Save your money and stay away! You are told one price when inquiring about the apartments but once approved in signing the lease all the fees they tell you thats included in the rent has changed. Before signing the lease i was informed the rent was $1100 that included rent, water, sewer and rental ins. Once the day i went to sign my lease and move in the rent has went up to $1314.00 for a 2/2 they are charging me for water, sewer, trash and rental ins separately. Also i have a washer and dryer hook up in the apartment that im not using but they are charging me also $75.00 a month just for having the connection in the unit! Just the connection what i never heard anything like this. Maintenance staff is no good and dont have a after hours maintenance issue you will never get a response nor will they answer the phone. These apartments are definitely not worth $1300 a month moving over here is the worst decision of my life. There is no upgrades here, they have a electrical problem and ant problem inside the apartments. I have been here 1 month and have literally been in the office atleast 13 times for issues in my apartment and its always we will have to speak to the manager and get back to you and they never do.save yourself money and time and go somewhere else

Update: The neighborhood is tolerable. There’s some loud music on the weekends. Be careful of the kids running through the streets unsupervised. There’s a language barrier between the staff and the residents which makes it extremely difficult to communicate business.

Until my situation is rectified this is the review I am sticking to:

Although I was warned about the poor management I still went ahead and applied. I’ve spoken with 2 leasing agents one named Sylvia and another women. Both have provided me with different information regarding apartment. Every time I have spoke with the other women she has never understood what I am asking. I asked if I could bring in bank statements instead of payslips and she began explaining the entire application process and never acknowledged the bank statement portion. I spoke with Sylvia and was able to apply to just fine. After applying I had to follow up with her continuously to be told “Oh sorry we’re busy I just have to do your employment verification which shouldn’t take long” but it took a little over a week to complete. Once it was done she sent me an email with my security deposit, first months rent, move in date and address. My move in date was 1/1 and I was told I could pay my deposit on that day. I called yesterday to confirm how much the deposit needed to be for and was told 2800 by the other women in the office. I assumed she was rounding up because based on my math from the form I received it was 2797. When I got to the office and turned in the check, the lady told me I was a dollar short. And asked me to bring in a money order or a check for a dollar. She walked around the plexiglass put up for social distancing pulled her mask down and scolded me like a child who doesn’t understand math. First off that’s asinine to even ask me to do that after the large amount of the check I just gave, second after looking at my paperwork I was only 50 cents short. All minor amounts but it’s about the principal. She showed me the same form that had been emailed to me that had COMPLETELY DIFFERENT amounts than mine. After moving on from the check she made a copy and just sat down. I asked if we could sign the paperwork today (12/30) or could I have the key because my move in date was in 2 days. She said I couldn’t get the key until Saturday and I said No Friday because that’s what Sylvia told me. The women in the office proceeds to tell me that they are closed Friday and my move in date could not be Friday because they were closed. I showed her the same form she had been showing me and she insisted I was wrong. Didn’t apologize or anything for the fact that they have miscommunicated. I told her to call Sylvia or the property manager who she said were both off. She reached out to Sylvia who proceeded to say out loud my move in date was the 2nd and when I asked her why she had never told me that she said “oh what had happened was something changed” and continued to say “I’m off I shouldn’t be handling this you can sign the paperwork today” I went back and relayed the message to be accused of lying and told Sylvia didn’t say this. I told the women in the office she can return my check or give me the number for the property manager. I contacted the “property manager” and was told I had the wrong number and I was hung up on. I left yesterday without any paperwork or my check and I will be going back today for a resolution.

The management when you first get there seems okay and like there making an effort to assist you but that’s only to get you there the homes set up is very much weird but the inside of the apartments are cute but that means nothing when every other week there’s something leaking are breaking I have to keep coming out of pocket to work on things management should be doing but despite the fact that every time they come and fix something it’s something else messing up within that time I understand it’s other residents but when you say your going to come back in do something I expect that it’s your job at that front desk also is On organized and unprofessional mainly most of the time or you can’t even reach anyone so you leave voice messages sometimes they get back to you sometimes they don’t also Also when you contact are walk in to put a maintenance request in they always claim there’s not one in the system I’m not the best resident but I do try.

Affordable, modern apartment in the heart of Tampa. I moved here two years ago and I have seen some major improvements within this time. The community is kept clean, the apartments are updated. Friendly and safe environment.

Great community in the heart of Tampa! I love my apartment since the new management came in and gave it a make over.updated appliances and flooring. You really can not beat the price for rent especially where it is located. Very easy to get around with tons to do near by. I Would definitely suggest this place to anyone looking for an apartment in the Tampa area.

Modern updates! Great job to the management company, they came in and brought everything to life. My apartment has been updated with a modern look. The community is kept clean and is quiet. Located close to all major highways and close to the parks, stores, lots of good eats nearby.

