ever putting in a maintenance request if the other reviews are to be believed. Good luck with parking near your building if it's past 8 PM or so.

I'll probably be here another year if I don't get sucked punched with a crazy rent increase at renewal, but yeah, I'm not super impressed with how this place is ran thus far. Shop around a little more before you settle here honestly.

Instead of worrying about your “new amenities” and copying/pasting your cookie cutter response to negative reviews that only gaslight the tenants- how about you send a mass email explaining why we’ve had to endure such nasty and inhabitable housing in a neighborhood where we pay fees for trash pickup and maintenance. We have been living with a hole in our roof for over a month, no trash pick up, which caused a massive outbreak of flies on our floor and indoors. We have killed over 100 flies. Did you know that you are in violation of Florida housing law for not even addressing the hole in the roof and causing an unsanitary environment for everyone due to the trash? We want answers.

I lived here for about 5 years and I did enjoy my time here. I had great neighbors and it was overly just a quiet ambience. Everyone minded their own. However, I moved out due to the fact that they were trying to increase my rent once again by $500. The prior year the rent went up by $400 or so. The increase was doable as I had a 3/2 with garage. But with the amount of time I’ve been there I noticed apartments were being updated. I didn’t want much. I simply wanted the apartment to be painted the light gray color versus the white and for the carpets to be replaced. It had been 5 years and they were due for a change. The PM declined. For those who are looking to rent here, please know this property has already been bought out twice before. Leasing Agents never last here and it’s sad because anytime you call you have individuals who aren’t well informed about the property. We have a very bad parking problem and if you are a tenant that hasn’t registered their vehicle you will get booted. It’s a $75 dollar charge and can only be paid cash or through CashApp. I had a three bedroom apartment and we all had vehicles. It was the first thing I asked when moving to this place. I used to watch my poor neighbors get booted all the time even those who registered. I had to be extra safe at the pool because their was human feces inside of it. Worst day of my life to see that their with tons of people bathing. Lastly, sometimes our garbage would not get picked up. The following morning the raccoons would get to it. I hope the new management does better. I rated this place a 3 for its location because you have a lot of things close by but the property need work.

Just went in to tour this community and based on my customer service experience would never in a million years live here. It appears the other reviews about the office staff are correct. I had an appointment at 10am and by 10: 16am, the person assisting me still didn’t have any information for me on pricing, floor plans, never once asked how I was doing or said hello actually, his first and really only words to me were “what size unit”. At one point, he was chewing his nails and staring into a blank computer screen. He said he didn’t know availability and needed to call his supervisor. He calls his supervisor and is on the phone still chewing his nails, laughing. I stand up to go because it’s been 15 mins and he’s said 4 words to me and has literally provided zero information and he tells me he doesn’t have a unit to show anyway - mind you, this is after I called to confirm that we could see a unit. I could not even imagine having an issue with my apartment and going in to chat with an office agent and having to deal with what and who I just dealt with. Not kidding, this was the worst customer experience of my life.

I gave one star because I had to otherwise I would give zero.
I have been waiting for someone to fix the faucet of my bath tube that is leaking for over a month and to fix my washer machine for over a week. Every time we call we give all the same information and it seems that they do not have it in the system. No trash service but the bill is there to be paid. I had to call them three times today because they keep hanging up on me, they must be tired of numbers of complaining they have been receiving every single day. Terrible service!
