Promenade at Belleair Apartments, Clearwater FL

4 years here. The first 2 years have been great. But now every year after the pandemic experience goes down. No fast response for the email. Dirty. Weird new neighborhood's, who can't follow rules In apartment complex. Nobody cares about management of people who do not clean the grass after their dogs. Dirty gym and pool. Last year prices rise up 25%, previous years prices rise up not more than 5-8%. Utility prices are really up, before we have a fixed price for water, now not.
For now if you move in, prices are crazy.
But NO problem with maintenance. Management cares about your living experience inside your renting apartments. Not a bad location.

I appreciate the fact that this complex is trying to spruce things up and updating things for the community. The location of the complex is great. You are close to everything 15 min tops and walking distance. The neighbors in our building are wonderful. Never had an issue.

Been here for a little over a year and the reason why I signed again. Location is very central and lots of restaurants in the area. Management is very quick to respond and Maintenance is quick to act. Buildings are currently get remodeled and updated and it shows the really care about the tenants here. If considering where to move next, I would highly recommend here.

Originally was worth the amount for rent, however, due to the current renting climate, the price has consequently gone up. It is still the most reasonable amount of rent in the area, which is great! New washer and dryers have been installed in the buildings, as well as, eco-friendly toilets in each unit! Very impressed at the improvements being done for this complex. Great location and office/maintenance staff as well. I thank them for being so welcoming.

I have been here for close to 5 yrs. Office is awesome those ladies are on top of everything. Maintenance guys are great. Any repairs are done quickly. Love the pool area and the grounds are well kept

Today we close a chapter here at Promenade at Belleair, we take our great friendship with the staff whom was always there and willing to help us out with any concerns even small ones that would pop up in the apartment or any questions we may have had. We take with us great memories of Promenade at Belleair and the place we called home. Thank you so much to everyone who assisted us from the first day to the last day of our stay.

Have lived here for a few years. The location is great, nice pool area. Maintenance and mgmt.staff do a great job.

Bill the maintenance man always fixes any issues in a prompt and professional manner. Fantastic on site service.

Complex #3 (3 bedroom) is an absolute NIGHTMARE to reside in!
There's a severe and apparently permanent cockroach infestation that runs across all 3 floors of the building. The incompetent pest control team, which you are forced to pay $72 dollars for annually, cannot implement any countermeasures besides spraying a uneffective insecticide on the corners of "Hotspot rooms". For the past 5 months I have been killing 6-12 roaches a day and have now become fully desensitized to seeing them. I have spent hundreds of dollars on anti roach bait, traps and gels to no success. This problem is a complaint of every neighbor around and above/below me. New renters won't see them when scouting the apartments because they keep the temperatures very low when no one is actively residing. So unless you are willing to wear a trench coat inside your apt at all times, expect to share the apartment with hundreds of roaches.
An army of likely future drill seargents play outside everyday screaming and shouting across the halls on a impressively consistent basis. On school days from 2: 00 PM to 9: 00 PM.and from sun-up till sun-down on weekends, prepare for a auditory assault on your ears as the children cry, yell, play music, sports, and drive bikes, scooters and skateboards on poorly cemented surfaces.sometimes right into your window.on the third floor.
To milk every dime out of the residents, the complex owners charge you for a plethora of useless services which you'll never use such as access to a dirty "swimming pool", a tiny "gym", "pest control", and my favorite, "valet" trash pickup; who don't come on Saturdays and Sundays, leading to a magnificent sight every weekend as the extremely intelligent residents eternally struggle to differentiate between a clothes donation box, and a trash compactor.
The laundromat rooms are awuful. The machines either don't work, work but won't start, or take your money but don't function. The drying machines used to run for 60 minutes per $2.00, but have now been reduced for 45 minutes for the same price forcing you to use more machines.
These apartments are the definition of built for profit, not for comfort. Once you undoubtedley start encountering issues with the garbage equipment used in every aspect of the apt, maintenence will take weeks to arrive only to fix your issue with a temporary solution.
I could write a book about how awful this place, but I got better things to attend to.stay away!

Angela was fantastic! She shared all the pertinent information thoroughly. She was also very patient with my questions. After covering details she gave me a virtual tour of several apartments as well as the exterior. Thank you Angela!

Renee was the best. Very friendly and attentive to what I was looking for in an apartment and very very helpful. She’s the greatest!

While the staff in the office is amazing and friendly the company that controls the property B. H. Management are absolutely terrible. Children are not allowed to play without getting in trouble, nothing is allowed in front of the apartment including the entire play set up that was made by my family to help keep the kids out of trouble. They raised my rent by over 500 dollars in the last two years and just do not care about their tenants. I made the mistake of resigning my lease for another year and will not make that mistake next year. They only want your money and do not care about families and the happiness of the children and that is morally wrong and ethically despicable. Do yourself a favor and do not fall victim to these money grubbers and find a community that cares about your family and your livelihood and happiness.

I had a tour with Renee and she was very informative, helpful & energetic. Every question I had was answered and I felt like I got as much information as possible compared to other apartment complexes. I even seen an interaction with Renee and one of the maintenance men and they both seem to truly love the business they’re in. I could not say enough great things about my visit.

Beautiful and clean community. Friendly staff and great attention to detail. Angela is amazing and Denny in maintenance is awesome. Great location and close to beach and shopping. Would definitely recommend.

We like to thank Barry the maintenance guy for fixing our door cabinet in the kitchen. Since we've been living here I have never have any problems with the management they been really good to us. I also like to thank Renee she's been on top of everything such a nice person inside out. Thank you Renee!

This community has been my home for 12 years. I love it! Barry is amazing and jumps to complete my work orders. The ladies in the office are my favorite. Angela, Renee, and Angie are so helpful.

I toured Promenade at Belleair today with Angela. I really liked what I saw. Angela was very informative and answered all my questions. I really hope I get to live there.