Bright and cozy apartment. In a great location, easy to get around with lots of food and entertainment near by. The neighborhood is safe and my neighbors are friendly. There has been so many changes for the better here. My apartment is up to date with all the bells and whistles. Easy communication with the community office staff.

I recently moved to this property and everything has been great so far. The neighbors and employees at the property are friendly. The neighborhood is quite and close to major roads. Makes it easy to get around. Lots of upgrades in my apartment. I am very happy here clean living space with good energy.

I moved her May 1st of this year. I came to look at these apartments in April with my daughter and adult granddaughter. Ms Natasha showed us 3 apartments and I chose this one. We did a walk through and they're were alot of things that needed to be fixed and Ms Natasha assured us that they'd be fixed before my actual physical move in date which was May 1st. Well when alot of my issues still aren't fixed at all. My windows don't open at all. My balcony is coming a loose from the wall. My ceiling in between the dining area and living room is cracking a dropping a little. The paint on my living room walls are starting to bubble up. My AC has my whole apartment stinking when you turn it on. I have ants coming from behind the walls badly and I also have a few other issues. The staff members here are very unprofessional accept Ms. Natasha and the maintenance men not the the grounds maintenance men. The maintenance men do a terrible job or half do something when they call themselves fixing something. They're very rude and disrespectful and oh I forgot big LIARS! ALONG WITH THIS HER STAFF. I PAID ALOT OF MONEY TO MOVE ME IN MY 2 DOGS HERE AND THIS IS WHAT I GOT. THEY WEREN'T WEARING MASK WHEN THEY COME TO MY APARTMENT UNTIL I ADDRESSED THE ISSUE AND THEY LIKE TO GET UP IN YOUR FACE TO TALK INSTEAD OF GIVING YOU 6FT OR MORE LIKE YOU ASK THEM TO. THEY CATCH ATTITUDES WHEN YOU ASK THEM TO BACK UP! I THOUGHT I'D LOVE IT HERE BECAUSE I WAS FINALLY CLOSER TO MY DAUGHTER AND FAMILY BUT NOW I'M RETHINKING IT. I SEEN TO SHOOTOUTS WITH GUNS SINCE I'VE BEEN HERE. I SEEN SEVERAL FIGHTS WITH PARENTS AND YOUNG TEENAGERS SINCE I'VE BEEN HERE AS WELL. OVERALL THEY DON'T LIKE TO FIX ANYTHING AND THEY GET MAD AT YOU BECAUSE YOU'RE COMPLAINING ABOUT IT LIKE IT'S YOUR FAULT THEY'RE STUFF NEED FIXING. IF I COULD RATE THEM BENEATH A ZERO I WOULD BECAUSE I DON'T LIKE THE WAY I'VE BEEN TREATED HERE BY STAFF NOR TALKED TO EITHER. IT'S SAD I'VE HAD TO CALL CODE ENFORCEMENT ON THEM I SHOULDN'T HAVE HAD TO DO THAT BUT I DIDN'T PAY MY MONEY TO THESE PEOPLE TO BE TREATED AS SUCH AND NOT GET MY ISSUES FIXED. I WAS TOLD BY MS. CANDICE THE PROPERTY DIRECTOR THAT MY WINDOWS WON'T BE FIX BECAUSE SOME OF THE TENANTS HAVEN'T BEEN PAYING THEY'RE RENT. LIKE I TOLD HER I DON'T HAVE ANYTHING TO DO WITH THEM AT ALL BECAUSE I PAY MY RENT AND I WANT MY ISSUES INSIDE MY APARTMENT FIXED LIKE THEY SHOULD BE. I'M VERY UPSET AND DISAPPOINTED WITH THIS APARTMENT COMPLEX AND THEY'RE STAFF MEMBERS.

I have been living here for almost a year and I must say there have been improvements. The new staff in the office is the best I have seen. They have changed staff so often hopefully these girls stay. They have some tweeking to do but I from the staff told me they have big plans for the property. Leaks are of the past as they redid the roof. I am very happy to be living here, will be renewing my lease for another year as I am excited about the changes.

Great place to stay. The neighborhood is very safe, people are friendly. I love my apartment very spacious and gets great lighting. I would definite suggest river point to my friends and family.

I moved to florida from the west coast almost a year ago. River point, the neighborhood and people around me has become my second family. Everyone is really nice the staff is very helpful and are always willing to help and fix problems in a timely manner. There's so much to do close by area is quite and clean. I feel safe and I'm looking forward to renewing my lease lol

Here are the details is of the community living experience at River Pointe Apartments. For the time that River Pointe was considered home, they have had three different management companies. The affordable monthly rent was paid on time always. There was no smoking, children or pets in my 1 b/1 bath apartment. There were problems with the A/C heat and a continuing leak which damaged my property. Upon notification, these issues were addressed and repaired. There were skirmishes and louder than normal activities. At renewal, my monthly rent was increased each year without explanation. The rent increased by $270 to $900 per month without a reason. This is called predatory rental goughing. The lease was presented 10 days before the 1st of the month. No negotiation nor consideration was given for the arbitrary rent increase. It's an illegal forced eviction. There have been no reported incidents regarding my tenancy. There was no attempt to explain the reason that no one would negotiate the increase or justify the last-minute presentation of my new lease. If this is an isolated incident, I would like a reason for this despicable action, However, if other tenants have been similarly treated this way, there are legal avenues that can be pursued. It must be reported. There is a legal team standing at the ready to field your complaints.

