Reflections at Pembroke Pines

Been living here for years and we love it. Quite and clean thanks to our maintenance guy he is always picking up! Property Manager Joseph is the best and very understanding. Basketball, volleyball, and all the other amenities are available you just need a key.

Reflections has been a great place to live, nice quiet location in Pembroke Pines, love the lake, amenities and parks that are located near by.

The ants are ridiculous here. And how are we paying for amenities that aren’t even open i wish this place had like a playground or a dog park area. They only have the tennis court and they lock off the basketball area. Maintenance is decent. And it’s quiet for the most part.

This management company (C. R. E. A. M.) has been good with the finances until this year when they raised their yearly fee by $20,000. The condition of the property is as bad as I've ever seen it and I've been here 18 years. The lakes look like a landfill, there is always trash all over the property, the hurricane clean up is still not finished and despite paying $18,000 a year for pest control, ants have taken over the property. I could go on and on but I'll try to get on the board again next year and see if I can change things for the better. The increase was due to a city issue raising water rates, my bad. It still doesn't excuse the condition of the property. As of 2019 the management company has added Jade as the office manager and things are looking up. She is proficient at her job, friendly and listens to concerns. Our new maintenance man, Nicholas, stays busy and is always there with a helping hand. Just a new update, irrigation system still not working in most areas, management refuses to repair Jacuzzi and gym equipment in terrible shape. New year 2022 still nothing fixed such as all mentioned above, trash piling up!

I have to say that Reflections is an amazing place to live in. All the amenities, plus the attention of their incredible team make you feel like you are truly at home. If you are looking for an apartment to live in, Reflections is the place.

I would really love to see more photos of why I needed to put down a $3000 deposit! I know my credit score isn’t the greatest, but $3000 is a bit much.
