Sold the park raised rent $50.00 that was ok, but then also added $51.00 just for trash we moved.

Rails End MHC is a smaller 55+ year old community.about 55 permanent residents and 50 RV lots. Located at Wildwood, FL with the Villages surrounding it. The residents here are a great bunch of folks.
We've been here for 3 "snowbird" seasons, and looked forward to being here for the Winters.
We could afford the lot lease at $495, we were surprised when it went to $530, but were shocked when they increased it to $650 this year (New management company. Island Communities making a killing). 22.6% increase hurts fixed income folks; social security increase is only 3.2% for 2024. Most likely we'll have to sell our trailer. Current management is very hard to contact.

My wife and I stayed here for 3 nights in December 2022. If I had written an immediate review, I would have given them 5 stars. People were great, staff was good, and we were welcomed and safe. Fast forward to July 2023 when we receive a collection notice in the mail saying we didn't pay. We were shocked. Campers don't stay at campgrounds without paying before they park. My wife called the collection people and was told if we couldn't produce a receipt, we had to pay (again) This campground did not take credit cards and we thought we had paid cash and no we wouldn't have kept the receipt after 8 months. As my wife was getting ready to pay them AGAIN, I asked her to check out bank account to see if we had written a check. Low and behold we did. My wife called the collection company back, but they wouldn't talk with her, so she emailed them our proof but still they didn't call back and apologize. We haven't heard anything from anyone, but at least now we have proof. What is more a shame, we would have visited them again this December, but I'm guessing now we will find someplace else to go.

While I stayed there.my parents taught me that if you can't say something nice, say nothing at all. Some of the folks were great! The management at the time was very clickish. Rules were not the same for some as they were for others! Note that the pictures shown may be of the nearby Villages, Florida, and not Rails End at all. I'm glad to see that it appears some things have changed since I was there over a year ago. I'm glad to read this! I cherish the friends I made while there. I'm also glad to hear they finally got the pool heater fixed!

We have so enjoyed this park.everything is clean, very well kept up, lots of activities to keep you active if that's what you are looking for.and if not, just relax and enjoy the sunshine. It's a pleasant mix of year round residents and snow birds. Centrally located to make days trips convenient in every direction. We will definitely be back next year.

Friends of ours just purchased a home there and the neighbors were eager to wave hello and the park was clean and nicely maintained.

WOW! Nice Place! Friendly Residents, Clean and Tidy! Only suggestion is a Deceleration Lane be added for Westbound traffic. Not too close to Brownwood, just right!

This is a sweet well kept mobile home park with several full hook up RV spots. I am a travel nurse and this is the perfectly safe park to comfortably park my travel trailer for my 13 week contract. The site I am staying in is a pull through (#56) with a nice metal picnic table/bench and an evergreen tree for shade. The neighbors are very welcoming as is Sharon, the park manager. Rails End is located on Florida Hwy 44 which is a main and very busy road, which I initially thought might be a problem for a night shifter like me but I have been pleasantly surprised that the traffic noise has not been a problem at all. Very reasonably priced and close to just about anything you might need including two hospitals.

Rails’ End is a friendly over 55 mobile home park. The neighbors treat each other like family. The pool is heated and kept clean. There are many activities in the clubhouse. Card Bingo, Bingo, Book Club, Sewing Club and Saturday morning breakfast or Saturday morning donuts. Holiday gatherings have wonderful meals. The manager has a wonderful personality. She did stand up comedy and sang Karaoke last year at one of the holiday gatherings. She knows everyone’s vehicles and names.

I have been a frequent visitor of Rails End for 32 years. The people have changed over the years, but the small friendly community continues. Love our neighbors, group activities and especially the pool!

We started calling Sharon in May of ‘22 to try to arrange for a space. She was very patient with us even though our plans were somewhat up in the air. We arrived on a very rainy night and yet she still came out in the rain to check us in and take care of us. We wound up staying from late August to early October and enjoyed our stay there very much. It’s not fancy but the place was clean and the people were friendly. The location is awesome, within a couple of miles from a Publix and Brownwood Paddock Square in The Villages which has all the shops and restaurants you could want, plus it’s a great distance to the nearby Florida turnpike exit. We’d probably still be there if we hadn’t bought a place in The Villages.