If I can give this apartment complex a zero I would.their staff is horrible as well as Coprate management they don’t fix anything, they went up on rent without any notice to tentants. A one bedroom is 910 now with a broke gate NO PLAYGROUND FOR THE KIDS NO NOTHING. I wouldn’t recommend anyone to live here I can’t wait to move when my lease is up!

I have been living here for the last 3 years with my family and have seen major improvements since the new management team has taken over. The apartment complex is well kept and the staff is friendly and helpful.

Whatever you do, DO NOT lease from this apartment complex. The management changed twice while I lived there and customer service went from bad to worse. There was constant issues with my apartment from the A/C leaking, the toilet not flushing, dishwasher not working and worst of all BED BUGS coming from the walls! Never in my life have I had to deal with bed bugs before moving into this apartment complex and let me tell you it's one of the worst experiences.

Worst experience ever BEDBUGS FLOODS and bad management I moved here with a new born in the winter time my heater didn’t work put in several work orders the issue never got fixed I later learned that the a/c didn’t work as well also never got fixed dishwasher never worked my apartment flooded 3 times (nun of them my fault) ruined my baby’s stuff ants everywhere no matter how often they sprayed oh and the big one there was BEDBUGS coming out my walls

So my husband left his 5star review now I'm going to leave mine!
First & foremost I am a current resident of riverpointe apartments and I'm leaving this review for me & not nobody else!
As of January 2019 riverpointe apartments has been under new management and ownership! In the 8 months they have been managing riverpointe their is been MAJOR improvements and much needed repairs done in the community, the improvements and repairs include,
1) much needed pressure washing to each building
2) smoke alarms repaired or replaced in each unit
3) roof's repaired to each building
4) most of the potholes covered or repaired on the roads on the property
5) weekly pest control for the units
And much more!
The new management has been trying to fix, repair, and restore a community that was neglected by PREVIOUS OWNERSHIP!
I can honestly say that due to the new management's work efforts to restore the community, riveepointe is now suitable and safe for a family with children!
My husband and I recently read a review left by a gentleman name Ethan wolf in this review section, and I want to inform you that mr.wolf is a former disgruntled employee who was originally with the previous ownership at riverpointe and was temporarily employed with the new management company and for unknown reasons parted ways with the company and he is now trying to bash the new management and ownership at riverpointe to get even!
His comments are not authentic and I advise everyone to disregard his statements!
Riverpointe apartments management team are not baby sitters! Time and time again they send notices to the residents asking them to make sure that the children in the pool area or playgrounds are accompanied with adult supervision! I have been a resident for a year now and I can say the pool area and the playground areas are safe and suitable for children as LONG AS THEIR IS ADULT SUPERVISION!
Like my husband stated in his review, reverpointe apartments new management team are not magicians! They cannot make costly repairs at the snap of someone's finger but from what I see the management team has made several much needed repairs in the community in under 9 months and this community does meet the states health codes and safety requirements for all families!
Compared to the monthly rates to the surrounding communities, riverpointe is also very AFFORDABLE! I currently live in a 3bed2bath at riverpointe and the rates are hundreds of dollars lower than 95% of the surrounding communities in Hillsborough!
The management team is doing a great job restoring the riverpointe community and I strongly recommend if you are in need of a suitable, safe place to live contact riverpointe apartments and speak with candace, iris, delilah or anyone on the management team.
For all inquiring minds I am a current resident at riverpointe living in building 1!

I am not an employee or riverpointe apartments!
In December 2018 riverpointe apartments was purchased by a new owner and a new managing company took over in January!
Before the new company took over, the riverpointe community had a host of issues,
But the new ownership team has been doing everything they can to restore the community and make it suitable, livable and safe for all tenants!
The new ownership team can not be blamed for actions of previous ownership or previous tenants!
I also see a review left in this section left by a former employee who is feeling salty and trying to seek revenge against a company that terminated his employment!
I find riverpointe apartments satisfactory and safe for a family with children!
This isn’t the four seasons but I have yet to see a infestation, or major issue with the unit I live in!
The employees of riverpointe are very respectful and honest!
The rates here are much cheaper than other apartment communities!
I would recommend riverpointe to anyone in need of a safe affordable place to live!
